SECTION ‘F’

CARPENTRY, JOINERY AND IRONMONGERY

F.1 Materials
Timber shall be straight, sound, bright, of matured growth, well conditioned,
properly seasoned, clean swan, square edged, free from rot, and incipient
decay, shakes, splits, wanes, large loose or dead knots and shall comply with
BS 7359. Soft spots, stains or bright sap wood or other defects and blemishes
will be allowed only if and to the extent to which the Engineer considers that
the timber is rendered unsuitable for the purpose for which it is to be used.

All timber shall be pressure impregnated by an approved process to achieve


an average loading of preservative at the rate of 40 liters/m 3 of timber to
protect against wood destroying fungi, insects and termites and to give a
priming effect. If treated timber is unavoidably cut or damaged a liberal
application of preservative is to be made to the cut or damaged surfaces. All
treated timber shall be dry before incorporation into the works.

All timber for grounds, hand rails, frames and doors shall be Kiln dry Red
Meranti/Mahogany as indicated in the drawings with a minimum density of
700 kg/m3 and shall have a moisture content limit of 10%. All exposed timber
shall be selected to match in colour and grain and to the approval of the
Engineer. Softwood shall have a moisture content limit of 12%.

Plywood shall be of approved manufacture in accordance with BS 1455:1972.


Veneers shall be Grade 1 Mahogany as indicated in the drawings and shall be
free of all defects. The Weather and Boil proof plywood shall be highly
resistant to weather, micro-organisms, cold and boiling water, steam and dry
heat.

The MDF boards shall be manufactured from fibres of lingo-cellulosic


material with the primary bond deriving from the felting of the fibres and
their inherent adhesive properties. The MDF boards from EMILAM shall be
used. The density of regular MDF boards shall not be less than 725 Kg/m 2
with minimum bending strength of 30 N/mm 2 and maximum 17 % water
absorption by weight. The moisture resistant MDF boards shall have density
not less than 750 Kg/m2 with minimum bending strength of 40 N/mm 2 and
maximum 7 % water absorption by weight. The approved laminates or
veneers shall be pressed on normal or moisture resistant MDF boards as per
Site requirements and to the approval of the Engineer.

Screws are to comply with BS 1210 and be countersunk wood screws. All
hardwood shall be fixed by using brass screws. Upon exposed surfaces all
screws shall be sunk and pelleted in matching hardwood. Adhesives shall be
based on synthetic resins of the Phenolic and Aminoplastic types, type BR in
accordance with BS 1204 or other approved. For external works WBP
adhesive to BS 1203 shall be used.

F.2 Workmanship
Joinery workmanship shall comply with BS 1186 Part 2 and shall be worked in
accordance with details drawings and finished to a smooth wrought face (not
machine planed only) with all arises pencil rounded. All timber shall be cut to
size and shape, properly jointed and put together including framing, gluing,
dowelling, screwing and mortising.

Where joints are not specifically indicated they are to be the same as joints for
similar positions. None of the joinery shall be delivered until it is required for
fixing in the building. Joinery that does not require to be built in as the work
proceeds is not to be brought to the site until the building is enclosed.

Pelleting is to be matching material and grain to that in which it is fixed. All


cut ends shall have two full coats of anti-termite solution. All concealed
surfaces of joinery shall be primed. Joinery works shall not commence until
sample section and framing have been approved by the Engineer. Joinery
shall be framed up and put together and placed in a drying room for as long as
possible before being fixed in the work. Joinery shall not be delivered until it
is immediately required for fixing.

Site measurements for joinery shall be taken from the site and not from the
drawings except where the work is specified to be built-in with adequate
tolerance.

Defects such as shrinkage or any other defect occurring in the work either
during the course of works or the period of maintenance shall be replaced and
made good to the Engineer's approval, at the Contractor's expenses. Finish to
joinery to be varnished or painted shall be clean by rubbing down by hand
with fine glasspaper. All joinery shall be adequately protected from damage
during the course of the works and on completion shall be to the Engineer's
satisfaction. Hardwood shall be rubbed down using flour paper between
finishing coats to achieve and even, smooth finish with no raised grains.

