Dilapidation Report Summary:


The primary motivation for fire alarm system requirements in building and fire codes is to
provide early notification to building occupants so they can exit the building, and to notify
the fire service so it can respond to the fire.
The aim of a fire protection system is to protect a building's occupants and minimise the
damage associated with fire. Overall, the goal is to provide the widest possible window for a
safe evacuation, whilst also reducing potential repair costs.
The inspection pertaining to Fire Alarm and Fire Protection System in Bahrain side covers
the main power stations and all buildings. Upon verification there is a needing of documents
in terms of testing, functional, acceptance and commissioning and turn over documents
including the updated drawing, equipment manual, certificate and Civil Defence approval.
Evacuation plan need to update with the Civil Defence standard requirement.
Details below:
Service Building –
All the 5 electrical power station with their dedicated Fire Detection and Alarm System
(FDAS) is in OFF position meaning all the main electrical room including generator is not
protected in terms of fire.
South and North VIP –
These building with their dedicated fire detection and alarm system including fire protection
that need attention because both fire alarm control panel is in OFF position.
Immigration and Customs –
In the area of immigration and customs equipped and dedicated fire alarm system but not
working and some are working. Cabin in these building are with fire protection only and
these need proper identification and Inspection, Testing and Maintenance as per NFPA.
Cargo Area –
This building requires refurbishment or replacement due to obsolete system and no fire alarm
control panel.
Civil Defence and Police Directorate –
This building requires refurbishment or replacement due to obsolete system.
Coast Guard –
The new building was equipped of fire detection and alarm system as an active system. Fire
protection are properly maintained but need the Inspection, Testing and Maintenance record
as per NFPA.

Toll Gate Public Security Bldg –
The new building are with installed Fire Detection and Alarm System but in OFF position,
including the fire protection like Fire Extinguisher that needs a preventive maintenance and
provide proper identification.
In line with the above general condition of the assets and areas are non-operational with a
poor condition which exceeding the expected asset and areas life cycle that required
upgrade and/or replacement. And put all Fire Detection and Alarm System into operational
as per standard requirement of Civil Defence, Building Code and NFPA.
