DEED OF ABSOLUTE SALE

KNOW ALL MEN BY THESE PRESENTS:


This DEED OF ABSOLUTE SALE, made and executed this ____ day of __________ 2023 at
Parañaque City, executed by and between:

MASAMI SENDA, of legal age, Japanese citizen, single (represented herein by his duly
appointed Attorney-in-Fact, ROBELIO ALVARADO LIPER), likewise of legal age, Filipino
citizen, single, and with residence and postal address at 475-D Gen. Lonzame St., Purok 2, Sucat,
Muntinlupa City, hereinafter referred to as the VENDOR.
-AND-
SPS. JHOVEN ADALIN VENTANILLA and MA. LIZZA MAGDADARO-VENTANILLA,
both of legal age, Filipino citizens, and both residing at 37-A Sampaguita St., Western Bicutan,
Taguig City, hereinafter referred to as the VENDEES.
WITNESSETH:
WHEREAS, the VENDOR is the lawful and registered owner of a condominium unit located
at Unit G08 Ground Floor, Miami Building, Azure Urban Resort, Residences, Brgy. Marcelo Green,
Parañaque City, covered by Condominium Certificate of Title No. 010-2018000143, consisting of
THIRTY-EIGHT SQUARE METERS AND THIRTY-EIGHT SQUARE DECIMETERS
(38.38) more particularly described as follows:

T h a t t h e V E N D E

mentioned condominium unit for the amount of THREE MILLION SEVEN HUNDRED FIFTY
THOUSAND PESOS (P 3,750,000.00), Philippine Currency;

NOW THEREFORE, for and in consideration of the sum of THREE MILLION SEVEN
HUNDRED FIFTY THOUSAND PESOS (P3,750,000.00), Philippine Currency hand paid by the
VENDEES to the VENDOR, the VENDOR DO HEREBY SELL, TRANSFER, and CONVEY by
way of Absolute Sale unto the said VENDEES, his heirs and assigns, the said condominium unit,
free from all liens and encumbrances of whatever nature and kind including whatever improvements
found thereon.

IN WITNESS WHEREOF, both parties have hereunto set their hands this ____ day of
__________ 2022 at Parañaque City.

MILLION SEVEN HUNDRED FIFTY THOUSAND PESOS (P 3,750,000.00), Philippine
Currency, from the buyers SPS. JHOVEN ADALIN VENTANILLA and MA. LIZZA
MAGDADARO-VENTANILLA, both of legal age, Filipino citizens, and with residence address at
37-A Sampaguita St., Western Bicutan, Taguig City, as full payment for a condominium unit
covered by Condominium Certificate of Title No. 010-2018000143 located at Unit G08 Ground
Floor, Miami Building, Azure Urban Resort Residences, Brgy. Marcelo Green, Parañaque City.