F.3 Doors
The door types shall be as shown on the Door Schedule. All timber for doors
shall comply in all respects with the quality specified previously for joinery
but, in addition, shall be kiln dried with a moisture content of not more than
10%. It shall be free from all knots except sound and tight knots not exceeding
10 mm dia., and shall be free from all sapwood. All the fire-rated doors shall
be obtained from the manufacturer approved by the local fire prevention
authorities.

Doors should be manufactured and furnished under controlled factory


conditions and shall not be brought to site until absolutely necessary to avoid
any storage or damage on site. Should any shrinkage, warping or other defect
occur in the work during either the course of the Works or the maintenance
period, the Contractor shall replace and make good any such work to the
Engineer's approval at his own expense.
Minimum three alternate proposal for Specialized Door Contractor to
be submitted by the Main Contractor for Client/Engineers approval.

F.3.1 Frames & Architraves
Timber frames, sub-frames, trim beading, Architraves & plinth blocks
and similar work shall be made to the sizes and profiles as shown in the
drawings and shall conform to the BSCP 151 Part 1. All measurements
shall be physically checked at site. The scantlings shall be accurately
planed and finished smooth to hold full dimensions shown in the
drawings. After finishing, the rebates, roundings and mouldings shall
be made before they are framed. No patching or plugging of any kind
shall be permitted. A sample of the frame shall be prepared and
submitted to the Engineer for approval prior to commencement of bulk
manufacture. Approved size/profile plinth blocks shall be provided for
architraves whether or not separately indicated in the drawings.

The timber framework shall be put together with brass screws and the
frames and sub-frames in contact with walls shall be treated with
approved anti-termite material before fixing. Frames shall be with dove
tail joints & fixed with brass screws. The frames shall be fixed to walls
with approved quick setting highly expandable polyurethane
prepolymen (density not less than 25 kg/m 3 and tensile strength at 20
C after 7 days not less than 9 N/cm 2) based foam to the approval of
Engineer. Frames shall be fixed only after rendering, curing, first coat
of painting and floor tiling/skirting works are completed. Frames shall
be shop primed & painted/polished. The final touch-up shall be carried
out at Site after fixing in position.

F.3.2 Flush Door Shutters


Solid core flush door shutters shall be constructed in accordance with
the requirements of BSCP 151 Part 1 and BS 459 Part 2. Fire-rated door
shutters shall conform to BS 459 Part 22 and the completed door
shutter and frame assembly shall be capable of achieving the required
fire rating when tested in accordance with BS 476 Part 8. The shutters
shall have 60 minutes fire rated core boards of approved type with a
density not less than 700 kg/m 3 and sound reduction of 32dB. All the
fire-rated doors shall be fitted with ironmongery to suit the fire
prevention requirements. Polished fire rated shutters will have 4mm
thick veneered MDF cover on both sides whereas painted shutters will
have 4mm thick plain MDF cover on both sides. The Veneer shall be
pressed in an approved multidirectional layout.

The polished door shutters shall have 4 mm thick veneered MDF cover
to both sides to receive finish as specified. The shutters for wet areas
such as toilets shall have 4 mm thick veneered moisture resistant MDF.
The Veneer shall be pressed in an approved multidirectional layout.
The shutters shall have cores of solid patterns of an approved type.
Samples of each type of door shall be submitted to the Engineer for
approval. Contractor shall not commence bulk manufacturing of doors
until a complete door panel with all fixtures is fixed at Site as a sample
for approval.

Stiles, top and bottom rails for shutters shall be of Meranti wood of
minimum 100 mm width. Both stiles are to be widened by 55mm
giving a total minimum width of 155 mm for a length of at least 750
mm in the centre of the stiles for lock rails. The shutters shall have
hollow cylindrical cores boards of approved type. All door shutters
shall have a minimum 10 mm thick edging strip similar to
frame/architraves finish. The same shall be twice tongued and glued all
round unless otherwise detailed or specified.

Door shutters shall be shop primed & painted/polished and shall be


adequately protected from exposure to prevent deterioration while
stored on Site and shall be stacked horizontally in piles. They shall not
be stacked leaning in an upright position. The final touch-up shall be
carried out at Site after fixing in position.

F.4 Ironmongery
Architectural ironmongery shall facilitate building use and maintenance,
prevent unauthorized access and (if required) egress, allow escape from,
protect against an inhibit spread of fire, smoke and other hazards, protect
doors and other surfaces and create desired aesthetic effect.

