CONDORMITORY UNIT SUBLEASE AGREEMENT

This Lease Agreement ("Agreement") is entered into on this 8th day of


January, 2024, by and between:

Roberto Bellosillo Jr. (Company Admin)


No. 1652 Taft Avenue, Malate, Manila 1004 Philippines
Represented by Myca Jamilah Deang, hereinafter referred to as "Agent/Broker."

TENANT:

Patricia Kelly Mendoza


22 years old
Pulong Saging, Silang Cavite

1. LEASE TERM:

The term of this lease shall commence on the 26th day of January, 2024, and
shall continue for a period of 2 months subject to contract term extension.

2. CONDO UNIT DETAILS:

The leased premises is located at No. 1652 Taft Avenue, Malate, Manila 1004
Philippines, Unit Number 19-C, 19th Floor. This is a maximum of four (4) tenants not
less than, if one tenant left the unit before the end of the said contract must be
replaced as soon as possible.

3. RENTAL FEE AND PAYMENT:

The Tenant agrees to pay a monthly rental fee of ₱5,500.00 for the duration
of this lease agreement. The first month's rent is due on or before the move-in date.
If any delayed payment has occurred the fee would be ₱100.00 per day of the
delayed payment,
4. MOVE-IN DATE:

The Tenant shall have the right to take possession of the leased premises on
the 26th day of January, 2024.

5. SECURITY DEPOSIT:

The Tenant shall provide a security deposit in the amount of ₱11,000.00 . The
security deposit is refundable and shall be refunded if the terms of this Agreement
are not violated. To be refunded after 2 weeks of officially moving out.

6. UTILITIES:

The Tenant shall be responsible for all utilities, including but not limited to
water, electricity, cable, and internet during the lease term, and shall be equally
divided into four (4).

7. MAINTENANCE:

The Tenant agrees to maintain the premises in good condition and promptly
report any necessary repairs or damages to the Landlord or directly to the Reception
to quickly respond to the matter.

8. USE OF THE PREMISES:

The tenants shall use leased premises for residential use only and not for
commercial or for no other purpose whatsoever without the written consent of the
LESSOR.

There is a NO SMOKING POLICY being implemented by the building. Lessee


shall not permit smoking of cigarettes or any other similar activities inside the leased
premises and within its vicinity at all times. In case of non-compliance, tenants shall
be liable to pay in the amount of ₱5,000.00 - 10,000.00, without prejudice to the
right of the landlord to terminate this contract.

9. TERMINATION AND PRETERMINATION:

Either party may terminate this Agreement with written notice at least 30 days
prior to the intended termination date. In case of the pre-termination of this lease by
the tenants, the Security deposit shall be forfeited in the favor of the Lessor and the
tenants shall be liable to pay the monthly rental for the remaining period of the lease,
in which case, Lessor has no obligation to return any advance rental paid.

10. DAMAGE TO LESSOR PROPERTIES:

In case of damage to any of the furniture provided by the Landlord and found
in the leased premises, the tenant shall be liable for the cost to repair or replace the
same as the case may be.

11. GOVERNING LAW:

This Agreement shall be governed by the laws of the Republic of the


Philippines.

IN WITNESS WHEREOF, the Landlord and Tenant have executed this Lease
Agreement as of the date first above written.
