MATERIALS AND SPECIFICATIONS

PROJECT TITLE: Proposed One-Storey Residential Building


OWNER: Ms. Charmaine Barluado
LOCATION: Sycamore Street, Meadowood Subd., Bacoor, Cavite

A. GENERAL CONDITIONS

1. Under this section this paper shall be known as the standard specifications for and shall be the basis of
interpretation of the plan for the PROPOSED THREE-STOREY RESIDENCE.

2. These specifications shall be part and parcel of the attached plans hereto and shall govern over the said
plans in case of conflict.

3. All works and materials shall conform with the plans and specifications furnished by the architect and
with the laws and regulations of the Local and National Authorities concerned in the place of
construction.

4. This specification is intended to cooperate with the Plans and each to form a part thereof. In case of
doubt or discrepancy in the figures or drawings, they shall be brought to the attention of the Architect
for clarification and final decision.

5. The Contractor shall be responsible in checking all items and units as indicated on the Plans and
Specifications and in the supply and installation of all the requirements called for.

6. Substitution of materials shall only be accepted if the material specified will not be available in time to
complete the work and if the substituted material is proven to be equal or superior quality.

B. SITEWORKS

1. General Conditions

The contractor shall visit the site as is.

a. Site Clearing: Shall include protection of existing trees and vegetation or its removal; protection
of adjacent properties and utilities; and removal of improvements below and above ground for the
execution of work indicated.
b. Excavation: The contractor shall make all necessary excavation for the foundation to grade
indicated in the drawings with put extra compensation. The ground floor shall be 0.20 meters
above the grade line.
Excavation for footings shall be done strictly in accordance with the given sizes and depths as
shown in the drawings.

c. Earthworks: 1-part escombro, 2-part lastillas in 150mm thick layers for all filling requirements up
to required elevations; 150mm thick G-1 gravel bedding for foundation bed of all columns and
wall footings; 100mm thick G-1 gravel bedding for foundation of slab on fill.

d. Soil Poisoning (Soil Treatment for Termite Control):

i. General: Soil Treatment for termite control involves the use of termiticides which are
registered with and approved by the Fertilizer and Pesticide Authority for such use.
Termiticides are pesticides categorized under “RESTRICTED USE” Compounds and
must be only used or applied by licensed pesticide applicator. Use by unauthorized
individuals or entities is prohibited by law per PD 1144 as amended.

ii. Scope: This section includes all soil treatment for termite control. The work includes all
application of a toxicant to soil and aggregate materials which will be covered by or
immediately adjacent to buildings and structures and underground cable so as to provide a
lethal barrier to subterranean termites.

iii. Materials: Insecticide should be water amplifiable and uniform in composition


throughout: ‘Bayer Agenda’ using Reticulated Pipes as applied by Pro-Active Pest
Control Services Co., Inc. or Julant Pest Control Systems Inc. or approved equal.

iv. Equipment: Use a power sprayer to insure proper distribution and correct rate of
application of chemical.

v. Application: Apply one gallon per square meter of the chemical as an overall treatment to
the soil that will make up the floor area of the building as soon as this has been leveled
and tamped before the concrete slab is poured on. If application of chemical is made after
the gravel fill has been made, increase the dosage to 1.5 gallons per square meter.

vi. Certification: Upon completion of the soil treatment and as a condition for final
acceptance, contractor shall furnish a written certification stating:

- Chemical used had at least the minimum required concentration, brand


name of chemical and manufacturer.

- Rate and method of application complied in every respect with the


standards contained herein.

vii. Guarantee: Upon completion of soil treatment, and as a condition of acceptance, the
contractor shall furnish a written guarantee providing that the application was made at the
concentration rate, and method in compliance with specifications contained herein and
guarantees the effectiveness of the soil treatment against subterranean termite infestation
for a period of not less than five (5) years from acceptance date of project. Any evidence
of termite infestation within five-year guarantee period shall be retreated at no cost to the
owner.

C. PLANS AND SPECIFICATIONS

1. The plans and specifications shall be considered as binding in all items of work mentioned in one but
mentioned or indicated in the other or vice-versa, shall Be considered as there are duly mentioned in
both.
2. Where no numerical indications appear on the plans, all drawings shall be carefully followed according
to the plans and specifications indicated, but where numerical notations are indicated, such numerical
notations shall be followed.
3. The contractor or workmen without prior approval of the architect concerned and owner or his
representative shall make no change in the drawings or specifications.