The architectural ironmongery shall be from approved manufacturer and


shall have been manufactured from alpha brass 60-40 copper zink alloy and
protected by electrophoretic lacquer with anti-tarnish, anti-corrosion qualities
by P.V.D (physical vapor deposition) process and shall be guaranteed against
loss of polish for a period of atleast 5 year. The finish shall be hand finished
mirror polished to the approval of the Engineer.

Unless stated otherwise the ironmongery to aluminium units shall be supplied


by the aluminium fabricator in accordance with the Specification.
Ironmongery shall provide convenience of use and maintenance of the
building security against un-authorized access (and in some cases exit),
escape from, protection against and prevention of fire, smoke, spread of toxic
atmospheres of other hazards and protection to doors and other surfaces.
Each item shall have manufacturer’s mark/ model reference to ensure that the
material is from approved source. The Contractor shall check the
ironmongery on installation for correct operation, maintain each item in
accordance with the manufacturer's instructions, protect it against damage by
other trades and adjust, clean and lubricate it on completion of the Works.

The Contractor shall not fix ironmongery until background finishes are
complete. Ironmongery previously fixed shall be removed before any finishing
process. Ironmongery for fire rated doors shall be of types, sizes and designs,
which shall not reduce the rating of the door assembly below the specified
level. This shall conform to BS 5388 or DIN 18082 and shall be as approved
by the Royal Oman Police.

Regardless of other provisions, materials shall meet fire safety requirements
and not be subject to bimetallic corrosion with background materials or other
ironmongery. Each item's design and finish shall reflect the nature and
quality of the project. Every finished surface of one material, whether
extruded, rolled, cast or stamped, shall match exactly in colour and texture
and all items on any one visible door face shall be finished to an identical
appearance.

F.4.1 Hinges
Hinges shall be polished & lacquered brass steel ball bearing butt
hinges of 102  76  3 mm /102  102  3mm (CE certified grade 13).
Class of the hinge must be factory engraved/ stamped on each hinge.

F.4.2 Door Stops


Floor mounted door stops with black rubber buffer shall be polished &
lacquered brass of 425238mm. They shall be supplied complete with
end expanding fixing device. The floor mounted door stops in toilets
shall be fixed over a packing of marble/ceramic tile cut to the round
shape to compensate the floor drop. Wall fixing stops in polished &
lacquered brass shall have a projection of atleast 76 mm and shall be
provided with 12 g screws.

F.4.3 Lock cases and Lock cylinders


Heavy duty lock cases shall be of 165  93  15mm with 60mm backset.
Follower to cylinder centres shall be 72mm but for bathroom lock case
the same shall be 78mm. The lock cases shall be made of 1.5mm mild
steel with a silver powder coated finish. Bolt and latch shall be die-cast
zink with nickel plated/brass finish. Forend shall be of brass finish. The
follower shall be with ball bearing for smooth action and reduced
follower wear.

Sash lock case will have cylinder to latch function. The lock cases shall
be supplied with polished & lacquered brass striking boxes. The latches
shall be fully reversible without removing the lock case. The lock cases
should have undergone the following tests.

 Follower operation - 200,000 cycles


 Lath operation - 200,000 cycles
 Dead bolt operation - 50,000 cycles
 Corrosion resistance - 96 hours salt spray test

The heavy duty Euro profile cylinders shall be with 5 special plug pins,
open profile and drill & pick resistant. The cylinders shall be in brass
finish and lengths shall be as indicated in the schedule or as per actual
Site requirements. The profile/shape of thumb turn shall be as per
approval. Contractor shall supply minimum 10 cylinders of each type
as spare for future maintenance at no additional cost. Each cylinder
shall be supplied with 3 nos. brass keys unless otherwise indicated. The
key Authorization card shall be supplied in a sealed envelope.

The Contractor shall supply a proprietary, lockable key filling/ security
cabinet with space for one key for each lock, including locks for fittings,
fixtures, etc. plus 20% spare capacity and plastic key tags with card
inset and key-out tags for each space. And all the locks shall be under
master key system.

