A copy of the approval from the relevant authorities for the renovation
plans/drawings, if any.
A copy of the permit to commence renovation works obtained from the
authorities, if any.

1.1.3. After the plans/drawings are approved, lessees will receive a letter informing the

the Management Office.
1.3.3. The renovation deposit will be refunded in accordance to the Management Office’s
satisfaction of the renovation work done and lessee’s compliance with all the
conditions imposed for the renovation works.

Note: For retail units, 3 sets of shop front perspective drawings showing the signboard and window
display, including details on the material board of the finishes are to be submitted.
When written consent is granted by the Management Office, one set of the above plans will be retained
by the Management Office for record while the remaining two (02) plans will be returned to the Lessees
for submission to the relevant authorities.
2.1.4. All plans submitted must bear the name, signature and status of the applicant,
company stamp and to be dated by the Lessees.
2.1.5. All plans or drawings submitted must be translated by English.
2.1.6. All new works shall be coloured by the type of work. All existing works proposed to
be demolished or dismantled shall be shown in broken lines.
2.1.7. Lessees are required to submit a copy of the approval from the authorities for the
renovation plans/drawings and ‘Lessee’s Renovation Works’ (Form B).
2.1.8. Payment of the renovation deposit should be made together with the submission of
the insurance certificate (refer to section 3.2.6), business license and the company
profile of the renovation contractor(s) (Form H) that needed confirmation from the
Management Office.
2.2 General Information
2.2.1. Lessees shall appoint a contact person that is coordinating all the renovation works
and details of the contact person shall be given to the Management Office.
2.2.2. All amount mentioned herein are subject to:

2.2.3. Therefore it is lessee’s responsibility to check with Management Office the exact
amount.

2.2.4. Prior to the commencement of any renovation work, lessees have to pay a renovation
deposit together with the submission of the proposed renovation plans/drawings. The
calculation of the Renovation deposit based on the leased premise’s area is shown:

2.2.6. The Renovation Deposit will be refunded without interest after a joint inspection to
determine whether the lessee has complied with the conditions governing
renovations works imposed by the Management Office.
2.2.7. The Management Office reserves the right to forfeit the deposit and claim additional
cost of damages (if higher than the deposit) or the sum equivalent to the costs of
damages arising or due to Lessee’s renovation works, including the cost to remove
improper disposal of debris in the common areas.
2.2.8. All new works and demolitions, alteration to existing works as well as the proposed
tenancy layout (whether involving building, structural, mechanical or electrical
aspects) shall be subject to the approval from relevant authorities notwithstanding the
approval by the Management Office. Lessees shall be responsible for securing all
necessary written approvals from the relevant authorities and shall comply with all
relevant acts, regulations, by-laws and requirements stipulated by the authorities.
2.2.9. The insurance policy that lessee must take up is, but not limited to Contractor’s All
Risks for Lessees’ Renovation Works. One copy of the insurance policy shall be
submitted to the Management Office prior to the commencement of the renovation
work.

3.1.2. Where the nature of works within the leased premises requires prior approval of the
relevant authorities, it is forbidden to commence work without a written permit.
3.1.3. All tenancy works shall be carried out within the leased premises and under no
circumstances should works be permitted along the common corridors, lift lobbies
and staircases. Traditional storage of materials, equipment, etc in common area is
forbidden. Mixing of cements in the toilets is strictly prohibited.
3.1.4. Lessees’ contractors shall ensure that the corridors and passage ways are free from
building materials and renovation debris.

3.1.5. Lessees are requested to keep any rough and wet work within their leased premises
to minimize and to avoid any operations that create excessive dust and produce
hazardous conditions.
3.1.6. All hacking, demolition and drilling works shall be carried out after the operational
hours of the other lessees in the building. Lessees are expected to inform the
Management Office, at least one (1) week in advance prior to the commencement of
such works. Lessees have to stop such noisy works if complaints from other lessees
or public received by the Management Office.
3.1.7. Lessees shall ensure that their contractors do not use rubber hose but use only
buckets to transport the water to their leased premises.
3.1.8. It is expected that a large amount of debris and waste building materials will be
created during the renovation works. In order to maintain a high standard of hygiene,
cleanliness and safety at the site, Lessees shall ensure that their contractors clear
the waste and debris on a daily basis. For improper disposal of debris, Management
Office may engage other service providers to remove them and the cost will be
charged back to the Lessee plus ten percent (10%) administration fee.
3.1.9. Lessees shall ensure that their contractors do not discharge any cement / mortar
water via any floor drain, floor trap, sink, water discharge outlet etc.
3.1.10. To prevent entry of dust into the supply air ducts of the leased premises, Lessees
shall ensure that the entry of the air duct is blocked for the whole duration of the
internal works.
3.1.11. All hot work operations involving cutting and welding in the leased premises are
generally forbidden. Where it is necessary to be carried out, Lessee has to first obtain
approval from the Management Office by submitting Form D – Hot work before the
commencement of work.
3.1.12. In the event of any varnishing works or use of glue in which the smell of the materials
may emit into the central air-conditioning system, Lessees shall arrange for such
works to be carried out after the building operation hours of the other lessees in the
building or when the air-conditioning system to the work site is switched off. If the
smell still lingers, then the air must be purged.
Note: Any use of chemical should first obtain approval from the Management Office
3.1.13. All finishes and installations in common areas, such as doors, wall tiles, floor tiles,
lifts / escalator shall be well protected by the Lessees to prevent damage during the
renovation period. The Lessees shall make good any damage caused by the
renovation works.

3.1.14. Smoking is strictly prohibited within the development which includes leased premises,
along the common corridors, lift lobbies, toilets, and staircases etc at all times.
3.1.15. Consumption of food by any contractors, sub-contractors or their workers is not
allowed within the development at all times.
3.2 Fire Protection Works
3.2.1. Sprinkler Works
(a) Where there is addition or relocation of sprinkler points, a Professional

Engineer's endorsement and certification on plans must be obtained.
Lessees are advised to give the Management Office the proposed sprinkler
layout drawings at least three (3) working days in advance including the
payment of draining/pumping up charges before the commencement of said
work. Please consult the Management Office on the necessary chargers.
The sprinkler installation must be drained before any adjustments can be
done.
(b) Approval of commencement of said work shall be sought by submitting Form
E – Draining /Pumping Up of Fire Protection System to the Management
Office.
3.2.2. Fire Alarm Works
(a) Lessees must inform the Management Office in advance of any modification
to the fire alarm system. Lessees shall bear the cost of any modification
works required for the building’s fire alarm system arising from the
renovation works. Lessees must provide an access panel where the smoke
detectors are located under the raised floor panels for maintenance
purpose. No fixtures or fittings shall be installed above the smoke detectors.
(b) Any accidental tripping of the fire-alarm system during the renovation work
or thereafter, a re-set fee shall be borne by the lessee. Lessees’ contractor
shall bear the cost if the fire engines are activated due to the false alarm
caused.
3.3 Power Supply for Tenancy Works
3.3.1. When necessary, lessees need to apply and install a temporary distribution board
with protective devices to prevent nuisance tripping. Application form for temporary
power supply is attached at Form F. An additional charge will be levied by the
Management Office on the lessees to reset any nuisance tripping. Also note that
power tools should not exceed the capacity/load rating of the temporary distribution
board. Lessees are allowed to use electric welding equipment on one condition that
the capacity/load is suited with the temporary DB capacity.
3.3.2. Electricity used for the renovation will be metered and charged to lessee and at the
end of the month or end of the renovation work depending on the duration and Ho
Chi Minh City Power Corporation’s prevailing rates.
3.4 Delivery of Materials/Goods
3.4.1. The use of service lift(s) is compulsory for the transportation of equipment, material,
debris, etc. In addition, Lessees are to notify the Management Office at least 24 hours
in advance prior to the usage of service lift(s) for the transportation of bulky items
such as furniture, equipment, material, etc. The approval of the usage of service lift

is subject to the availability. Application for the use of service lift shall be sought by
submitting Form G – Service Lift Booking (attached in the List of Forms).
Note: The use of passenger lifts is not allowed for renovation purposes at any time.

3.5.2. Lessee’s contractors shall only commence work after the following requirements have
been complied with:
Submission of Workers' List.
Attend the contractor induction meeting conducted by the Lessor’s
Representative
Endorsement of the Renovation Guide
Payment of the Renovation Deposit.
3.6 Contractor’s Workers
3.6.1. Management Office reserves the right to remove any contractors that do not comply
with the provision of the renovation guide or Management Office’s instructions.
3.6.2. The workers must be properly attired in uniform which clearly identifies them as the
main contractor’s /sub-contractors’ workers, and they should always put on the
contractor pass.
3.6.3. Lessees are responsible for their workmen’s conduct and behavior.
3.6.4. Contractors must submit the names (including ID & Work Permit Nos) of all their
workers at least 2 days prior to the commencement of work by filling up Form H –
Contractor’s Registration Form. The main & the subcontractors will be held
responsible in the event that any illegal workers are found working at the work sites.
Note: Workers whose names are not listed will be barred from entering the development.
3.6.5. Any worker with work permit registered to another company other than the main
contractor, agreement or purchase order between the main contractor and that
company must be submitted together with the list of workers for retention and
verification.
3.6.6. Upon arrival at the development for works, the workers shall inform the duty security
guard the purpose of the visit and handover their identification cards in exchange for
a contractor pass. Loss of the pass will be subjected to a charge of VND200,000 per
pass.
3.6.7. Registration and updating of the workers’ particulars at the Management Office and
/or security office must be done daily prior to any commencement of works.
3.7 Employment of Illegal Workers/Immigrant
3.7.1. Lessees are to advise their main contractor / sub-contractors of the above-mentioned
in the execution of the renovation work.

