This is to express my agreement in relation to my purchased property from Suntrust Properties, Inc.
Below are the purchase details:
6. If I paid the spot 20% Down Payment within 30/45/60 days, I may avail a 24 months interest-free payment of the
80% balance, if only a percentage of the 80% balance will be paid in 2 years, a payment schedule must be prepared
and signed by me. The remaining balance must be coursed through In-House or Bank Financing.
7. In the event that my bank loan is not yet approved, my account shall automatically be subjected to In-house
Financing up until bank loan will be released. I will automatically start paying the monthly amortization Thirty days
(30) after the date of signing of the Buyer’s Acceptance Contract,
8. Lot/s shall be used exclusively for residential purposes.
9. Any residential house to be constructed must be a two-storey unit. Bungalow (Single-storey) units are not allowed.
10. Construction of any structure on the lot shall commences only after the buyer has paid at least 20% of the contract
price of the lot and has already been qualified for in-house/bank financing; if the lot was paid in spot cash payment,
all plans & permits must have prior written approval by the developer.
11. All construction, improvements, modifications/renovations must comply with all the applicable laws such as but not
limited to: National Building Code, local government ordinances, regulations and other laws. Permits must be secured
at the expense of the Lot Owner.
12. All House plans & designs must be approved by Suntrust Properties Inc. prior to the construction of the house.
13. Proposed plan/design must not deviate from the architectural character of the house models and subdivision,
including the color schemes. Theme: Modern design; Roof Colors: RED/ GREEN/BROWN / ORANGE
14. Modifications, improvements, extensions, fencing or renovations are not allowed without securing prior written
approval from the developer.
15. I will pay a construction bond, pre-determined by the developer prior to the house construction.
16. I may opt to choose between Suntrust’s accredited contractors or their preferred contractor.
17. Payment for the Homeowners’ Association Dues / Property Maintenance Fee shall be paid once the lot has been
accepted.
18. Other terms and conditions are stated in the Deed of Restrictions, Annex A of Contract to Sell.
