The Organisation

The Sydney Harbour Federation Trust was created by the Australian Government
responsible for vision planning and management of Sydney Harbour sites
including Cockatoo Island in Sydney Harbour, Woolwich Dock and Parklands in
Woolwich, Sub Base Platypus in Neutral Bay, Georges Heights, Middle Head and
Chowder Bay in Mosman, North Head Sanctuary in Manly, Marine Biological
Station in Watsons Bay and Macquarie Light station in Vaucluse.

Harbour and amplify their stories.

The role

The Residential Property and Leasing Officer is responsible for undertaking the
successful day-to-day management of the residential leasing portfolio, managing
all aspects from lease renewals and advertisements to tenant relationships, while
also providing general advise and responding to queries of internal and external
stakeholders. The role is primarily responsible for the effective and efficient
management of all records and actions required to manage the residential portfolio
that currently has 50 residential properties.

This part time role is offered for 25 hours per week, (five hours per day) Monday
to Friday.

The successful candidate will possess the following qualifications, attributes, skills
and knowledge:

 Manage, construct and promote lease advertisements using available internal


and external resources.
 Manage all aspects of the residential portfolio, including but not limited to,
managing open for inspections, undertaking property maintenance
inspections, constructing property condition reports, collating, analysing and
actioning feedback from prospective tenants, providing expert real-estate
advice and responding to and anticipating the needs of potential tenants.
 Make informed tenancy recommendations by analysing tenant suitability
through tenant interviews, running credit reports and conducting reference
checks.
 Negotiate the exceptions of any specific lease terms with prospective tenants
and enforce lease agreements throughout the tenancy.
 Undertake market appraisals to establish fair rent based on market
knowledge and supporting determinations with comparable properties.
Monitor market trends and provide information to the Head of Property and
Leasing Management.
 Manage all aspects of tenancy relationships with sensitivity, tact, and sound
judgement. This includes, but is not limited to collaborating with Building
and Site Services, co-ordinating maintenance requests and seeking active
solutions with all parties to ensure properties are maintained at optimal
level, managing rental arrears and debt collection, making decisions about
lease termination and managing eviction proceedings, acting as an
intermediary between adjoining lot owners and, residential tenants, if
required.
 Provide expert and technical knowledge to the Head of Property and
Leasing Management regarding budgeting i.e., rental income and projected
expenditure and expected vacancies for a given period.
 Manage tenants communication relating to a wide variety of matters
including complaints, and seek legal advice where needed.
 Work collaboratively with the Projects Team on identifying premises and
constructing business cases for refurbishment of residential premises.

Selection Criteria

 Demonstrated ability to practically apply legislation as required, eg Privacy


Act.
 Demonstrated marketing and sales skills in seeking and obtaining purpose
sought tenants.
 Excellent interpersonal and communication skills with the ability to coach,
inform, negotiate to deliver strong returns whilst fulfilling the Harbour
Trust’s wider planning objectives.
 Demonstrated experience with leasing properties.
 High level written communication skills including demonstrated experience
in preparing contracts, evaluation reports and business proposals.
 Demonstrated high level organisation skills to prioritise and manage
workloads with competing demands.
 Demonstrated experience in stakeholder and partnership management skills.
 Must maintain a high level of confidentiality, self-motivation, and
professionalism.
 Ability to work in a team environment.
 Experience overseeing rent invoicing and associated finance functions.
 Current drivers’ licence.
Qualifications

 A degree or appropriate experience in Property, Business or associated


relevant area.
 Current Real Estate License – NSW.
Desirable

 Experience and understanding of heritage properties.


 Membership of appropriate real estate bodies.

Remuneration

The position has been classified at Level 5 which attracts a salary of $81,591 to
$87,455 pro rated to part time hours, plus superannuation.

The role of our Inspections Officer is twofold:

1. To document the condition of our rental properties prior to new tenants