3.7.2. Lessees and their main contractor / sub-contractors shall be fully responsible and
indemnify the Lessor and Management Office from the intentional or unintentional
employment of illegal workers / immigrants in the premises.
3.8 Renovation Works Outside Office Hours
3.8.1. Lessee’s contractor must give prior notice to the Management Office for renovation
works carried out after office hours and on Sundays and Public Holidays. There will
be an attendance/standby fee to be borne by the Lessees. Please consult the
Management Office on the cost of the attendance/standby fee.

3.9 Parking
3.9.1. All contractors shall park their vehicles in the car park or a designated parking space
will be provided. Any illegally parked vehicles will be clamped and charges will be
imposed. No vehicle shall be parked along the service road or any other common

areas. Parking charges are applicable for the use of parking lots.
3.10 Unauthorised Works
3.10.1. Lessees are advised not commence work before any written approval from the
Management Office. All unauthorised works have to be rectified by Lessees at their
own costs, should any approval are not forthcoming.
3.11 Renovation Works Regulation
3.11.1. The Management Office reserves the right to gain access into the leased premises
to conduct inspection during the renovation period.
3.11.2. If any discrepancies or unauthorized work/activities are found during the course of
inspection, the Management Office reserves the right to immediately stop such works
/ activities or otherwise stated and these can only be continued upon explanation by
the Lessees or Lessees’ main contractor or a qualified person notwithstanding the
approval by the Management Office.
3.11.3. The Management Office reserves the right to give any immediate instruction to the
Lessees’ main contractor to do any rectification or repair work required within the
premises or the building common areas.
3.11.4. The Management Office reserves the right to access the premises to do urgent repair
/ rectification work deemed necessary.
3.11.5. The Management Office reserves the right to instruct the Lessees’ main contractor to
stop all renovation works as and when deemed necessary.
4.1 Two complete sets of full dimensional scale plans (1:50 or 1:100) showing the as-
built of all works and one (01) set of the systems report of the leased premises shall
be submitted to the Management Office for record purposes.
4.2 All plans submitted must bear the name, signature of the applicant and the
endorsement and certification of the Registered Professional Engineers involved and

engaged by the Lessees or their main contractor in all the various works as listed
below:

4.3 All new works and demolitions, alterations to existing as well as the proposed tenancy
layout shall be subject to the approval of the relevant government or statutory
authorities notwithstanding the approval by the Management Office.
4.4 All of the works submitted to the Management Office for endorsement shall comply
and conform to the guidelines as stipulated in the relevant Government or statutory
authorities.
4.5 Upon completion of the renovation works, Lessees are to arrange for a joint
inspection with the Management Office to determine whether the renovation works
are carried out in accordance with the approved plans / drawings and all defects at
the common areas resulting from the renovation works have been rectified. And that
all outstanding invoices and charges, including electricity usage, are to be settled.
4.6 Subject to the Management Office’s satisfaction of the renovation works done and
Lessees’ compliance with all the conditions imposed by the Lessor for the renovation
works, the Renovation deposit will be refunded after Lessees’ completion of all works
including any rectification / repair by the Lessees’ main contractor and Lessees’
submission of Form C-1 - Joint Inspection Clearance Form and Form C-2 -
Completion of Lessee’s Renovation Works and Refund of Renovation Deposit Form
(attached in the List of Forms).

partitioning, walls and floors, etc must meet the internationally acceptable
standard.
(b) The colour and material of all internal finishes (including false ceilings, walls,
floors, movable/fixed base, panels, cupboards, stands, shelves and
counters, etc.) must strictly comply with the approved drawings. Any
changes should obtain approval in written form from the Management
Office.
5.2 Windows and Doors
(a) Unless approval is given in written form from the Management Office, no

work (such as fixing, chasing, etching, dashing and painting, etc.) is
permitted to any windows or doors to common areas and lessee will be liable
to reinstate at lessee’s expense for all the damage caused.
(b) The glass door size and design must conform to the specification given by
the Management Office and no alteration should be done to the door,
including the door handle, unless otherwise approved by the Management
Office.
(c) Lessees are also required to do all necessary protection to all common
windows and doors against any damage.
(d) If any damage occurs, the Management Office is given the right to stop the
renovation works at the leased premises until full assessment of the damage
is made.
5.3 Air-Conditioning and Mechanical Ventilation
(a) The air-conditioning system related to the area of the leased premises is
designed to provide sufficient cooling capacity to maintain within the leased
premises for normal office activities on an open-plan basis. If the change in
the interior design affects the temperature of the air-conditioning, lessee is
responsible for the addition or alteration to the air-conditioning system.
(b) Existing smoke detectors, smoke extract duct, permeable ceiling for smoke
extract system, transfer ducts, return air openings, thermostats, selector
switch, condensation drain pipe and other accessories must not be
removed. Volume dampers must be provided for every supply air diffuser.
(c) In circumstances where dust and dirt are likely to be generated from the
renovation works, lessee have to ensure that the air-conditioning supply and
return air grilles are properly and securely sealed with plastic sheets during
fitting out to prevent contamination of the air-conditioning system.
(d) The main ducting along the common passage way must not be tampered
with in any circumstances. If the supply and return air grilles are removed
during renovation work, it must be re-installed upon completion of renovation
work.
5.4 Electrical
(a) If there is any alteration or modification to the electrical circuit (incoming)
within the leased premise, lessees are required to submit a detailed
electrical single line drawing indicating the total connected electrical load to
the Management Office for approval. The Management Office will then
advise whether there is a need to upgrade the incoming electricity supply. If
it is necessary, the cost of which will be added to lessee’s account.
(b) No electricity supply should be tapped from the common areas. Applications
for temporary electrical supply must be made before commencement of the

