ULOc. Demonstrate knowledge in Basic Measurements for land and
Buildings

Metalanguage

Below are the essential terms that you are going to encounter in the
pursuit of ULOc: Demonstrate knowledge in Basic Measurements for land and
Buildings. Again, you are advised to frequently refer to these definitions to help
you understand the succeeding topics. I highly recommend that you refresh your
knowledge about ULOa and ULOb to understand further ULOc.

1. TCT - Transfer Certificate of Title

2. OCT - Original Certificate of Title

3. Free-Patent is a free patent that is a mode of disposition of public agricultural land


whereby an incomplete or imperfect title over a parcel of land is administratively
legalized.

4. Distance is the extent or amount of space between two things, points, lines, etc.

5. Direction is a position on a line extending from a specific point toward a point of the
compass, defined by the number of degrees, minutes, and seconds.

6. Elevation is the height above a fixed reference point.

7. Technical Approach is identifying a property in a site location by relocation survey.

8. Layman's approach is identifying a property in a site location by asking direction


from a knowledgeable person.

9. Semi-skilled approach is identifying a property in a site location by sketching


/plotting using compass and tape, angular estimate, and pacing or using GPS.

Essential Knowledge

Measurements are given in terms of a specific unit. In land surveying, the most
commonly used unit of measure is the metric system to define quantities of length (or
distance), area, volume, and horizontal or vertical angle.

Units of Measure
The metric system is a decimalized system of measurement developed in
France in the late 18th century. Since the metric system is almost universally used, it is
often referred to as the International System of Units and abbreviated SI.

1. Length
Metric Units
The basic unit of length in the SI system is the meter. Subdivisions of the meter
are the millimeter, centimeter, and the decimeter, while multiples of meters include
the decameter, hectometer, and kilometer.

1 meter = 1,000 millimeters


1 meter = 100 centimeters
1 meter = 10 decimeter
1 decameter = 10 meters
1 hectometer = 100 meters
1 kilometer = 1,000 meters

2. Area
Metric Units
Areas in the metric system are given in square meters, while larger
measurements are given in hectares.

1 square meter = 1,000 mm* 1,000 mm = 1,000,000

1 hectare = 100 meters * 100 meters =10,000 square meters
1 square kilometer = 1,000 m * 1,000 m = 1,000,000 square

Land Title

A land title is evidence of the right of the owner or extent of interest. The owner can maintain
control and, as a rule, assert the right to exclusive possession and enjoyment of the property.
Since land titles are mostly the basis of a land survey, it is an advantage that a Real Estate
Practitioner has enough knowledge about land titles.

Physical appearance:

1. The special paper used has a texture that is different from any paper
commercially available. It is exclusively provided by the Bangko Sentral ng
Pilipinas; hence, the authentic certificate

of a bank check with the "LRA" watermark.
2. The old version of land title is light yellow, while e-title is pale straw.
3. Tiny fibers in the paper emit a small fluorescent effect, when exposed in UV
light.

Text Characteristic:

1. Judicial Form No. 108-D is on the top- left of an Original Certificate of Title.
2. Judicial Form No. 109-D is on the top- left of the Transfer Certificate of Title.
3. Serial numbers are in red while the digits in the owner's duplicate are in black.
4. The page number's last two digits in the upper right and the last two digits of
the TCT number should match.
5. The part of the paper showing the border in blue or red should be embossed
6. All entries in e-Titles must be computer encoded and printed. No manually
type-written entries.
7. The seal should be on the lower left and should be in dark red and does not
easily get smudged with a little water
8. Signatories:
• Judicial OCT: the Administrator and the Registrar
• TCT: the registrar
• Administrative Titles: PENRO or CENRO officer and the registrar.
