1 Deed of Absolute Sale Delarmente
This DEED OF ABSOLUTE SALE (hereafter, the “Deed”), entered into by and between:

WITNESSETH: That –
WHEREAS, the Seller is the lawful owner of a parcel of land situated at Barangay Bit-
os, Butuan City, covered by Transfer Certificate of title No. RT-21084, consisting of THIRTY
THOUSAND FOUR HUNDRED EIGHT (30,408) square meters, more or less;
WHEREAS, the Buyer has manifested to the Seller interest to buy a portion of the said
parcel of land consisting of Three Hundred (300) square meters (hereinafter referred to as the
“Subject Property”), subject to the conditions set forth below;
WHEREAS, the SELLER has offered to sell the Subject Property and the BUYER has
agreed to purchase the Subject Property in accordance with the terms and conditions set forth
hereunder;
NOW, THEREFORE, for and in consideration of the sum of SEVEN HUNDRED FIFTY
THOUSAND PESOS (PHP750,000.00), receipt of which is hereby acknowledged to its full
satisfaction, the SELLER hereby absolutely and irrevocably sells, transfers and conveys to
BUYER, all of the SELLER’S right, title and interest over the above-described property.
The processing of the transfer of the title in the name of the BUYER shall be the
responsibility of the SELLER. The capital gains shall be for the account of the BUYER. Also,
realty tax, the documentary stamp tax, transfer fee and fees for the Register of Deeds during the
execution of the Deed of Absolute Sale shall all be shouldered by the BUYER.
IN WITNESS WHEREOF, the parties have hereunto affixed their signatures on the date
and place first above written.

ACKNOWLEDGMENT
I certify that on this date before me, a notary public duly authorized in the city named
above to take acknowledgments, personally appeared:
who were identified by me through competent evidence of identity to be the same persons
described in the foregoing instrument, who acknowledged before me that their respective
signatures on the instrument were voluntarily affixed by them for the purposes stated therein, and
who declared to me that they have executed the instrument as their free and voluntary act and
deed and that the signatories hereof have the authority to sign on behalf of their principals.
This instrument refers to a Deed of Absolute Sale involving 1 parcel of land consisting of 2 pages,
excluding this page, signed on the left margin by the persons executing this instrument and their
material witnesses and sealed with my notarial seal.
