1. Description/scope of Services/Terms of Reference
The purpose of the valuation is to provide an accurate and up-to-date assessment of the property's value, taking into
consideration its location, condition, and market trends.
A comprehensive report that includes a detailed analysis of the property, along with relevant market data and
comparable sales information.
The report should also provide an assessment of any potential risks or opportunities associated with the property (i.e.
the building).
Information on how factories of the same nature are being handled in Ethiopia.
Information on products/ sales trend of factories of the similar nature
Standards/Norms
It is anticipated that the value should conduct the valuation for compliance with the following International Standards,
but not limited to:-
2.1Data Collection
During the valuation process, the value collects the following data, but not limited to on property:-
Permanent asset data(N.B .this includes technical drawings and specifications, site location and location value
and related others)
Sales and profitability trends, Years in operation, Condition and age of equipment, Number of products and
services offered, Competition, Maintenance capital expenditures, On hand inventory and work progress,, Raw
materials, Lease or own asset information.
Relevant data for the study/project will be well communicated with the client prior to analysis and next steps of valuation
including.
The value then, selects the best suited valuation technique for the aforementioned factory; after data collection and
analysis. Currently, there are three widely accepted valuation technique for a property under IFRS 13.(i.e. Market
approach, cost approach and income approach).
2.3Reporting
Reporting at every stages will be submitted to the client listing each parts of property under valauation.as per
International Valuation Standards (IVS) 103.

I, Misiker Jemberu, have graduated from Addis Ababa University with M.Sc. degree in Civil
Engineering (i.e. Railway Engineering Stream) in 2017 G.C.
In my stay in the university, I have had done my thesis on “Economic Analysis and Design for
the Selection of Two Units of Single Cell and One Unit of Double Cell Pre-stressed Box Girder
Railway Bridges”. Also while I was in Hawassa University, at the Bachelor of Science (i.e.
B.Sc.) level, I have had practical experiences during my internship session at Sunshine
Construction p.l.c. I had taken part in the design of mixed use building in my final year design
project. I took a number of courses that shown on my CV and other additional courses to
complete my higher educations. Therefore, I need to join in your organization as full time
employee when the need arises. I attached my CV out lining my work experiences and skill areas