renovation works. The Lessee shall install main circuit breaker board and
earth leakage circuit breaker (30mA tripping) of adequate capacity to
prevent nuisance tripping.
5.5 Plumbing and Drainage System
Lessees are not allowed to change any of the sanitary ware or fittings, no
partitions inside the common lavatories/pantries or adding connections to
any existing water supply/drainage pipes without approval in written form by
the Management Office.
5.6 Structural Elements of the Building

No work, including chasing, and any form of opening, is permitted to any
structural wall, column, beam and slab and lessee will be liable to reinstate
at his expenses for all the damage done. Should there be a need for any
opening or impose excessive superimposed load to any structural, approval
by the Management Office is required.
5.7 Chasing of Floor
(a) Lessees are allowed to cut into the cement and sand non-structural floor
screed, for embedding floor sockets and pockets for doors floor hinges
provided that the approve in writing form.
(b) Lessees must not cause any disturbance and damage to the structural floor
slab, and they will be liable for all costs and expenses in connection with any
damage made.
(c) In the case of any not yet approved penetrations or chasing of the structural
floor slab, remedial work will be carried out at lessee’s cost.
5.8 Floor Loading
Should Lessees intend to install any heavy equipment such as safes, two
copies of catalogues on the type, size, and weight of the equipment are to
be submitted. Lessees must appoint a qualified structural engineer to submit
another two sets of drawings for structural work required for spreading the
load within the allowable limit for approval by a structural consultant before
the commencement of such work. Note that the structural consultant’s fee
will be borne by the Lessee.
5.9 Access for Maintenance
Access for maintenance purpose to the air-conditioning and fire services
installation should not be restricted by any fixture and fittings. Lessees will
be required to remove/relocate any of the fixtures and fittings that obstruct
access for maintenance of building services within the ceiling void at their
own cost. In addition, lessee should provide adequate access to ceiling
voids for maintenance of electrical and mechanical installation. Access to
pipe ducts, meter rooms, mechanical rooms, and telephone rooms must
also be accessible.
5.10 No surfaces or projections that are potentially hazardous may be used.
5.11 Signage
(a) In order to maintain a high standard of appearance and design, all signage
within the building will be strictly controlled and regulated by the
Management Office. No signs should be installed unless formal approval is
written by the Management Office.

(b) No signage will be permitted in the lift lobbies and corridors except as
provided by the Lessor.

and expenses incurred shall be charged to lessees and shall be deducted accordingly
from their renovation deposit.
6.2 Lessees/contractors will be responsible for all consequences arising from all works
carried out by their workers.
6.3 Lessees must comply with all the requirements of the Management Office and also
all government and other statutory bodies, including the fire brigade and police. The
Management Office reserves the right to claim against lessees for damages arising
from a breach or non-compliance of the conditions contained in this document, or for
works not in accordance with approved plans which cause delay in obtaining
approvals from the relevant authorities.
6.4 Any cost incurred for the replacement or repair of damages caused by authorized
person within the common areas which is not covered by any insurance policies will
be borne by all relevant lessees equally and proportionately and such amount will be
deducted from the lessee’s deposit accordingly.
6.5 All necessary safety warning signs/hoardings must be provided and displayed
accordingly by Lessees. The design of hoarding must be approved by the
Management Office.
6.6 Properly fused electrical plugs must be used. All of lessee’s contractors and their
workers should refrain from obtaining their power supply by inserting exposed wiring
terminals into any socket outlets.
6.7 Operation which create excessive dust / smoke or produce hazardous conditions
must be avoided.
6.8 All supply and return air ducts within the Lessee’s premises must be properly sealed
off or fitted with filtration devices for the whole duration of the fitting-out works to
prevent entry of dust and dirt.
6.9 No addition, deletion or alteration by the Lessee’s Contractor to any of the mechanical
and electrical systems will be permitted once the drawings have been finalised,
approved and endorsed for submission to the relevant authorities for final approval.
6.10 Should the Lessee’s Contractor change any design or installation or decoration in the
leased premises without the approval, the Management Office reserve the right to
remove or demolish the above mentioned installations with costs to be borne by the
Lessees.

