6.2.1 - Roof: Asphalt Shingles

Dirt and debris, likely from construction, was observed on the roof. The roof surface should be cleaned prior to closing

6.3.1 - Roof: Roof Drainage System


DOWNSPOUTS: DISCHARGE TO FOUNDATION, SPLASH BLOCKS
Minor Importance / Maintenance

One or more downspouts discharged roof drainage next to the foundation. Splash blocks were in place at the time of the inspection. Although splash blocks
are widely used, they are not considered to be a sufficient means of directing water away from the foundation. This condition can result in excessively high
moisture levels in soil at the foundation and can cause damage related to soil/foundation movement. Excessive moisture levels in the soil near the foundation
can affect the ability of the soil to support the weight of the structure above and can cause damage related to soil/foundation movement. Although the
termination of the downspouts at the foundation is considered acceptable as per modern building standards, the Inspector recommends downspout
extensions be installed to discharge roof drainage a minimum of 6 feet from the foundation.

8.1.1 - Structure: Foundation
PARGE COATING: NOT INSTALLED
Moderate Importance / Consider

There was no concrete parge coating protecting the insulating foam encapsulating the slab foundation. This leaves the foam exposed to advanced deterioration
from the elements and yard equipment. To prolong the life of the foam insulation the Inspector recommends a parge coat be added in all areas.

8.1.2 - Structure: Foundation


CONCRETE SLAB: VOIDS
Moderate Importance / Consider

Gaps and voids in the concrete slab should be filled to prevent deterioration from moisture intrusion during the freeze/thaw cycle. All work should be completed
by qualified contractors.

COSMETIC DEFECTS: NEW CONSTRUCTION, FINAL WALKTHROUGH

There were areas throughout the home that were considered to be cosmetic defects. These items should be addressed by the builder prior to closing on the
home.

10.1.2 - Interior: General Interior


FINISHES: ROUGH OR SHARP EDGES
High Importance / Priority

There were finishes throughout the newly constructed home that exhibited rough or sharp edges that could result in injury. The inspector recommended these
areas be modified to knock down any rough or sharp areas. All work should be completed by qualified contractors.

10.3.1 - Interior: Kitchen


COOKTOP GAS LINE: NO PROTECTION
Moderate Importance / Consider

The gas line installed for the cooktop in the kitchen did not have protection installed that would prevent accidental damage due to storing items under the cabinet.
The Inspector recommends, for the safety of the occupants, that a protection device be installed to prevent accidental damage to the gas line.

10.3.2 - Interior: Kitchen


EXHAUST HOOD: REMOVE PACKING MATERIALS
High Importance / Priority

The exhaust hood for the cooking appliance had packing materials in place at the time of the inspection. These materials should be removed to prevent
interference with the operation. The interior of a range hood becomes coated with cooking byproducts (grease) over time. The combination of the grease and
the packing material may also create a fire hazard. All work should be completed by a qualified contractor.

10.4.1 - Interior: Laundry Room
WASHING MACHINE: NO OVERFLOW PAN
Minor Importance / Maintenance

The laundry appliances were located within the interior of the home with no overflow pan installed under the washing machine. Although not required, the
installation of a pan is an inexpensive and simple way of protecting the home's interior from leaks and ruptured supply hoses. Ideally, an overflow pan should be
installed with a discharge pipe that leads to the exterior. The inspector recommended the client have a qualified contractor install an overflow pan under the
washing machine with considerations to include an exterior discharge drain pipe.

10.6.1 - Interior: Bathroom


SINK: STOPPER NOT HOLDING WATER

The sink in this bathroom had a stopper that would not hold water. The Inspector recommends the stopper assemblies be adjusted to create a proper seal of the
drain. All work should be performed by a qualified contractor.

DOOR, HARDWARE LOOSE

Inspector Note: The Inspector attempted to correct this condition at the time of the inspection. Builder should verify and repair as needed.

The hardware lock set of the door was loose. This can deteriorate over time causing the mechanism to fail and potentially trapping occupants within the space.
The lock set needs to be resecured by a qualified contractor.