F.4.4 Lever Handles, Pull Handles and Back plates


Polished & Lacquered solid Brass dual finish designer lever handles
(the pattern/shape shall be approved by the Client) shall be sprung
loaded with cylinder hole back/face/latch/bathroom plates of
235429 mm and shall be capable of being fixed rigidly to the
associated lock case by the use of metal thread screws provided, or
fixed to the door with screws. For single cylinders one side cylinder
hole plate and other side latch plate without hole shall be provided. The
levers shall be supplied complete with a corrosion proof hardened steel
tansorite spindle suitable for door thickness between 44mm and
60mm. The 52x9 mm polished & lacquered brass round escutcheon
suitable for shape of lock cylinder shall be of face fixing type. The
designer pull handles matching with lever handles shall be 25mm dia
and 350 mm long bolt through/back to back/concealed fixing
employing countersunk corrosion proofed bolts with cup washers,
locking patches and roses in polished & lacquered brass finish.

F.4.5 Protection Plates (Push/Kick)


The push plates in polished & lacquered brass shall be minimum
1.5mm thick and 375mm long. They shall be fixed with flush
countersunk screws located 5mm from the plate edge/corner.

The plates shall have round formed edges. 150mm high kick plates in
polished & lacquered brass shall be minimum 1.5mm thick and shall
extend to the full door leaf width less deductions for any door stops or
rebated edges on the appropriate faces and further deduction of 5mm
from each end of the plate for clearance. The Contractor shall check
dimensions on site against doors before ordering.

F.4.6 Door Closing Devices


Door closers shall be fully adjustable, hydraulic check types,
incorporating the following features:

a) Closing speed fully adjustable between two and thirty seconds (if
delayed closing is specified the door, when opened to 90 degrees
or beyond, shall stand motionless for a period adjustable upto 60
seconds, before starting to close).

b) Snap action closing to overcome latch resistance with a switch to


negate such action for doors without latches.
c) Opening and closing from any angle upto 180 degrees, with check
adjustable to operate from any angle between 135degrees and
closed.

d) Hydraulic reverse check or back check action, fully adjustable for
angle of operation, unless otherwise specifically stated.

Overhead closers with non projecting track and sliding arm wind-
through adjustable for door sizes 1-4 shall be to BS EN1154. The door
closers must have been certified in accordance with BS 476: Part 22:
1987. The door closers shall have slim line cover, rectilinear & solid
extruded body finished identically to other items on the door, suitable
rustproof track and arm, fully concealed fixings and adjustable back
check as standard to cushion the opening cycle, which helps to prevent
damage to the surrounding walls or door furniture. The door closers
shall be suitable for only one fixing position established by template to
minimize potential for incorrect fitting. The door closers must have
been tested for 2 million cycles. Closers to fire/smoke control doors,
escape route doors, external doors and doors opening through more
than 90 degrees shall be to BS 6459 Class C. If both leaves of a pair of
doors have closers and one must close first, due to rebated styled, etc.,
provide suitable selectors, which will not obstruct other door furniture.

Floor springs shall be of one type suitable for single or double action
wood or metal doors by use of compatible fittings with concealed fixing
cover plates matching other finishes, cast-iron mechanism body and
outer box allowing mechanical adjustment vertically, longitudinally
and transversely after installation.

The floor springs shall be suitable for minimum 150 kg shutter weight,
1000mm wide door shutter, hold open at 90 0, closing speed
adjustment, latch adjustment, temperature stabilized fluid with thermo
constant valve to overcome temperature variance.

The internal components shall be made of heat treated high strength


alloy steel. Floor springs shall meet the requirements of MOB H3PS
and BSEN 1154:1997 European standards for controlled door closing
devices.

F.4.7 Flush Bolts


At top and bottom of non active leaves of pairs of doors, box type flush
bolts shall be provided having 13mm dia. shoot. The polished &
lacquered brass finish flush bolts shall have a 225mm long body with a
dove tail return to resist damage to the door.

Suitable bolt sockets or keeps shall be provided and shall be of a spring


loaded dirt excluding type.

F.4.8Signs and Name Plates


Signs and name plates shall be in Arabic and English script (except for
graphic signs) and the Arabic script shall be above the English script.
Male/Female/EWC/AWC/Janitor/Disabled/Pantry/hazard graphic
signs wherever indicated shall be of approved Arabic style of 150 x 150
 1.5mm in polished & lacquered brass.