D. STRUCTURAL SPECIFICATIONS:

1. General Notes:
a. In the interpretation of these drawings, indicated dimensions shall govern, distances or sizes
shall not be scaled for construction purposes.
b. In case of conflict in details or dimensions between the architectural and engineering
drawings, refer to the Architect for the final decision.
c. In case of conflict between these drawings and specification, the working drawings shall
govern.
d. All structural details unless otherwise shown in the drawings shall follow construction note
details.

e. All concrete work shall be done in accordance with the ACI-318-71 Code in so far as the do
not conflict with the local building code requirements.
f. Contractor shall coordinate with the Architect, Mechanical, Electrical, Structural Engineer
plans as to the exact size and location of the openings thru floor slab, beams and walls.

2. Concrete Works:

a. Concrete and reinforced concrete: All provisions of the National Structural Code of the
Philippines for Buildings and the American Concrete Institute’s Building Code Requirements
for Reinforced Concrete shall be made a part of this specification. Sample test of concrete
mixture with approved graded materials must be done before any concrete work is started.

b. Concrete Mixture:
Minimum Concrete strength at 28 days compressive test shall be as follows:

A. Columns, footings, footing tie-beams, beams and girders suspended slabs,


reinforced concrete walls and stairs:
f’c = 21.00 Mpa (3000 psi) psi @ 28 days.
B. Slab on Fill
f’c = 21.00 Mpa (3000 psi) psi @ 28 days.
C. Perimeter Retaining Wall
f’c = 21.00 Mpa (3000 psi) psi @ 28 days.
D. Others not specified.
f’c = 21.00 Mpa (3000 psi) psi @ 28 days.

Concrete shall be deposited in its final position without segregation rehandling or flowing.
Placing shall be done preferably with buggies, buckets, or wheel barrows. No chutes will be
allowed except to transfer concrete from hoppers to buggies, wheel barrows or buckets in
which case they shall not exceed six (6) meters in aggregate length.

No depositing of concrete shall be allowed without the use of vibrators unless authorized in
writing by the designers and only for unusual conditions were vibrations is extremely difficult
to accomplish.

Without preliminary test data, the water cement ratio for a given strength of concrete should
not exceed the values shown in ACI Cod, when strength in excess of 211 kg/cm² (3 ksi) are
required strength test should be made.

c. Concrete Protection for Reinforcing Bars:


The following shall be the clear cover concrete protections:

Foundation 0.08m
Slab On Grade 0.04m
Surface exposed to weather 0.05m
Columns 0.04m
Beams and Girders 0.04m
Suspended slab 0.02m
Stairs 0.02m
Walls 0.02m
Post-tensioned slab 0.03m

3. Reinforcing Bars:
a. All mild reinforcing bar shall be round deformed in accordance with ASTM A-615: Fy=
276.00 MPa (40,000 psi), Fy= 414.00 MPa (60,000 psi). Verify Structural plans.
b. All reinforcing bar diameter shall be strictly followed. Any deviations from those specified
shall have the written approval of the Structural Engineer.
c. Where splicing is required: slab, beam and girder reinforcing bars shall be spliced at quarter
point and a minimum length of forty (40) times the diameter of the bar.
d. Column vertical bars shall be spliced at mid-floor height and a minimum length of 40-D also.
Not more that 50% of the total number of bars shall be spliced at any given section.

4. Structural Steel:
a. All Structural steel, both angles and steel plates shall conform to ASTM A-36: Fy= 248.00
MPA (36,000 psi)
b. Welding electrodes shall be E70XX series.
c. Machine and anchor bolts shall conform to ASTM A-325.

5. Minimum Time before removal of Forms After Pouring:


a. Walls – 3 days
b. Columns – 3 days
c. Beams – After stressing
d. Slabs – After stressing post tensioned beams

6. Pipes & Conduits Embedded in Concrete:


Unless otherwise shown on structural drawings or permission of Engineer, Pipes and other electrical
conduits with their fittings shall not displace more than 4% of the cross-sectional area of the column.