Xin chú ý rằng bản vẽ hoàn công và biên bản thử nghiệm hệ thống có thể phụ thuộc vào việc tiến hành
công tác trong khu vực cho thuê. Vì vậy, xin vui lòng liên hệ với Ban Quản Lý để biết thông tin chính xác
của việc đệ trình bản vẽ và biên bản thử nghiệm.
1.3.3 Tiền cọc sẽ được hoàn trả cho đến khi Ban Quản Lý đồng ý với việc hòan thiện công
tác sửa chữa của Bên thuê về các điểu khoản cho công tác sửa chữa.

2.1.4 Tất cả các bản vẽ/ kế hoạch cho việc đệ trình phải có đầy đủ tên, chữ ký và chức vụ
của người nộp, mộc công ty và ghi rõ ngày tháng.
2.1.5 Tất cả các bản vẽ/ kế hoạch cho việc đệ trình phải được dịch sang tiếng anh
2.1.6 Tất cả các sửa chữa mới phải được tô màu phù hợp với phạm trù công việc.Tất cả
hạng mục đề xuất tháo dở sẽ được thể hiện dưới dạng đường ngắt khoảng.
2.1.7 Bên thuê phải đệ trình 1 bản sao văn bản phê duyệt bản vẽ/ kế hoạch của các cơ
quan chức năng và công tác sửa chữa của Bên thuê (Mẫu B).
2.1.8 Việc thanh toán tiền cọc của công tác sửa chữa phải được thực hiện cùng lúc với

2.2.6 Sau khi thanh tra phối hợp xem Bên thuê có tuân thủ các điều kiện thích hợp với
công tác sửa chữa được quy định bởi Ban Quản Lý hay không, Bên thuê sẽ được
hoàn trả tiền đặt cọc (không gồm lãi suất).
2.2.7 Ban Quản Lý có quyền giữ tiền đặt cọc và yêu cầu thanh toán cho các tổn thất phát
sinh (nếu nhiều hơn số tiền đặt cọc) hoặc toàn bộ chi phí tương đương phát sinh
hoặc dựa trên công tác sửa chữa của Bên thuê.
2.2.8 Tất cả các công tác sữa chữa và công tác tháo dỡ mới cũng như mặt bằng thuê (có
liên quan đến vấn đề xây dựng, kết cấu, hệ thống cơ điện) sẽ phụ thuộc vào sự phê

3.1.6 Các hoạt động khoan cắt, tháo dỡ phải được tiến hành sau giờ hành chính của các
Bên thuê khác trong tòa nhà. Bên thuê phải thông báo với Ban Quản Lý ít nhất 1 tuần
trước khi khởi công. Bên thuê phải dừng ngay các hoạt động gây tiếng ồn nếu có
phàn nàn từ các Bên thuê khác hoặc cộng đồng lên Ban Quản Lý.
3.1.7 Bên thuê phải đảm bảo rằng nhà thầu do họ chỉ định không được sử dụng ống nhựa
để bơm nước mà phải sử dụng xô để chuyển nước đến khu vực thi công.
3.1.8 Công tác sửa chữa sẽ tạo ra một số lượng lớn rác xây dựng. Nhằm duy trì tiêu chuẩn
vệ sinh, sự sạch sẽ và an toàn tại khu vực thi công, Bên thuê phải bảo đảm nhà thầu
thi công dọn dẹp rác xây dựng hàng ngày. Nhằm đảm bảo rác thải bỏ đúng nơi quy
định, Ban Quản Lý sẽ thuê các nhà cung cấp dịch vụ khác để thực hiện việc di dời
rác và Bên thuê sẽ trả phí cho dịch vụ này cộng thêm 10% phí hành chánh.
3.1.9 Bên thuê phải đảm bảo nhà thầu thi công không đổ xi măng, vữa hồ xuống ống thoát
nước sàn, phểu thu sàn, chậu rửa, điểm thoát nước.
3.1.10 Nhằm ngăn bụi vào ống dẫn khí của phạm vi thuê, Bên thuê phải bảo đảm việc che
chắn miệng ống dẫn khí trong suốt quá trình thi công.
3.1.11 Nghiêm cấm tất cả các công tác sinh nhiệt như hàn, cắt trong phạm vi thuê. Trong
trường hợp cần tiến hành công tác này, Bên thuê phải đệ trình Mẫu D – Công tác
sinh nhiệt để xin phê duyệt của Ban Quản Lý trước khi tiến hành.
3.1.13 Nhằm ngăn ngừa hư hại trong lúc thi công, Bên thuê phải bảo vệ kỹ lưỡng các sản
phẩm đã hoàn tất lắp đặt trong khu vực sử dụng chung như cửa, gạch ốp tường,
gạch sàn, thang máy, thang cuốn. Trong trường hợp hư hại xảy ra, Bên thuê sẽ phải
phục hồi lại như tình trạng ban đầu.
3.1.14 Nghiêm cấm hút thuốc 24/24 giờ ở những khu vực sau đây bao gồm phạm vi thi
công, dọc hành lang chung, sảnh thang máy, nhà vệ sinh và cầu thang.
3.1.15 Bất kỳ nhà thầu nào, nhà thầu phụ hay công nhân của họ không được phép mang
thức ăn vào trong quá trình thi công 24/24.
3.2 Công tác phòng cháy chữa cháy
3.2.1 Công tác liên quan đến điểm phun chữa cháy
3.2.1.1 Trong trường hợp thêm hoặc thay đổi điểm phun chữa cháy phải có
xác nhận của đơn vị tư vấn chuyên nghiệp. Bên thuê phải nộp cho Ban
Quản Lý bản vẽ mặt bằng hệ thống báo cháy ít nhất 3 ngày làm việc, bao
gồm thanh toán cho các chi phí bơm nước/ dẫn nước trước ngày khởi công
công tác được đề cập ở trên. Vui lòng tìm hiểu với Ban Quản Lý những chi
phí cần thiết. Điểm phun chữa cháy phải được tháo khô nước trước khi tiến
hành bất kỳ điều chỉnh gì.
3.2.1.2 Nhằm xin phê duyệt khởi công công tác nói trên, Bên thuê phải đệ trình
lên Ban Quản Lý Mẫu E – Mẫu đăng ký Bơm nước/ Tháo dẫn nước cho hệ
thống chữa cháy.

