RENT AGREEMENT

This Rent Agreement is made on this 04.05.2023 by SANTOSHI BHUT


KUMAR , W/o Krishna Sadhan Ghosh, R/o Arogya Bhawan No. 28, Bariatu
Road, Opp. SUV Shri Apartment , Bariatu, Ranchi.
Aadhar No. 2026 7039 1062. Hereinafter called the Lessor/Owner, Party of the
First. Part.

PUJA KUMARI (Name of the Franchise), W/o Niranjan Kumar Ravidas ,R/o
Village Pakariya, P.O. Tradra Line, P.S. Paki, Pakariya, Dist. Palamu,
(Jharkhand) having its Aadhar No. 7075 6943 7368 called Lessee/Tenant Party
of the Second Part.

Second Party
That the expression of the term, Lessor/owner and the Lessee/Tenant shall
mean and include their legal heirs successors, assigns, representative etc.
Whereas the Lessor/Owner is the owner.

WHEREAS
1) The Lessor to this agreement is the owner of constructed property over
holding No. 193/120, Bariatu Main Road Ranchi, hereinafter referred to
as the said premises.

2) The tenant is desirous to taking on rent for commercial purpose and the
landlord has agree to give the said premises on Rent to the tenant for the
period of 11Months
PREMISES TO BE RENTED
One shop, size 12x40 situated at Ground Floor of SRI KRISHNA SHOPPING
COMPLEX bearing Municipal Holding No. 193/120 Bariatu Main Road,
Ranchi, butted and bounded as follows:-
SOUTH : MAIN BARIATU ROAD
NORTH : PARTI LAND
EAST : AMRAPALI
WEST : VILLAGE ROAD

WHEREAS FIRST PARTY is the absolute owner of above mentioned


rented/leased premises and now they have given to the Second Party on
monthly rent basis in following terms and conditions:

1) That, Second party shall pay monthly rent Rs. 55,000/- (Rupees Fifty
Five Thousand only) to the First Party for three months and after three
months Second party shall pay monthly rent Rs. 60,000/- (Rupees Sixty
Thousand) only till and of agreement to the First Party.

2) That, Second Party paid a sum of Rs. 4,00,000/- (Rupees Four Lakhs
only) to the First Party as Security money.

3) That, Rs. 15,000/- (Rupees Fifteen Thousand only) to adjusted from the
Security Money every month in monthly rent amount.

4) That, this agreement will be renewed after expiry of this agreement after
mutual consent in between First Party an Second party with7%
increasing rate on monthly rent.

5) That, Second party shall pay monthly rent on or before First week of
every month.
6) That, water bill & electricity bill to be paid by the Second party every
month to the concerning department separately, First Party shall not
responsible to pay electricity & water bill of Leased premises.

7) That, Second Party shall not use and sale any type of illegal goods, if to
do so Second party shall be fully responsible for it.

8) That, Second party shall not sub-let/sub-agreement to any third person.

9) That, no addition, alteration and modification will be made by the


Second party is lease premises.

10) That, either parties shall give three months advance notice for vacate the
said premises.

11) That, if Second party not paid monthly rent continuing two months, then
First Party shall have right to vacate the premises of Lease from the
Second party.

12) That, Third Party has been paid Rs.2,00,000/- (Rupees Two Lacs) by
cheque, Rs. 1,00,000/- (Rupees One Lakh) by cash and also pay of Rs.
1,00,000/- (Rupees One Lakh) by online, total Rs. 4,00,000/- (Rupees
Four Lakhs) only to the First Party as an Security Amount which will
be refundable without interest after expiry of agreement.

13) That, all dispute are subject ot Ranchi Jurisdiction.


14) That, both parties (FIRST PARTY & SECOND PARTY) have read out
the contents of LEASE DEED and after fully satisfaction they have
signed in the presence of following witnesses.