7. Cambering:
Unless otherwise specifies by the Engineer or Architect camber are to be provided for all suspended
reinforced concrete members, as follows:

a. Beams – 12mm per 3.05m


b. Slabs – 12mm per 3.05m
c. Cantilevered Beams and Slabs - 12mm per 3.05m

8. Materials
a. Portland Cement: Island, Republic or approved equivalent
b. Gravel: G-1, crushed for foundation works and footings
G-3/4, crushed for slabs, walls and columns

c. Sand: S-1, washed, clean, greenish in color


d. Water: Clean, potable.
e. Reinforcing Bars:Deformed, Billet Steel, by PAG-ASA Steel, CAPITOL Steel, or approved
equal, must pass materials test
f. Steel Tie Wire: Gauge 18, G.I. Wire
g. Form Coatings: Forms shall be coated with Formcoat R-21 only.
h. Forms: 12mm THK Plywood
i. Form ties: Form ties shall be watertight.
j. Concrete Hollow Blocks: 750 psi load bearings blocks by jackbuilt,, or approved equal for all
walls unless otherwise specified.
750 psi load bearing blocks for Firewalls, Perimeter walls and Exterior Walls by Jackbuilt, or
approved equal.

9. Ready-mix concrete: All concrete pouring shall be transit mix by Philrock, Concrete Aggregates
or approved equal.

10. Concrete Topping: Over membrane waterproofing or insulation shall be 75mm thick reinforced with
GA 10 x 100mm x 100mm welded wire mesh
11. Vibrator: All concrete including 100mm thk concrete slab shall be compacted with high frequency,
internal mechanical vibrating equipment supplemented by hand spading and tamping. Vibrators shall
be designed to operate with vibrating element submerged in the concrete, and shall have a frequency of
not less than 6,000 impulses per minute when submerged.
12. Concrete Hollow Blocks: 200mm & 150mm THK. For partitions with embedded pipes & walls aligned
with 200mm columns; 100mm THK for interior wall partitions unless otherwise noted. Jack built, or
approved equivalent.
A. Reinforcing Bars: Deformed Steel, Grade 230 Structural Grade, 10mm diameter
vertical bars at every third course (600mm) and 10mm diameter horizontal bars at
every second course (400mm)
B. Stiffener Columns: 100mm x 300mm for 100mm THK CHB, 150mm x 300mm for
150mm THK CHB with 4-12mm diameter vertical bars with 10mm diameter ties
at 250mm on center for CHB wall with span of more than 2.40 meters.
C. Stiffener Beams: 150mm x 300mm with 4-12mm diameter horizontal bars with
10mm diameter ties at 250mm on center for CHB wall with height span of more
than 2.40m.
D. Lintel Beams: thickness varies per CHB wall x 350mm with 2-12mm diameter
continuous bar (top & bottom) with 10mm diameter stirrups 4 at 100mm rest at
250mm on center, for CHB wall with span of more than 3m and for all headers of
door and window opening.
E. Anchor masonry to structural with metal ties embedded in masonry joints and
attached to structure.
13. Standard construction procedures as “National Building Code for Buildings” shall be strictly followed
in the execution of the project. It shall be the duty and responsibility of the contractor to provide sheet
piles, to protect adjacent properties and personnel during construction.

E. WATERPROOFING
1 All concrete waterproofing materials shall be cementitious crystallization waterproofing / “Davco
K11 Sluury by Ava Waterproofing.
2 Provide cementitious waterproofing for toilet and bath, canopy ledges, and firewalls.
3 All surface preparation and application of materials shall strictly follow the manufacturer’s
specifications.
4 Waterproofing works shall be done in 5 coatings for toilet and bath and 3 coats for firewalls.

F. STEELWORS
1 Grilles and Railing:
: Use 1 ½” x 2” tubular steel for stair railings combined with 1”x1” tubular web member.
: Use 1”x2” stainless steel; for balcony railings.
2 Gates and Fence:
: Use 2”x3”x2.0 tubular steel for gate frame combined with 1”x1” tubular steel and flat bars and.

G. CARPENTRY WORKS
1 Lumber and Plywood
a. Use Tanguile for panel door and jambs,
b. Use ¾” thick plyboard for wooden box-up and closet cabinets.
c. Use ¾” thick marine plywood for kitchen cabinets.
d. All wooden frameworks shall be coated with wood preservatives or anti anay treatment like
cuprinol or other approved equal.
e. Wood in contact with concrete shall be applied with 2 coats of black coal tar.
f. Kiln dried for all panel doors, jambs, planks for stairs and other decorative woodworks.
2 Ceiling System:

a. Interior ceiling works shall be ¼” thick fiber cement board (Hardie flex) on aluminum or metal
runners and hangers (Dex system or approved equal).
b. Fiber cement board or Hardie planks by James Hardie in water-based paint finish.
c. PVC ceiling for overhang or exterior ceiling on metal furring.
d. For ceiling design and details please see plans.

