Study subject: Planning of Visual Environment in Real Estate

Learning objective: The students will learn skills of understanding and analysis of the
given space of Real Estate project and the ability to develop the concept for the Visual
Environment Planning project, using basic design elements and principles. Mentioned
concept can be used for the presentation of the design idea to the potential investor
and as a work assignment for the design team.

Assignment: For each group (3-4 students), to develop the concept of the visual
environment of the selected real estate project object, the timetable for the
implementation of the project taking into account the type of the selected space and
needs of the stakeholders. Explain the added value of the visual environment planning
to the project, using the approach of the design functional complex.

Performance assessment: Development and presentation of a case study.

1. To prepare a submittal in a paper/report format for a potential developer


(investor), a work assignment for the design team.

IMPORTANT!!!!
Please avoid doing evaluation, description of existing
project, renderings etc.
You can use images for the reference or inspiration.

2. Stakeholders

Identify and describe the stakeholders for visual environmental planning, identify their
needs to understand the style and type of planning.

3. Idea description

Describe an idea for the planning of visual environmental, based on the stakeholder
analysis and context of the analysis, determine the concept and task of the planning,
determine the emotional environment in terms of perceptual qualities and desired
atmosphere. (Use inspiration images)

Use inspirational images and text to describe the visual environment planning elements
for a future project.

4.1. Lines, Forms and Shapes - Describe and explain the choice.

4.6. Lighting. Create the layout for the lighting by specifying lighting functions in
certain areas (ambient lighting, focal glow, play of brilliance) and technical
parameters: luminance (lux), light color temperature (K), color rendering index (CRI).

4.7. Moodboard

Create a collage consisting of images, samples of objects and elements, shapes, colors
in the composition. Can be based on a specific topic or may be a randomly chosen
material. Moodboard can be used to explain the design idea and to create a certain
mood in the perception.

5. The description of work process and management

Choose one of the five design project management processes, set up a schedule
for work execution, setting time limits for each step. Describe and explain the
choice.

6. Added value of the visual environment planning project.

Describe the benefits and possibility for added value of visual environmental
planning project.
