Mr. Kanchimani Ramana (Aadhar No: 9067 2218 7122), S/o Pedda
Guranna Door No:17, Annavaram village, Gollala Palem, Bheemunipatnam
Mandal, Visakhapatnam District and hereinafter called the “Mortgagors”
which term shall wherever the context mean and include their heirs,
executors, administrators, legal representatives and assign of the one part;

represented by its Power of Attorney Holder Mr. Maddu Venkata Ravi Kumar
(Aadhaar No: 2263 9060 0350), S/o Venkata Ramana Rao, aged 38 years,
hereinafter called the “Mortgagee” which term shall wherever the context
admits, mean and include executors,
administrators, legal representatives and assigns of the other part;
Whereas at the request of the “Mortgagors” the ‘Mortgagee’ has granted loan
of Rs. 8,00,000/- (Rupees Eight Lakhs Only) towards development of
Business of Mortgagors and in order to secure the repayment of the
aforesaid Loan with interest, Charges and other expenses, the ‘Mortgagors’
has Deposited the document or Title Deed listed in Schedule ‘A’ with the
‘Mortgagee’ to create an equitable mortgage.
The Mortgagors confirms that the mortgage shall secure all earlier, present
and future credit facilities granted or continued or that may be granted or
continued under or in respect of the mortgage debt and that it shall subsist
notwithstanding the granting of any additional loans in favour of the
Mortgagor.
The “Mortgagors”, hereby, covenants that the said property is not subject
to any mortgages, lien, charge or any other kind of encumbrance

whatsoever and that, the “Mortgagors”, were the absolute owner of the same
and is well and truly seized of the property. The “Mortgagors” further
agrees to keep the “Mortgagee” indemnified against all claims and
demand whatsoever by any person lawfully or equitably claiming under
them and by any other person whatsoever.