H. DOORS AND WINDOWS


1. Use wooden panel doors for main entrance and service area door.
2. Use HDF doors for all interior walls or bedroom doors.
3. Use wooden panel doors for all toilets.
4. All locksets shall be Hafele mortise type lever handle lockset. Wood door hinges shall be Hafele
brand 3 ½” x 3 ½” stainless steel ball bearing type.
5. Glass and Glazing: Use analok frame with bronze glass for all sliding doors and windows.
6. Caulking, sealing and glazing compound: Perimeter sealing of aluminum window and door frames
shall be brown silicone sealant as manufactured by Dow Corning.
7. Polycarbonate: 3.5mm thick solid polycarbonate sheet.

I. FINISHES

For Floor Finishes:


1. Ceramic tiles: Eurotiles, Mariwasa, Tenzen or any approved equal
a) premium series glazed tiles 60x60 cm for living, dining, kitchen, and
b) all bedrooms. Color and samples are per Architect’s approval.
c) Ceramic tiles: Eurotiles, Mariwasa or any approved equal premium
d) Unglazed tiles 60x60 cm for toilet flooring. Color and samples are per Architect’s
approval.
2. Solid wooden tanguile planks: 2” thick (for stairs) floor finish or approved equal.
3. Natural granite slab for kitchen countertops (3/4” thick)
4. Natural stone finish for wall accents.
5. Palin cement finish for sidewalk.
6. Combination of 30x30 unglazed tiles and pavers for garage and ramp.

For Wall Finishes


1. Rubbed Concrete Finish: for all exposed surface of concrete work (fence).
2. Plain cement plaster finish: 10mm thick on vertical concrete on masonry and for all concrete, not noted
with other finishes.
3. Ceramic tiles: Eurotiles, Mariwasa or Tenzen 60x60cm glazed premium series for all toilet and bath.
4. Ceramic tiles: Mariwasa or Tenzen 40x40cm glazed tiles for maid’s and driver’s bedroom.
5. Ceramic tiles: Tenzen or Mariwasa glazed tiles 40x40cm for maid’s toilet.
6. Semi-gloss Latex Paint: Davies latex paint for interior walls.
7. Elastomeric waterproof paint: Sun and rain brand waterproof paint for all exterior walls.

For Ceiling Finishes:


1. Rubbed Concrete Finish: For all exposed beams and slabs, paint finish not otherwise noted with other
finish.
2. Fiber cement board ¼” thick for all interior ceiling on metal furring.
3. Flat latex paint finish for all cement board ceiling.
4. PVC ceiling panels wood grain finish by Optima or approved equal for exterior or overhang ceiling.

J. ROOFING
a) Roofing shall be gauge 24 long span galvanized rib type corrugated roofing by Apo brand or approved
equal. The strap and other accessories to be supplied by same manufacturer.
b) All application and installations of materials shall strictly follow the manufacturer’s specifications.
c) Provide Astrofoil R-15 reflective insulation by Felport International Marketing. Follow manufacturer’s
application and installation.

K. PAINTING AND VARNISHING
a) Materials will be Davies or Boysen brand.
b) All application and methods used shall strictly follow the manufacturer’s instructions and
specifications. Only one brand of paint shall be used in one surface.
c) All surface including masonry wall shall be thoroughly cleaned, puttied, sandpapered, rubbed and
polished. Masonry wall shall be treated with neutralizer.
d) Masonry Wall Cement Surfaces: All in three coats. Must be smoothly finished prior to application of
neutralizer.
e) Wooden doors and doorjambs shall be in stain varnish finish.
f) Cabinets and closets shall be in ducco paint finish.
g) Steel and metal works shall be in epoxy primer and two (2) coats quick dry enamel paint finish.