3.5 Tên của nhà thầu chỉ định bởi Bên thuê
3.5.1 Bên thuê đòi hỏi phải chỉ định một người giám sát, là người có thẩm quyền giám sát
nhân công trong suốt quá trình sửa chữa trong phạm vi thuê và nhận chỉ thị từ đại
diện của Ban Quàn Lý các trường hợp khẩn cấp.
3.5.2 Nhà thầu chỉ được phép khởi công sau khi tuân thủ các yêu cầu sau:
3.5.2.1 Đệ trình danh sách các công nhân tham gia công tác sửa chữa
3.5.2.2 Tham gia cuộc họp với nhà thầu được tổ chức bởi đại diện của chủ
thuê.
3.5.2.3 Xác nhận bảng hướng dẫn công tác sửa chữa
3.5.2.4 Xác nhận thanh toán tiền cọc cho công tác sửa chữa.
3.6 Công nhân của nhà thầu
3.6.1 Ban Quản Lý có quyền từ chối bất kỳ nhà thầu nào không tuân thủ các điều khoản
hướng dẫn sửa chữa và chỉ thị của Ban Quản Lý.

3.6.2 Các công nhân phải mặc đồng phục để có thể nhận ra họ làm việc cho nhà thầu
chính hay nhà thầu phụ và các công nhân nên đeo thẻ vào dành cho nhà thầu.
3.6.3 Bên thuê chịu trách nhiệm về thái độ làm việc và tư cách đạo đức của nhân công.
3.6.4 Nhà thầu phải cung cấp tên (bao gồm chứng minh thư và số giấy phép lao động) của
tất cả các công nhân ít nhất 2 ngày trước khi khởi công bằng cách điền vào Mẫu H
– Mẫu đăng ký nhà thầu. Nhà thầu chính và nhà thầu phụ sẽ chịu trách nhiệm nếu
có bất kỳ lao động trái phép nào làm việc tại công truờng.
Lưu ý: Công nhân không có tên trong danh sách sẽ không được phép đi vào khu vực thi công.
3.6.5 Công nhân đăng ký giấy phép lao động dưới một công ty khác không phải là nhà
thầu chính thì công ty đó phải đệ trình những thỏa thuận hoặc những yêu cầu thu
mua với nhà thầu chính cùng với danh sách các công nhân của họ nhằm cho mục
đích giữ lại và xác minh.
3.6.6 Khi đến công trường, các công nhân phải trình báo với bảo vệ mục đích vào và nộp
chứng minh thư để được phát thẻ vào dành cho nhà thầu. Nếu mất thẻ này, phí bồi
hoàn sẽ là 200,000 nghìn VND.
3.6.7 Việc đăng ký và cập nhật với Ban Quản Lý hoặc/ và văn phòng bảo vệ những thông
tin của công nhân phải được hoàn thành mỗi ngày trước khi bắt đầu công việc.

