IRREVOCABLE SPECIAL POWER OF ATTORNEY

hereby NAME, CONSTITUTE, and APPOINT [Name of Attorney-in-Fact], Filipino, of legal
age, [civil status], and with address at [●], to be my true and lawful Attorney-in-Fact, for
my/our name, place, and stead, to perform the following acts and deeds, namely:

a. Negotiate and enter into the sale / conveyance of [lot description], located at [●],
with an aggregate land area of [●] square meters, more or less (the “Property”), and
covered by Transfer Certificate of Title (“TCT”) No. [●] issued by the Registry of
Deeds for [●], a copy of which is attached hereto as Annex “A”, in favor of Filinvest
Land, Inc. (“FLI”);

b. Sign, execute, and deliver the relevant deed of sale / conveyance of the Property
and such other documents pertinent to the sale / conveyance, such as but not
limited to memorandum of agreements, special power of attorneys, affidavits,
acknowledgment receipts, authorization letters, and other representations;

c. Assist FLI with the transfer of the registration of title over the Property to FLI’s
name;

d. In preparation for the sale / conveyance of the Property, sign, execute, and deliver
any and all applications, representations, affidavits, powers of attorney,
authorizations, and other documents as may be required or necessary to allow FLI
and its representatives to secure certain documents and information, required in
connection with the conduct of physical and legal due diligence investigation over
the Property, from the following government agencies and offices, among others:

i. Registry of Deeds for [●];

iii. Local Government Unit of [●];
iv. Local Assessor’s Office of [●];
v. Local Treasurer’s Office of [●];
vi. Local Zoning Office of [●];

xii. Regional and Municipal Trial Courts.

e. Do all other acts and things required or necessary to accomplish all of the purposes
for which this authority is hereby given.

HEREBY GIVING AND GRANTING unto said ATTORNEY-IN-FACT full power and
authority to perform every act, requisite, or deed as may be necessary, legal, and proper to carry
out the intent and purpose of these presents, as I could lawfully do if personally present and
acting in person with full power of substitution and revocation, and hereby ratifying and
confirming all that said Attorney-in-Fact shall lawfully do or cause to be done by virtue hereof.

This Irrevocable Special Power of Attorney shall be deemed coupled with interest and is
hereby declared irrevocable in accordance with Article 1927 of the Civil Code and shall remain
in full force and effect, notwithstanding the incapacity or death of the undersigned.
