"18,7213 acres" situated at Sector 78, Gurugram - removal of deficiencies in the
application and clarifications thereof.

With reference to your application having temp project ID: RERA-GRG-L468'2O23 regarding
continuation of registration of the " Group Housing" namely "Revanta " admeasuring "L8.72l3
Acres" situated at Sector 78 , Gurugram, submitted in the Authority on 10,10.2023 under Section
7[3) of the Real Estate (Regulation and Development) Act,201.6,1 have been directed to intimate
that on scrutiny of application, the following deficiencies have been observed which are as follows:

1. Corrections in online DPI needs to be done.


2. Deficit fee of Rs. 1.,25,47,012/- needs to be submitted. [The registration certificate was valid
up to 5 years from the revis;ed EC. However, as the revised EC of the project is not
available in the records of the authority, the fee has been calculated considering the
validity of Registration as five years from the date of grant of registration. Accordingly,
the promoter shall be liable to pay the revised late fee as per the date of revised EC.)
3. Application under section 7(3) needs to be submitted on the letter head of the promoter.
4. Building plans needs to be revarlidated.
5. Renewal copy of license needs to be submitted.
6. Approved Copy of Service Plan and Estimates needs to be submitted.
7. Approved Copy of Fire Scheme needs to be submitted
B. Documents for reasons for delay of the project needs to be submitted along with need of the
continuation of registration submitted.
9. REP II needs to be submitted.
10, Allottee relates draft documents i.e., Allotment Letter, BBA as per prescribed format and
conveyance deed needs to be submitted alongwith payment plan,
11. Copy of executed BBA needs to be submitted alongwith payment plan.

12. List of sold/ unsold inventory needs to be submitted with particulars mentioned in sold
inventory i.e, name of customer, tower no., total sale, value of Unit, amount to be received
from customer up to date i.e., 70.10.2023.
13. PERT chart needs to be submitted.
14. Bank Undertaking needs to be submitted with the details of authorised signatory along with
employee code.
15. Site photographs for the physicalstatus of construction needs to be submitted,
16. KYC of Project consultant needs to be provided.

18. CA certificate for expenditure incurred and to be incurred needs to be submitted.
19. Cash flow statement need to be submitted.
20. Inventory detail of the project needs to be submitted.

26. MOA, AOA and COI need to be submitted.
27 . Board resolution for operation of bank account needs to be submitted.
28. KYC of authorised person to operate bank account neerds to be submitted.
29. Affidavit of promoter regarding arrangement with the bank of master account needs to be
revised.
30. Board resolution for operation of bank account needs to be submitted.
31. PAN, TAN and GST certificate of the promoter need to be submitted.

The deficiencies conveyed vide this notice are preliminary and not exhaustive in nature. You are
also liable to remove/ rectify the deficiencies which are noticed during the course of hearing also,
You are advised to remove the deficiencies/observations lvithirr a period of 15 days. The next
date of hearing will be conveyed only after the submission of replies to the deficiencies
conveyed through deficiency notice. Further, if no response is receiveld from the promoter
within next 4 weeks' time, in that case the concerned official to put up the matter on file for
issuance of show cause notice as to why their application for registration of project may not
be rejected following the due procedure under the Act of 2016.