3.7 Trường hợp lao động trái phép/ người nhập cư
3.7.1 Bên thuê phải thông báo với nhà thầu chính/ nhà thầu phụ về việc nghiêm túc chấp

3.8 Công tác sửa chữa ngoài giờ hành chánh

3.8.1 Nhà thầu của Bên thuê phải thông báo với Ban Quản Lý về công tác sửa chửa được
tiến hành sau giờ hành chánh, chủ nhật hay ngày nghỉ. Bên thuê sẽ phải chịu chi phí
giám sát ngòai giờ này. Bên thuê vui lòng kiểm tra với Văn phòng quản lý để có được
bảng chi phí giám sát mới nhất.
3.9 Bãi đậu xe
3.9.1 Tất cả nhà thầu đỗ xe trong khu vực bãi đậu xe hoặc khoảng trống được chỉ định để
đậu xe. Bất kỳ trường hợp đậu xe không đúng nơi quy định sẽ bị khóa lại và bị phạt.
Không đậu xe dọc theo khu vực đang thi công hoặc bất kỳ khu vực sinh hoạt chung.
Phí đậu xe sẽ được áp dụng khi đậu xe tại bãi đậu xe.
3.10 Những công tác không cho phép
3.10.1 Bên thuê không được phép khởi công mà không có sự phê duyệt của Ban Quản Lý.
Bên thuê sẽ trả chi phí cho việc phục hồi đối với những công tác sửa chữa không
được phép tiến hành.
3.11 Nội quy công tác sửa chữa
3.11.1 Ban Quản Lý có quyền vào thanh tra khu vực thi công trong quá trình sửa chữa.
3.11.2 Trường hợp phát hiện sai phạm hay hoạt động không được cấp phép trong quá trình
thanh tra, Ban Quản Lý có quyền dừng ngay các công tác/ hoạt động này, trừ phi có

những quyết định khác. Và những hoạt động/ công tác này chỉ được tiếp tục khi Bên
thuê giải thích hoặc nhà thầu chính hoặc người có thẩm quyền phê duyệt bởi Ban
Quản Lý.
3.11.3 Ban Quản Lý được quyền đưa ra bất kỳ chỉ dẫn tức thời cho nhà thầu chính cùa Bên
thuê về việc sửa chữa hay công tác nâng cấp cần thiết trong phạm vi thuê hoặc khu
vực sinh hoạt chung của tòa nhà.
3.11.4 Ban Quản Lý có quyền tiếp cận khu vực thuê để tiến hành sửa chữa/ nâng cấp khi
thấy cần thiết.
3.11.5 Ban Quản Lý có quyền chỉ thị nhà thầu chính dừng ngay tất cả các công việc sửa
chữa khi thấy cần thiết.
4.1.1 Vui lòng đệ trình Hai bộ bản vẽ hoàn thiện mặt bằng tỷ lệ (1:50 hay 1:100) thể hiện
các công tác hoàn công và một bộ biên bản thử nghiệm của các hệ thống máy móc
hoạt động trong khu vực thuê cho Ban Quản Lý để lưu giữ.
4.1.2 Tất cả các bản vẽ đệ trình phải đề tên, chữ ký người đệ trình, giấy xác nhận và chứng
chỉ đăng ký có liên quan đến đơn vị tư vấn chuyên nghiệp được chỉ định từ Bên thuê
hay nhà thầu chính của họ về các công tác khác nhau được liệt kê dưới đây:

4.1.3 Tất cả các công tác mới và tháo dỡ, nâng cấp liên quan đến mặt bằng thuê đã đệ
trình sẽ phụ thuộc vào sự phê duyệt của cơ quan chính quyền có liên quan và cơ
quan chức năng mặc dù Ban Quản Lý đã phê duyệt.
4.1.4 Tất cả các công tác xin chứng nhận của Ban Quản Lý sẽ tuân thủ và chiếu theo nội
quy được quy định bởi cơ quan chính phủ và cơ quan có thẩm quyền.

4.1.5 Khi hoàn tất công tác sửa chữa, Bên thuê sắp xếp một buổi thanh tra với Ban Quản
Lý để kiểm tra công tác sửa chửa có được triển khai đúng với bản vẽ phê duyệt và
tất cả các hư hại tại khu vực sinh hoạt chung bị ảnh hưởng trong quá trình phải được
sửa chữa. Phải bảo đảm tất cả các hóa đơn, chi phí bao gồm chi phí sử dụng điện
đã được thanh toán.
4.1.6 Tùy vào mức độ hài lòng của Ban Quản Lý về việc hoàn thành công tác sửa chữa
và tuân thủ các điều kiện do bên cho thuê đặt ra, tiền cọc sẽ được hoàn trả sau khi
hoàn tất các công tác bao gồm sửa chửa/ nâng cấp bởi nhà thầu của Bên thuê và
sau khi Bên thuê đệ trình Mẫu C1 – Mẫu đăng ký thanh tra chung và Mẫu C2 – Mẫu
hoàn trả tiền cọc và hoàn thành công tác sửa chữa của Bên thuê (đính kèm với Bảng
liệt kê mẫu đơn).