DOORS, INTERIOR: WOULD NOT LATCH

An interior door would not latch with the strike plate when closed. This reduces the functionality and privacy the door was to provide. The door needs to be
adjusted by a qualified contractor so that it latches properly.

11.1.3 - Fenestration (Doors, Windows & Skylights): Doors


DOOR HARDWARE: NOT INSTALLED, NEW CONSTRUCTION

One or more interior doors did not have operable hardware installed. Given the home was recently built, the builder may be waiting on supplies to complete the
work. The inspector recommmends the client consult with the builder about completing the installation of any missing door hardware prior to closing on the
home.

12.9.1 - Electrical: Branch Circuits


LIGHTING: CEILING CAN NOT FULLY SEATED

One or more recessed ceiling light fixtures were not completely set in the ceiling. It was unknown to the inspector if the fixture housing had failed or if the unit
was not properly installed. Regardless the light fixture should be properly secured within the opening so that the flange and escutcheon form a complete seal
against the ceiling surface. All work should be completed by a qualified contractor.

13.5.1 - HVAC: Air Handling Unit (AHU)
AIR HANDLER: DISCHARGE PIPE CLEAN-OUT NOT CAPPED
Moderate Importance / Consider

The air handler unit discharge pipe did not have a cap on the clean-out. This was allowing conditioned air to escape. This condition will affect the efficiency of the
heating and cooling system increasing energy costs. The inspector recommends a cap be added to the clean-out side of the primary discharge pipe of the AHU
by a qualified contractor.

14.8.1 - Plumbing: Gas System

Gas pipes in the home had inadequate support which over time may cause them to leak. The Inspector recommends additional gas pipe supports be installed by
a qualified plumbing contractor.

16.1.1 - Garage/Carport: Floors, Walls, & Ceiling
WALL, FIRE BARRIER: HOLES IN FIREWALL
Moderate Importance / Consider

The garage wall had holes at the time of the inspection. These holes should be repaired to maintain the fire rating of the garage wall. All work should be
completed by qualified contractors.

16.1.2 - Garage/Carport: Floors, Walls, & Ceiling


CEILING FIRE BARRIER: HOLES IN CEILING, ADJOINING LIVING SPACE
Moderate Importance / Consider

The garage ceiling had openings at the time of the inspection. These openings eliminated the fire-resistant barrier between the garage and the adjoining living
space. In addition, the openings would allow noxious fumes and gases (carbon monoxide) to enter the livable space above. The inspector advised the client to
have a qualified drywall contractor repair the drywall opening to reestablish the fire-resistant barrier using approved materials.

16.1.3 - Garage/Carport: Floors, Walls, & Ceiling


FLOOR: SHRINKAGE CRACKS, TYPICAL
Minor Importance / Maintenance

The garage floor had common shrinkage cracks. There was no evidence of continued expansion or deflection in elevations on either side of the crack. These
cracks are not a structural concern. As an option the client can have a qualified mason apply an approved sealant to prevent further deterioration.

16.3.1 - Garage/Carport: Doors :: To living space
DOOR TO INTERIOR: NO SELF-CLOSING HINGES
Minor Importance / Maintenance

The door separating the garage and the living space did not have an operable self-closing device. Self-closing devices, including hinges and springs, are safety
mechanisms designed to close the door without intervention. They are intended to limit the spread of fire and toxic fumes when the entryway is not in use. Self-
closing hinges are a recent addition to safety standards and may not have been required when the permits for the construction of the home were
approved. Regardless, the inspector recommends a self-closing device be added to the garage entryway door by a qualified contractor.

16.5.1 - Garage/Carport: Automatic Opener :: Vehicle Doors


AUTOMATIC OPENER: LIGHT MISSING
Moderate Importance / Consider

The integrated light of the garage vehicle door opener was not functioning at the time of the inspection. This could be as simple as a burnt-out or missing lightbulb
or it could indicate an issue with the appliance. The inspector recommends a qualified contractor evaluate and make corrections as needed.
