CONTRACT DOCUMENT
General Engineering Project requires fluency in the language and symbols used in construction drawings
and a familiarity with the various components included in the “Contract Document” which includes
drawings, specifications and construction contract.
PART 1 - WORKING DRAWINGS
1. The working drawings are the graphic representation or illustration of the project, and
comprise the lines, symbols, and abbreviations printed on paper that represents the owner’s
wishes, as interpreted by the architect.
2. They convey quantitative information such as how many doors and where they are located.
3. The technical specifications however, convey information that is more qualitative in nature
such as specifying the quality of the materials and workmanship.
4. The completed drawings become a “set,” which incorporates all adjustments, changes, and
refinements made by the architect or engineer as the final step in design development.
5. Working drawings should comply with all applicable building codes, including any local
ordinances having jurisdiction.
6. Drawings should include all the information needed to prepare a detailed estimate and
eventually build the project.

8. The set of working drawings consists of various disciplines, including:
A-1 Architectural, showing the layout and its use of space;
S-1 Structural/engineering Design of the structure;
M-1 Mechanical Design;
E-1 Electrical Design

PART 2 – COSTRUCTION SPECIFICATIONS


Specifications are set of requirements for an itemized or generalized construction work,
materials, methods, or systems. Normally, a specification is the specific set of requirements
agreed to by the sponsor/user and the manufacturer/producer of a system. Specifications may
also contain the systems requirements as well as the testing requirements and the mapping
between them.
>>TYPES OF SPECIFICATIONS
*Open Specifications – shows the general requirements without consideration of a specific type
or brand for materials. Open specs may be subject to reasonable changes and equivalencies.

*Closed Specifications – establishes the exact and specific quantity, types, color, texture, and
other properties. Such can not be changed or subjected to equivalencies without prior consent
from the specs writer or the architect.
*Brand Name Specifications – specifies the manufacturers and producers or the brands of
materials and products be used for each specific work.
*Combination Specifications – Combines two or more techniques.
Construction Specifications Institute: an organization that maintains and advances the
standardization of construction language as pertains to building specifications. CSI provides
structured guidelines for specification writing in their Project Resource Manual, formerly called
the Manual of Practice (MOP).
Building Information Modeling: The Building Information Model (BIM) is a new tool used by the
architecture, engineering and construction (AEC) industry. It utilizes digital representation of the
building process to facilitate exchange and interoperability of information in digital format.
Master Format: The most widely used standard for organizing specifications and other written
information for commercial and institutional building projects. It provides a master list of
divisions, and section numbers and titles within each division, to be followed in organizing
information about a facility’s construction requirements and associated activities. Master Format
expanded from 16 Divisions to 50 Divisions, reflecting innovations in the construction industry.

6.2 General Engineering Project requires you to be adept and fluent in the technical
specifications and construction methodology and the familiarity with the various brand
or type of construction materials grouped into several divisions are included in the
“project manual”.
6.2.1 The technical specifications are the written representation for illustrating the
project, and comprise the description of all the materials to be used in constructing the
project.
6.2.2 The technical specifications however, convey information that is more qualitative in
nature such as specifying the quality of the materials and workmanship.
6.2.3 They convey information such as the brand of a lockset Hafele, Schlage, Faultless or
Stanley to be installed in a door. The same lockset type will make a big cost difference in
project estimation.
6.2.4 The set of specification shall govern the methods of construction and the kinds of
materials to be used in constructing the proposed project.
6.2.5 The general conditions will state that the construction must be done with first class
workmanship to the fullest talent and meaning of both the plans and the specifications.
6.2.6 The construction shall conform to all the requirements of the National Building
Code, National Structural, Electrical, Plumbing & Sanitary, Mechanical Codes of the
Philippines, and the DPWH and MMDA regulations.
CSI MasterFormat is the most widely accepted system for arranging construction specifications:
