SPECIAL POWER OF ATTORNEY

KNOW ALL MEN BY THESE PRESENTS:

That we,CELESTE CALIDADES LLANES, of legal age, Filipino-American

Citizen with residential address at 7817 Quill Point Drive Bowie
Maryland,UnitedStates of America and FLORENCE CALIDADES RAMACHO of
legal age, American Citizen with same address stated above has NAMED,
CONSTITUTED AND APPOINTED and by these do hereby NAME, CONSTITUTE
and APPOINT, ARMINDA CABANILLA (“Attorney-in-Fact)all of legal age,
married, Filipino, with office address at 888 Maxvile XII San Miguel, Pasig City
to be our true and lawful and legal representative to act for and in our names
and stead and to perform the following acts:

1. To represent us in any and all matters relative to the Petition for

Issuance of Second Owner’s Duplicate Copy of the Transfer of Certificate
Title (TCT) No. T-1345721 pending before the Regional Trial Court, with
the authority to sign for and in our behalf any and all papers,
documents, intruments, pleadings, including the affidavit of loss, judicial
affidavits, and any other similar instrument/documents in pursuit of
this authority;

2. Further, ARMINDA CABANILLA be authorized to represent us in all

hearings and proceedings relating to the above-stated case or petition;

3. To negotiate, sign compromise agreement, documents and enter into an

amicable settlement of any dispute with relatives or other third persons;

4. To appear and represent us in all quasi-judicial body, administrative

agencies, and court of justice, including mediation proceedings and
settlement;

5. To sign the verification/certification of non-forum shopping, execute and

file any and all pleading and documents;

6. To elevate the case on appeal and/or take other legal remedy; and

7. To perform all acts necessary and proper to attain the foregoing powers
and functions.

This Special Power of Attorney (“SPA”) can be cancelled, withdrawn or

otherwise revoked by us or the Attorney-in-Fact can decide to cease using the
SPA and notifies us and any relevant party, as appropriate, following the
withdrawal from the engagement. The cancellation, withdrawal or revocation
by either must be in writing.

HEREBY GIVING AND GRANTING unto our attorney-in–fact full powers

and authority to do and perform any and every act whatsoever requisite or
necessary to carry into effect the foregoing authority, as fully to all intents and
purposes as we might or could lawfully do if personally present, with full power
