With the pandemic in 2020, companies had a sudden need for more digital and online solutions, to
adapt to a new way of working. Viseu Advogados had strategically invested in technology in the
years prior reaped the benefits of this visionary vision. We were prepared to provide to our lawyers
a remote work platform that allowed our professionals to access computers and documents directly
from their homes, ensuring that information remained secure and the uninterrupted continue to
provide our services.
Aligned with trends in local and international markets, implementing new technologies and
platforms has allowed for a greater level of agility and efficiency in our professionals’ daily routines.
It has also provided a robust structure to ensure our clients’ information remains secure, private and
confidential at all times.
Since the beginning of 2022, the Viseu's Real Estate practice has had its own BI platform (Business
Intelligence & Analytics), designed and customized by the partner of the Real Estate practice,
Giselle Vergal, which allows our clients to directly access all information — updated in real time —,
in a visual and graphical manner (through graphs and spreadsheets, indicating contingencies
identified and classified in accordance with risk and predict prognosis), customized according to
each project and in line with the needs of each client.

Viseu Advogados was the First Brazilian Law Firm to open a virtual office in the Metaverse . The
project was launched in February 2022. Our firm applied modern and functional concepts to
represent the environment of a law firm - in a safe environment that is fully integrated as part of our
firm - using this space to meet the demands stemming from this new world and enabling new
interactions with clients and work teams through the platform. The Viseu’s presence in the
Metaverse reinforces our positioning and institutional image in the legal market regarding our
innovative practices.

One of the main programs promoted by Viseu Advogados, especially in real estate area, is the
adoption and implementation of policies to maternity leave extension — that was an important
advancement for female professionals —besides encourage the return to labour market, with
changes in the firm's culture in order to guarantee greater flexibility in working hours, the possibility
of maintaining home office, providing investments in all the technology necessary to efficiently carry
out remote work, as well as a mentoring program and personal support for women lawyers with the
sharing of experiences of the firm's female partners and other successful women who faced the
same challenges balancing career with the maternity.

Yuny is one of the largest real estate developers in the industry.
Our team advises Yuny and its partners, in the entire procedure for preparing and registering
the real estate development brief for a highly differentiated development, involving the
acquisition and registry regularisation of 20 different properties located in one of the upscale
neighbourhoods of São Paulo with a total area of approximately 2.500,00 square meters. The
total value of the acquisition operation is, approximately, BRL 38,187,611.30.
In addition, the our real estate area advises the client on legal structural issues involving pre-
booking of units, more sophisticated structures such as constituting venture capital companies
to attract investments in the market, among other registration and urban compliance aspects
of the sector.
Summary
Mac Jee Group is part of the Brazilian Industrial Defense Base and consists of Mac Jee Defesa,
Mac Jee Tecnologia and Equipaer, innovative, technological and 100% Brazilian companies.
With global operations, the company has its headquarters in São José dos Campos and
commercial offices in São Paulo and France.
Viseu’s Real Estate practice is advising Mac Jee on the legal structuring of the acquisition of
rural areas located in Paraibuna, in the interior of the City of São Paulo, with approximately
2,545,425.00 square meters, to establish the main factory for the production of high-
performance energy materials of the Group.
Summary
Aroeira is a closed property investment fund under their management of Vórtx Distribuidora
de Títulos e Valores Mobiliários Ltda., that aims to promote the expansion of the main
supermarket chain in North and Northeast of Brazil, and one of the biggest supermarket
chains in Brazil, which belongs to Grupo Mateus.
Viseu’s Real Estate practice advised Aroeira 333 on the legal structuring of the acquisition of
an area located in Fortaleza, State of Ceará, Parangaba district, to implement and develop on
site another unit belongs to the Mateus Group. The total amount invested by the Aroeira 333
Fund for the acquisition of the real property is BRL 19,000.000,00.
Our team advises the fund in all aspects of the acquisition of real estate, including the
negotiation, due diligence and signing of the deed. After the acquisition, we also assist the
fund on the development of the legal structure and formalization of the operation on the
acquired property.