Signs and nameplates shall be mechanically fixed to the background
material by such means as approved by the Engineer. The use of
adhesive shall not be permitted without approval. Contractor shall
submit a complete schedule of nameplates and signs in Arabic and
English alongwith sample of script and fonts etc. for the approval of the
Engineer.

F.4.9 Technical Support


The supplier shall offer full technical support and he or his agent must
have suitably qualified resident staff, able to prepare/amend
ironmongery schedules and advise on technical matters, including
master key systems and problems of installation and operation.
F.4.10Guarantee
The Manufacturer shall offer a 5 years guarantee against any
manufacturing defects and the same shall be countersigned by the
Supplier. Supplier will have to submit a letter of assurance at the time
of material approval that they shall comply with the guarantee
requirements.

F.5 Door Seals


The proprietary door seals shall be to the approval of the Engineer. All
wooden doors shall have proprietary stop seals and nylon brush strip seals at
bottom of shutters.

The stop seals consisting of 5.5  5.5mm carrier made from high grade heat
treated aluminium alloy matching with door finishes and 7mm dia highly
flexible silicone rubber tubler seal with excellent recovery properties will be
rebated into the jambs and head of the frames. The system shall meet the
requirements of Class 1 & 3 of BS 7386 : 1990 and to the approval of the
Engineer.
The strip seals shall be made of fine, dense, UV stabilized black nylon
filaments locked into a galvanized steel spine and shall be fixed into an
aluminium carrier in a concealed manner. Any wooden door exposed to rain
shall have proprietary threshold seals and stop seals. The threshold seal
consisting of weatherboard, threshold and adjustable contract strip all
complete with elastomeric neoprene insert blade and compression seal etc.
shall be to the approval of the Engineer.
2 years guarantee from the date of handing over of the project will be
provided jointly by the Supplier and the Contractor.

F.6 Wooden Flooring at Stage


The stage flooring shall be comprising of approved pattern/shade, moisture
resistant Multi-layer parquet according to EN 13489, with CE marking type 4
according to EN 14342: 2008.

The multi-layer parquet should be composed of a core board of HDF with a


surface layer of 2.5mm solid wood. This surface layer should be finished with
a UV-curing, water based and dust-repelling lacquer. The backer layer should
be 1.35mm spruce or pine.

The multi-layer parquet is composed of individual planks or panels of 12.5


mm total thickness, a minimal length of 1700 mm a minimal width of 140
mm. The emission class of the finished product should be E1 according to EN
717 and the PCP content should be below detection limit.

The surface layer of the multi-layer parquet should be anti-scratch.

The stain resistance of the toplayer should be at least class 5 according to EN


13442, unless for blue ink where class 3 should be reached.

In case of a floating installation, a dampproof membrane should be installed,


together with an insulating and levelling underlayment, or a combination of
both. In case of glueing to the subfloor the manufacturer’s recommended glue
should be used, preferentially a MS-Polymer glue. The installation should be
carried out according to the manufacturer’s instructions, using the associated
accessories. Before laying flooring, underlay profile shall be completed as per
requirement and provide 3mm thick underlay as insulation film to protect
flooring from moisture & dampness with outstanding resistance to tearing &
leveling and sound insulation capacity, perimeter moldings, thresholds and
low skirting board..

The individual panels should be provided with a mechanical locking system as


well lengthwise as in the width. This must enable to assemble the panels
without using glue in the tongue and groove. It must be possible to assemble
the length connection as well by means of clicking (rotation) or horizontal
tapping. The short side of the panels should be able to be made by means of
clicking, horizontal tapping and “drop-down” technology.

As well during the installation as afterwards, no lipping, cupping or


differences in dimensions out of the EN 13489 tolerances should be present.
In case of floating installation, it should be possible to take-up and re-install
the panels without loss of quality, a limited number of times.

The multi-layer parquet with oak surface layer should have a fire classification
of Cfl-S1 according to EN 14342.

The multi-layer parquet must be compatible with classical underfloor heating


systems.

To the front face of stage will be protected with wooden edge profile for fixing
strip light as indicated in drawing with all details or instructed by engineer.

