DEED OF DONATION

KNOW ALL MEN BY THESE PRESENTS:

This Deed of Donation, made and executed in Quezon City,

Philippines, by CONCHITA BAUTISTA PASCUAL of legal age, widow,
Filipino citizen and with residence and postal address at 775 Everlasting
Street, Bagumbong, Caloocan City herein after called the DONOR

- IN FAVOR OF THE FOLLOWING: -

1. Arnel Nepomuceno
2. Arthur Nepomuceno
3. Alma Nepomuceno
4. Arnold Nepomuceno,

all of legal age, Filipino citizen, and with residence and postal address
at 775 Everlasting Street, Bagumbong, Caloocan City, hereinafter called the
DONEES

- WITNESSETH -

That the DONOR is the owner of that certain real property situated
in 775 Everlasting Street, Bagumbong, Caloocan City, Philippines, with
Transfer Certificate of Title No. 281131 registered with the Registry of
Deeds Caloocan, and more particularly described to wit.

A parcel of land (Lot 2 of the cons. Subd. Plan (LRC) Pcs-19931 being a
portion of the cons. 568A and 568C (LRC) Psd-228507 LRC Cad. Record
No. 6563). Situated in the city of Kalookan Island of Luzon. Bounded on
the NE. points 3 to 4 by lot 3 of the cons. Subd. Plan on the SE, point 4
to 5 and 5 to 1 by lot 563 Tala Estate on the S points 1 to 2 by lot 1,
and on the NW points 2 to 3 by lot 4 both of the cons. Subd. Plan with a
total area of THREE HUNDRED (300) SQUARE METERS, more or less,
with the technical description thereof appearing upon the face of the
above-mentioned Transfer Certificate of Title.

That for and in consideration of the love and affection which the
DONOR has for the DONEES, the said DONOR, by these presents, transfers
and conveys, by way of donation, unto said DONEES, their heirs and
assigns, the above-described real property free from all liens and
encumbrances with the following condition to wit:

 Each donee shall have accessible right of way inside the subject
property.
 That each donee is prohibited to sell their share in the subject
property to a third person. However, in case one of the donees decides
 to sell his or her share, the same can only be sold among the donees
based on the assessed value.

That the DONOR does hereby state, for the purpose of giving full
effect to this donation, that she has reserved for herself in full ownership
sufficient property to support her in a manner appropriate to her needs;

That the DONEES do hereby accept this donation of the above-

described property, and do hereby express gratitude for the kindness and
liberality of the DONOR.

IN WITNESS WHEREOF, the DONOR and the DONEES have signed

this deed on _________________ at Quezon City, Philippines.