L. PLUMBING
The work to be done under this division of the specifications consist of the fabrication, complete in all
details of the Plumbing works, the subject premises, and all work and materials incidental to the proper
completion of the installation, except those portions of the work which are expressly stated to be done
by others. All works shall be in accordance with the governing codes and Regulations and with the
Architect and/ Engineer for final decision. The requirements in regards to materials and workmanship
specify the required standards for the furnishing of all labor, materials and appliances necessary for the
complete installation of the work specified herein and indicated on the drawings.

a) Workmanship
The work throughout shall be executed in the best and most thorough manner to the
satisfaction of the Architect and Engineers, who will jointly interpret the meaning of the
drawings and specifications and shall have power to reject any work and materials which in
their judgement, are not in full accordance therewith.

The Contractor shall assume unit responsibility and shall provide the services of the qualified
Engineer to supervise the complete installation of equipment and systems and who shall be
available for conducting the final acceptance test.

b) Installation

i. Excavation, backfilling and Pipe Laying

1. Excavating
a. Trenches for all underground pipe lines shall be excavated to the
required depths and grades.
b. Bell holes shall be provided so that pipe will rest on well tampered
soli ground for its entire length.
c. Where rock is encountered, excavation shall extend to a depth six
inches below the pipe bottom, and before pipe is laid, the space
between the bottoms of pipe shall be filled with approved filling
materials.

2. Pipe Laying
a. Pipe in trenches shall be laid true to line and grade on a stable or
suitably prepared foundation, each section of the pipe being bedded
and bottom of the trench shaped to fit the lowest quadrant of the
pipe circumference.
b. Pipes shall not pass through columns, footings, beam of fibs,
except where noted on the drawings.

3. Backfilling
a. After pipe lines have been tested, inspected and approved by the
Architect and prior to backfilling, all forms and bracings shall be
removed and the excavation shall be cleaned from trash and debris.
b. Materials for backfilling shall consist of approved materials and
shall be free of debris or big rocks.

c. Backfill shall be placed in horizontal layers, properly moistened
and compacted to an optimum density that will prevent excessive
settlement and shrinkage.
ii. Water Piping
1. The piping shall be extended to all fixtures, outlets and equipment from the
valve installed in each branch.
2. The piping system shall be installed with a fall toward a main shut-off valve
and drains. Ends of pipes and outlets shall be capped with pipe extension of
30cm long
3. All pipes embedded underground shall have at least two (2) coats of tar or
carbon line.
4. All hot water piping shall be insulated except those embedded in concrete or
otherwise noted.
iii. Clean Out and Traps
1. Cleanout
a. Clean-outs shall be of the same as the pipe. For pipes 100mm and
larger, use 100mm cleanout.
2. Traps
a. Each fixture trap except those cast integral or in combination with
fixtures in which the trap seal is readily accessible brass type screw
of ample size.
iv. Cleaning and Painting
1. All Exposed Metal Surfaces
a. All Exposed metal surfaces shall be rid of grease, dirt or other
foreign materials.
b. All equipment, pipes, valves and fittings shall be cleaned of, grease
and sludge which may have accumulated. Any toppage of
discoloration or other damage to the parts of the building, its
finishes or furnishings due to the system shall be repaired by the
Contractor.
2. Painting
a. All exterior surfaces of piping to be installed in or through concrete
floor fill or tile floors and underground shall be given one coat of
acid resisting paint having bituminous base.
b. Pipe hangers, Supports and all other iron works in concealed
spaces shall be thoroughly cleaned and painted with one coat of
asphalt varnished.

c) Materials:
a. All materials to be used shall conform with the standard below. Use of materials shall
further be governed by other requirements imposed on other sections of these
specifications. Materials shall be subject to test necessary to ascertain their fitness if
so required.

i. Pipes and Fittings


1. Cold Water Line -WEXAN Polypropylene Pipe PN20 with Heat
Fusion Welding Fittings for size less than 65mm inside diameter.
For bigger size and exposed to weather installations use stainless
steel or approved equal.

2. Hot Water Line – WEXAN Polypropylene Pipe PN20 with Heat


Fusion Welding Fittings

3. Soil and Waste Pipes: 2” to 4” diameter Crown Pipes Series


1000 Polyvinyl Chloride (PVC) 6” and above, Polyvinyl Chloride
Crown Pipes series 1000 with all solvent joint fittings only.
4. Ventilation Pipes – Polyvinyl Chloride (PVC) Crown Pipes with
solvent on all joint fittings only.

