AFFIDAVIT OF ADVERSE CLAIM ON CARP2017000065

I, TERESITA L. GERONIMO, of legal age, Filipino, single, and residing at Brgy. Sto. Tomas,
Peñaranda, Nueva Ecija, after having been duly sworn to in accordance with law, depose and state:

1. That, the registered owner of CARP2017000065 is my uncle BERNARDO P. GERONIMO;

2. That, BERNARDO P. GERONIMO’s sole title to the property subject of this affidavit/controversy
was the result of the “affidavit of self-adjudication” he executed on 3 April 2017;

3. That, on the said affidavit of self-adjudication, he claims to be the sole heir of Alejandro Geronimo;

4. That, his father’s name or our grandfather’s name is ALFREDO GERONIMO, and not
ALEJANDRO GERONIMO;

5. That, BERNARDO P. GERONIMO is only one of the four legitimate heirs of ALFREDO
GERONIMO;

6. That, the late ALFREDO GERONIMO had the following heirs: ROMANA GERONIMO
LEODONES, ROMEO GERONIMO, BERNARDO GERONIMO and ROSA GERONIMO;

7. That, I am one of the heirs of ROMEO GERONIMO;

8. By hereditary succession, ownership and other real rights are transmitted by law to me and my co-
heirs/siblings over the one fourth (1/4) share thereof as the descendants of our father ROMEO
GERONIMO who is the brother of BERNARDO P. GERONIMO;

9. That, it has come to our knowledge that BERNARDO P. GERONIMO, without our consent being
the legitimate heirs of Romeo P. Geronimo, caused the titling of the whole Lot 220, covered by
Original Certificate of Title No. CARP2017000065 in his name, thereby disregarding our hereditary
rights in the inheritance left by our father, Romeo Geronimo, as one of the children of my
grandfather Alfredo Geronimo, and one of the co-heirs to the said property;

10. That, unless an adverse claim is annotated at the back of the OCT No. CARP2017000065, our
family as the legitimate heirs of Romeo Geronimo is in danger of being defrauded and deprived of
our just and valid right over the aforementioned parcel of land; and

11. As such, I am executing this Affidavit to attest to the truth of the foregoing statements, and to
support the Register of Deeds for the Province of Nueva Ecija to annotate this Affidavit of Adverse
Claim as an encumbrance of Original Certificate of Title No. CARP2017000065 covering the
above-described parcel of land, in order to protect our hereditary rights and for whatever legal
purposes it may serve.

IN WITNESS WHEREOF, I have hereunto set my hand this __________ in the Municipality of
