This DEED OF ABSOLUTE SALE WITH ASSUMPTION OF MORTGAGE, is made and entered by and
between:
-AND-
JOHN JUN DOLOR Married to MAY ANN LUCENO DOLOR, Filipino Citizen of a
Legal Age and a resident of Jialix Apartment Pilar road Almanza Uno Las Pinas City and
herein referred to as BUYER/VENDEE;
-WITNESSETH-
WHEREAS, The SELLER/VENDOR is the owner of the House and Lot located at
Block 45 Lot 1 Bella Vista, Barangay Santiago, City of General Trias, Cavite
Containing an area of Area Eighty Four Square Meter (84 sq) and with
A parcel of land (Lot no. 1, Block 45, PCS-04-029255 Barangay Santiago Municipality of
General Trias, Province of Cavite Island of Luzon
BOUNDARIES
WHEREAS, The BUYER/VENDEE has offered to buy the SELLER/VENDOR has agreed
to sell the above-mentioned property under the terms and condition herein below Seth forth.
3. TAXES and other payments due to the property after execution of this contract shall
be on the account of the BUYER/VENDEE
4. The original copy of all documents will be turn over to the BUYER/VENDEE upon
payment of the amount of NINE HUNDRED FIFTY THOUSAND PESOS (PHP
950,000.00)
5. The BUYER/VENDEE can occupy and use the said property upon signing of the
contract effectively February 14, 2023
6. The BUYER/VENDEE and SELLER/VENDOR agreed that on the instance that the
PAG-IBIG HOSING LOAN Account under name of SELLER/VENDOR no
accumulated of arrears, following option may be done;
a. BUYER/VENDEE are required to pay the arrears in full of interest if any.
b. SELLER/VENDOR Will pay for the arrears and interest if any, but
BUYER/VENDEE must relinquish the property but will be refunded the principal
amount paid during their stay; or will sell the property and will share the proceeds
DEFAULT PROVISIONS
1. If for any reason whatsoever. The VENDEE/S fails to pay three (3) Monthly
amortizations and other obligation on the loan, fails to submit the proof of payment of
the real estate taxes for the year, and /or violates or fails to perform any of the
obligations in the contracts entered into Pag-Ibig Fund, The VENDEE shall be
considered in default
INSURANCE