5. Downspouts - Polyvinyl Chloride (PVC) Crown Pipes with solvent
on all joint fittings only.
6. Drainage Pipes:
a. 2” to 4” diameter Polyvinyl Chloride (PVC) Crown Pipes
Series 1000.
b. 6” and above, Polyvinyl Chloride (PVC) Crown Pipes
series 1000 with all solvent joint fittings only.
c. Outside Building - Polyvinyl Chloride (PVC) Crown
Pipes series 1000 with all solvent joint fittings only.
7. Pipe Sealant
a. Pex Pipe: Brass Compression Sleeve
b. Polyvinyl Chloride (PVC) Pipes: PVC Solvent Cement.
c. Galvanized Iron Pipes: PTFE (Polytetrafluoroethylene)
Thread Seal Tape
8. Valves: “Kitz”, “Crane” or approved equal, up to 50mm, Bronze
ASTM B62, 1034 KPa Class, threaded end. 65mm up all iron,
bronze fitted, 1034 KPa Class, flanged end.
9. PVC Pipes and Fittings: Crown Pipes Series 1000 or approved
equal.
10. Concrete Pipes: for drainage lines by Custom built Block.
11. Floor Drain: Stainless Steel Tile Floor Drain Cover Jaman, Tutto,
Hafele, or approved equal for all T&B’s 4”x4” Stainless Steel
cover by Hafele, Jaman, Tutto or approved equal for other areas.
12. Clean-out Cover: For septic vault, use countersunk C.O. (brass),
for other Cleanout cover use Stainless Steel.
13. Roof Drain, Deck Drain, Plant box Drain, Canopy Drain: Metma,
Tutto or Jaman Solid brass Dome type Elongated.
14. Teflon Tape: for all waterline connections.
15. Area Drain: Europlast drain cover and frame 300mm x 300mm
with Non-Return Valve.
16. Float Valve: Clayton, Non-modulating type, US-made
17. Water meter: Liberty Mfg., Toyo, Asahi Model, or MWSS
Approved.
18. Water Pumps and Motors: Sta-rite by Amici Mercantile, Gould,
Saer or equal.
19. PVC Pipe Vent Cover: provide stainless steel vent pipe cover for
all exhaust & ventilation system through wall.
20. Cistern Cover: METMA M460-B24” Double-lid heavy duty and
water-tight street cover, (if located outside & exposed to weather).
21. Grease Trap: Stainless Steel 304 Jaman or approved equal.

d) Fixtures and Accessories


a. All fixtures shall be installed complete with accessories, such as tank fittings, seat
and cover, angle valve, shut-off valve and supply pipe assembly and P-trap.
i. Water Closet – All toilet water closet will be Pozzi or HCG Brand
ii. Lavatories All toilet lavatories will be Pozzi or HCG Brand
iii. Toilet and Bath Accessories – All T&B’s accessories shall be 304 stainless
steel.
iv. Shower Head & Valves: All T&B Shower heads & valves will be Pozzi or
HCG Brand.
v. Kitchen Faucet: shall be Wassernison Brand
vi. Bibb tap and Hose Bibb: shall be Wassernison brand
vii. Kitchen Sink: Shall be Crown Brand

e) Alternate Materials:
a. Use of any materials, not specified in these specifications may be allowed provided
such alternate has been approved by the Architect and Engineer and provided further
that a test, If required, shall be done by an approved agency in accordance with
generally accepted standards.

f) Identification of Materials
a. Each length of pipe, fittings, traps, fixtures and device used in the plumbing system
shall have cast, stamped or indelibly marked on it the manufacturer’s trademark or
name, the weight, type, class, or product when so required by the standards
mentioned above.

M. ELECTRICAL

All electrical Works shall conform to the latest edition of Philippine Electrical code, to the rules and
regulations of Local and National Authorities and the requirements of Local Utility Company concerned.