hưởng đến nhiệt độ của hệ thống điều hòa, Bên thuê phải chịu trách nhiệm
thêm vào hoặc điều chỉnh hệ thống điều hòa.
5.3.1.2 Không được di chuyển các thiết bị báo khói, thiết bị hút khói, trần thấm
cho hệ thống hút khói, ống dẫn chuyển, gió hồi, cảm ứng nhiệt/ điều khiển,
công tắc chuyển đổi, ống thoát nước thải và các phụ kiện đi kèm. Van cửa
gió phải được cung cấp cho mỗi cửa gió khuếch tán.
5.3.1.3 Trong trường hợp bụi bẩn phát sinh trong quá trình sửa chửa, Bên thuê
phải bảo đảm nguồn cung cấp máy điều hòa và lưới lọc khí máy lạnh được
bọc kín và an toàn trong suốt quá trình lắp đặt để tránh làm nhiễm bẩn khí
của hệ thống điều hòa.
5.3.1.4 Trong bất kỳ trường hợp nào, không được gây ảnh hưởng đến hệ thống
các ống dẫn chính dọc theo lối đi chung. Nếu các cửa gió cấp và hồi được
tháo ra trong quá trình sửa chữa, các cửa gió phải được lắp đặt lại sau khi
xong sửa chữa.
5.4 Hệ thống điện
5.4.1.1 Nếu có bất kỳ thay đổi hay điều chỉnh cầu dao ngắt điện trong khu vực
thuê, người thuê phải đệ trình bản vẽ chi tiết cầu dao điện một mạch thể
hiện tất cả kết nối điện tải cho Ban Quản Lý để xin phê duyệt. Ban Quản Lý
sẽ tư vấn có hay không nhu cầu nâng cấp cầu dao ngắt điện. Nếu cần thiết,
Bên thuê sẽ hoàn toàn chịu mọi chi phí.

kết cấu 2 bộ bản vẽ kết cấu để trải đều tải trọng trong giới hạn cho phép
được phê duyệt bởi một tư vấn kết cấu trước khi bắt đầu thi công. Xin lưu
ý rằng Bên thuê sẽ trả phí tư vấn kết cấu.
5.9 Công tác bảo trì
5.9.1.1 Lối vào để bảo trì hệ thống điều hòa và lắp đặt hệ thống phòng cháy
chữa cháy không được chắn bởi các vật cố định. Bên thuê được yêu cầu di
chuyển/ sắp xếp lại các đồ vật cố định cản trở công tác bảo trì tòa nhà trong
phạm vi lỗ trần với chi phí do Bên thuê chịu. Hơn nữa, Bên thuê nên cung
cấp toàn quyền tiếp cận lỗ trần nhằm bảo trì lắp đặt hệ thống cơ điện cũng
như tiếp cận hệ thống ống dẫn, phòng đồng hồ, phòng cơ khí và phòng điện
thoại.
5.10 Không sử dụng các hóa chất độc hại.
5.11 Bảng hiệu
5.11.1.1 Để duy trì tiêu chuẩn thiết kế, tất cả bảng hiệu trong tòa nhà sẽ được
Ban Quản Lý kiểm soát và quy định nghiêm ngặt. Không có bảng hiệu nào
được lắp đặt nếu không có phê duyệt chính thức bằng văn bản của Ban
Quản Lý.
5.11.1.2 Không cho phép bất kỳ bảng hiệu nào đặt tại sảnh thang máy và hành
lang ngoại trừ chủ thuê cho phép.

6.1.6 Phải sử dụng các phích cắm điện có cầu chì. Tất cả các nhà thầu của Bên thuê và
công nhân nên không được quyền chèn các thiết bị dây tiếp xúc có đầu dẫn hở vào
bất kỳ phích cắm nào.
6.1.7 Tránh các hoạt tạo ra bụi / khói quá mức hoặc tạo môi trường độc hại.
6.1.8 Tất cả các ống dẫn khí trong cơ sở của Bên thuê phải được niêm phong hoặc được
trang bị với các thiết bị lọc trong suốt quá trình sửa chữa để ngăn chặn bụi bẩn xâm
nhập.
6.1.9 Nhà Thầu của Bên thuê không đuợc bổ sung, gỡ bỏ hoặc thay đổi bất kỳ chi tiết nào
của các hệ thống cơ khí và điện, điều này sẽ được cho phép khi các bản vẽ đã hoàn
thiện, được phê duyệt và xác nhận để đệ trình cho các cơ quan có thẩm quyền liên
quan lấy phê duyệt cuối cùng.
6.1.10 Nếu nhà thầu của Bên thuê thay đổi bất kỳ thiết kế viêc lắp đặt hoặc trang trí nào
trong các cơ sở cho thuê mà không có sự chấp thuận, Văn phòng quản lý có quyền
gỡ bỏ hoặc phá hủy các lắp đặt được đề cập ở trên với chi phí do Bên thuê chịu.
6.1.11 Dọn dẹp tất cả rác xây dựng và xà bần hàng ngày
6.1.12 Đảm bảo đầy đủ bảo hiểm như đã đề cập đến trong mục 3.2.6
