All works shall be carried out and completed as per Drawings, technical specification and as
directed by the consultants & Engineer-In-Charge.
Unless otherwise specified, All measurements shall be measured as per IS 1200
Method statement shall be submitted to consultant / Engineer-in-charge for approval before
commencement of any works
Latest version of Indian Standard codes shall be applicable wherever mentioned in the BOQ.

Only Plan area shall be considered for measurement

All levels and alignments for pelmet, modular grid system shall be coordinated as per site
conditions
The frame works to be coordinated as per the coordinated ceiling layout to avoid any cutting of
frame supports
Manufacturer specific clips or filler pieces to be used at the ends to support the tees if the face
and the perimeter trims are at the same level.
Tegular and micro look tiles shall be hand decorated at the visible cut edges.
Adequate allowance to be provided to prevent deformation in case if the perimeter trims are
fixed to substrates susceptible to shrinkage such as timber battens.
Retaining clips shall not be charged as extra.
Suspension Wire shall be mechanically pre-straightened prior to use and shall be as per design
requirement.
Wires shall be turned thrice to form a tight coil to achieve 'tying of' hanger wire suspension.

Suspension hangers shall be vertical as far as possible

Anti - Corrosive grid system shall be 150GSM Zinc coating "A" Classified in case of RH exceeds 95

Edge beads to be used to protect exposed edges of the Gypsum

Measurements for Modular ceiling will be taken of actually laid. No deduction will be made for
light fittings, A.C. grilles etc.. All wastage will be borne by Contractor.
Necessary openings to be provided in the false ceiling work (for all types of false ceilings) for light
fixtures, AC & AC grills, Lights, Speakers, Sprinklers, Smoke detector, trap door and any other
fixtures. Additional framing required for the same to be provided without any extra cost to the
client

Wherever Powder coating is mentioned, the thickness of same should be minimum 60 microns.
Wherever anodizing is mentioned the thickness for the same should be 20 microns

Rates to be inclusive of treating the panels with antifungal treatment.

For all ceilings the frame work provided should be sturdy enough to take the load of all services
and light fittings as shown in the false ceiling layouts
The cost for all false ceilings to be inclusive of the following things
a) All associated mock-ups and getting approval from the Architect
b) Samples to be submitted to the Architect for approval
c) kinds of profiles and cut outs required for light fixtures, Speakers, Smoke detector, trap doors
and AC grill in the ceiling
Acoustic Tile Ceiling
Providing and fixing false ceiling at all height including providing and fixing of frame work made of
special sections, power pressed from M.S. sheets and galvanized with zinc coating of 120 gms/sqm
(both side inclusive) as per IS : 277 and consisting of angle cleats of size 25 mm wide x 1.6 mm
thick with flanges of 27 mm and 37mm, at 1200 mm center to center, one flange fixed to the
ceiling with dash fastener 12.5 mm dia x 50mm long with 6mm dia bolts, other flange of cleat
fixed to the angle hangers of 25x10x0.50 mm of required length with nuts & bolts of required size
and other end of angle hanger fixed with intermediate G.I. channels 45x15x0.9 mm running at the
spacing of 600 mm center to center, to which the ceiling section 0.5 mm thick bottom wedge of 80
mm with tapered flanges of 26 mm each having lips of 10.5 mm, at 450 mm center to center, shall
be fixed in a direction perpendicular to G.I. intermediate channel with connecting clips made out of
2.64 mm dia x 230 mm long G.I. wire at every junction, including fixing perimeter channels 0.5
mm thick 27 mm high having flanges of 20 mm and 30 mm long, the perimeter of ceiling fixed to
wall/partition with the help of rawl plugs at 450 mm center, with 25mm long dry wall screws @
230 mm interval, including fixing of gypsum board to ceiling section and perimeter channel with
the help of dry wall screws of size 3.5 x 25 mm at 230 mm c/c, including jointing and finishing to a
flush finish of tapered and square edges of the board with recommended jointing compound ,
jointing tapes , finishing with jointing compound in 3 layers covering up to 150 mm on both sides
of joint and two coats of primer suitable for board, all as per manufacturer's specification and also
including the cost of making openings for light fittings, grills, diffusers, cutouts made with frame of
perimeter channels suitably fixed. Rate to include provide door & utilities opening framing as per
drawings for framing requirement and Bolt or screw steel channels to studs, Install blocking for
support of plumbing fixtures, toilet partitions, wall cabinets, toilet accessories, and hardware.
And also rate shall include Where the ceiling is exposed in the finished work, finish top edge with a
casing bead, and caulk with acrylic sealant and Where necessary to sand, do so without damaging
the face of the gypsum board . Touch-up Paint: Type and color to match acoustic and grid units.
Interior Flat and Non-Flat Paints: Maximum volatile organic compound content in accordance with
GS-11 and Remove fingerprints and traces of soil and blemishes from ceiling materials. Use
cleaning materials recommended by the manufacturer of the ceiling materials, all complete as per
drawings, specification and direction of the Engineer in Charge.

ACT1 - Fully Perforated Acoustic Gypsum Plaster Board of size 600 x 600 mm having approx.
15 % perforated area with perforation size and pattern as approved by the Engineer-in-charge and
as per manufacturer's specification, with all 4 side tapered and backed by acoustical tissue with
NRC value not less than 0.60 , Approved Make : Armstrong or equivalent
Plan Area only measured for payment .

ACT2 - Fully Perforated Acoustic Gypsum Plaster Board of size 1200 x 600 mm having approx.
15 % perforated area with perforation size and pattern as approved by the Engineer-in-charge and
as per manufacturer's specification, with all 4 side tapered and backed by acoustical tissue with
NRC value not less than 0.60. Approved Make : Armstrong or equivalent
Plan Area only measured for payment .

SCT-1 Structural Grid Ceiling

Providing and installing unistrut approved grid size of 1200mm x 600mm & material with unistrut
channel fixed with base plate, anchors to the secondary supports using fasteners, ceiling shall be
bear the loads of cables. Providing 15/16 inch wide exposed "T Design " exposed grid system,
factory baked on finish to match acoustical panels. Install the ceiling system in manner to support
all superimposed loads, with maximum permissible deflection of 1/270 Span, where ducts or other
equipment prevent the regular spacing of hangers, provide secondary carrying members for
indirect support of the suspension system or nearest adjacent hangers. Rate shall include the cost
of providing & fixing aluminium extruded perimeter trim, stabilizer bars, splices, hold down clips
and other items as necessary to complete. Rate shall also including system framing to proper line
and levels, providing cutouts for lights, with required finishes and other services, edge profiles,
cleaning and protecting until handover as per the specification, all complete as per drawing,
specifications and as directed by engineer in charge

Ceiling Finishes

3)The rate shall include materials, labour, lead and lifts, loading, unloading, wastage, hire&fuel
charges, conveyance, all levels, heights, curved or straight and elevation and location
infrastructure facilities required, other incidental charges etc.
4)Method statement shall be submitted to consultant / Engineer-in-charge for approval before
commencement of any works
5)Latest version of Indian Standard codes shall be applicable wherever mentioned in the BOM.

a) All associated mock-ups and getting approval from the Architect