1. Service: Electrical Service shall be 220 Volts, 60 Cycles, 3 Wires, Single Phase.
2. Wiring Methods:
a) Intermediate metal conduits (IMC): Shall be hot dip galvanized standard weight pipes, made of mild
steel with smooth circular bore and shall conform to Local and US Specifications, Triangle or equal.
Conduits shall be installed in the services entrance raceway only. Conduits shall be standard length of
3m including coupling reamed and threaded on each end.
b) Polyvinyl Chloride Pipe (PVC): Shall be installed for all branch circuit raceways embedded in concrete
slab or walls; for all branch circuit raceways installed inside ceilings and wooden partitions; for
internet/telephone service entrance raceway; and all auxiliary system raceways.
c) Flexible PVC Conduit: shall be used for connection between junction box and recessed lighting fixture
inside ceilings.
3. Grounding: Grounding of the electrical system shall be accomplished by connecting to nearest metal water
pipe (on the street side). In case grounding is accomplished on the house side, bonding jumper shall be
provided across the water meter.
4. Feeders: Feeder conductors and raceways shall be installed as shown on the Drawings and no change in size
shall be made without written consent of the Engineer or Architect. Feeder conductors shall be continuous,
and without splices between terminals.
5. Branch Circuits: The Drawings include the general methods of installation of al circuit wiring and the
outlets which are to supplied from these circuits. Branch Circuit conduits shall be run from outlets to panel
board as direct as the building conditions will allow. Circuit allocations shall be as indicated on the
Drawings, where it becomes necessary to connect any outlet to a circuit other than the one shown on the
Drawing, this shall be done without extra charge and only upon written consent of the Architect. No wire
smaller than 1.6mm diameter shall be used for any lighting branch circuit. All lighting outlet shall be
supplied from two-wire single phase circuits. Voltage and number of wires for other outlets shall be as
indicated on the Drawings.
6. Panel boards, Cabinets, Breakers in NEMA Enclosure and Disconnect Switches: The Electrical Contractor
shall furnish and install circuit-breaker panel board, cabinets, breakers in NEMA Enclosures, safety
switches and magnetic starter indicated on the Plan. The Circuit breakers shall be quick -make, quick-break,
thermal magnetic, trip-indicating, and have common trip on all multiple breakers with internal tie
mechanism.
7. Locations of Outlets and Switches: The approximate location of each fixture, receptacle, and special
purpose outlet and switch is indicated on the Drawings, the exact location to be determined late at the site as
the work progresses.

ALL MOUNTING HEIGHTS SHALL BE VERIFIED FROM THE ARCHITECT BEFORE ACTUAL
INSTALLATION OF OUTLET BOXES.

8. Wires and Cables: The Electrical Contractor shall furnish and install a complete wiring system as shown on
the drawings.
a) No wires shall be drawn into the conduit until all work which may cause injury to the wires is
completed until permission is given by the Architect or Engineer in writing.
b) Branch Circuit splices shall be soldered, or joined by the use of insulated splicing devices.
9. Outlet, Switch and Junction Boxes: The Contractor shall furnish and install standard pressed steel boxes or
cast metal boxes gauge 16 deep type, at all outlets for lights, appliances, and switches and at other points as
required by the construction and as called for on the Drawings.
10. Materials: Materials to be used shall conform to the standards and specifications have been established for
the particular type of material or equipment in question:
a) US Underwriter Laboratories
b) US National Board of Fire Underwriters

c) National Electrical Manufacturer’s Association
d) Insulated Power Cable Engineer’s Association
e) American Standards Association
f) Bureau of Standards, Ministry of Trade.

Materials shall be as thereunder specified:

1. Intermediate Metal Conduits (IMC) for Service Entrance Conduit and metering Conduit: Conduit shall be
Japan-made Nichi or Matsushita Brand or approved equal.
2. PVC Pipes for all feeders, branch circuit and auxiliary system: Conduits shall be locally manufactured by
Crown or approved equal.
3. Wires and Cables: use Philflex & belden or approved equal
4. Circuit Breakers: Use Mitsubishi, G.E. or approved equal
5. Panel Boards, Cabinets and Safety Switches: Locally manufactured by Yu Eng Kao, Switch Gear or
approve equal
6. Utility Box, junction boxes: Crown electrical product
7. Chime Bell and Push Button: Use Friedland or approved equal.
8. Wiring Devices: Panasonic Wide Series multi-gang type
9. Water Heater: Panasonic Multi-point water heater, model DH6AMP1P
10. Exhaust Fan: KDK or Panasonic Exhaust Fan ceiling mounted with flexible duct / hose
11. CCTV: Panasonic (National) or approved equal
12. Video Entry: Panasonic (National) or approved equal
13. Fire Alarm: Panasonic (National) or approved equal