 Excellent wear and scratch-resistant laminate surface. The durable AC3


laminate makes the profile resistant to scratches and wear.

 Watertight glued HDF base the main component of the profile is wood.
The HDF base is resistant to dampness, which ensures your profile
remains in perfect condition.

 Expansion profile: The expansion profile is used to join two floors in:
doorways, door openings, L-shaped rooms or rooms where the floor is
greater in distance than 12 m in length or width.

 Adapter profile: The adapter profile ensures a smooth transition from a


floor and an alternative floor covering at a lower height, like tiles, vinyl or
parquet.

 Edge profile: The edge profile is used to finish the edge of a floor against a
vertical surface such as sliding doors, low open windows, a slightly higher
doorstep or tiled floor.

 Transition profile: The transition profile shall be used to cover the


transition to a fixed carpet, for example.

 Stair profile: The stairs or steps shall be covered with planks, in


combination with the Incizo profile as a stair nose. In this case, an
aluminium subprofile for application on stairs is needed, to be ordered
separately.

F.7 Folding Partitions


The proprietary 80/90 mm thick movable folding, top track single point
suspended without floor guides, two side parking, manually operable partition
with acoustic Performance of 51 STC shall be provided at the location
indicated in the drawings and to the approval of the Engineer.

The height of panels shall be as indicated in the drawings. The number of


independent panels shall be as per actual site dimensions and width will vary
between 1100 – 1200 mm. There will be minimum 1 adjusting panel of 1000-
1100 mm width, one 35 mm wall stanchion & one 100 mm wall stanchion. The
weight of each panel shall not exceed 275 Kg.

The panels shall be constructed around an aluminium/steel frame, on both


sides of which minimum 12mm thick particleboard sheets (E1) shall be
acoustically free hung, and finished with plain & perforated gypsum plaster
board sheets as specified for acoustic wall panels.

The gypsum plaster board shall fixed using glue or screws. If screws are used
then they must not penetrate the interior of the system. Each panel shall be
provided with a retractable spring tensioned seal at the top and bottom. The
seals shall be pressed against the underside of the aluminium track at the top
and against the finished floor at the bottom, by manually operating an
internal spindle mechanism. The seals shall be aluminium based and
designed to overcome small deviations in the floor and to achieve high
acoustic values & to ensure a rigid closure. The aluminium nose and counter
profiles to ensure tight closure between the panels by magnetic strips and
rubber seals. These vertical profiles can be exposed, to give protection to the
edges of the panel, or can be inlaid (recessed) so they are not visible when the
partition is closed.

The closing panel of the wall to be telescopic adjusting panel. This panel to
have an internal telescopic section (the suitcase) on one side. This section to
be built in the same way and of the same materials as the panel. It shall be
operated, together with the top and bottom seals, by an internal three-way
spindle mechanism. The maximum achievable stroke shall be approx. 120
mm, with adjustable pressure. Every panel to be suspended by one, or two,
trolleys which will run in an aluminium ceiling track. These maintenance free
trolleys shall be of multiple ball bearing type. The trolleys shall be connected
to the panel by means of a steel trolley bolt. All panels shall have facility to be
adjusted for height without opening the ceiling, or the panel. In case of
surface damage, the face panels shall allow the replacement without removing
the panel from the track.

Minimum one Single wicket door panel shall be provided at the location
approved by the Engineer. The same shall be constructed with a steel frame.
The frame legs (jambs) shall incorporate retractable seals for complete and
tight closure to the floor. The seals in the frame legs, and at the top of the
panel, shall be manually operated by an internal mechanism. This mechanism
also shall lock the door during the movement of panels. The bottom seal of the
door leaf shall be automatically activated and allow adjustment to the correct
stroke. The track shall be fixed to the structure with the help of M10 threaded
rods as indicated in the drawings. Contractor shall be responsible for
providing complete supporting structure as indicated in the drawings in
coordination with the partition manufacturer to ensure that track is rigid and
does not sway. All necessary triangular sideways shall be erected. Similarly,

Finishes
Face finish shall be factory applied reinforced vinyl fabric with woven backing,
fully washable, stain 1-12 ASTM-d 1308, resistant, fire rating CLASS 1-BS 476
PART 7 weighing not less than 15 oz. per lineal yard [465 g/m]. Color shall be
