PROJECT DESCRIPTION:
This contract work is for a new Public Safety Complex Bldg. with Police and Fire Station headquarters. The
station will include 5 apparatus bays, dispatch and communications, offices, dormitory space, kitchen, fitness
room, and showers for the on-duty firefighters. The site is located right off of Cordaville Road and near
Common Street. The new Police Station and Fire Station will be manned 24 hours a day, 7 days a week.
The project was designed by Context Architecture (formerly Donham & Sweeney) of Boston, MA. CTA
Construction Managers of Waltham, MA was selected as the General Contractor . Both CTA Construction
Managers and the Town of Southborough (“Town”) executed a Standard Form of Agreement between Owner
and Contractor (AIA A101). The Agreement stipulated sums of $15,125,000.00 for complete construction.

S C H E D U L E U P DA T E
CTA Construction Managers provided an updated schedule to the team for review on August 30, 2018. Vertex and Context are currently
reviewing to ensure that the project will meet the July 1, 2019 substantial completion date. The Phase One work is on-going with temp
golfers driveway, septic field, septic controls, temp power, retaining wall, golfers parking lot, and relocate the existing Golf Clubhouse.
Phase Two work started with project fencing and bldg. foundation footings, i.e. footing excavation, form footings, form stem walls,
concrete pours. Mock up samples and colors are done, and the building of the bldg. mock-up at the Woodward School soccer field will
begin soon. The RFIs and Submittals process is on-going with CTA and Context.

CONSTRUCTION ACTIVITY
Site:
Site work is being done by S. J. Blair Excavating . Ongoing septic field
work includes install septic chambers, tanks, flowmeter, two pumps,
piping, electrical wiring, and trenching for the septic system monitoring
and temp power (to be permanent) for the Golf Clubhouse to Woodward
School Electrical Room. Excavation work includes the foundation Manpower per Month
footings, compaction, testing, structural fill, compaction. Exposed ledge
material was found and a large excavator with jack hammer was used to
break it up. The existing excavated soils are being re-used after rock
screening.

Exterior Work:
Payne Construction (Movers) prep, misc. demo, install wood cribbing,
jack up bldg., install steel beams, wheels, and moved Golf Clubhouse
Bldg. to new concrete foundations, completed 8/23/18.
Marguerite Concrete is working on the foundation footings. Work
includes form footings, install rebars, pour concrete, UTS of
Massachusetts testing, strip forms, install stem wall rebars, install
forms, pour concrete, UTS of Massachusetts testing, strip forms.

Interior work:
RFIs and Submittals review are on-going; physical work has not started.

Plumbing:
RFIs and Submittals review are on-going; physical work has not started.

HVAC:
RFIs and Submittals review are on-going; physical work has not started.

Electrical:
Energy Electric has started electrical work for the septic field wiring and
septic monitoring and temp power to Woodward School Electrical Room.
Work includes install conduits, warning tape, install hand holes, pull Manpower:
wiring, make connections, testing, The average daily manpower has been approximately 12 men
per day. The low for the month was 5 men, the high was 27 men.
Steel:
RFIs and Submittals review are on-going; physical work has not started. Certified Payrolls:
Certified payrolls continue coming in to Vertex from the sub-
Safety: contractors. VERTEX will maintain copies, and review all certified
payrolls.
CTA Construction Managers along with VERTEX has been ensuring on-
site job safety. Job-site meetings has not started yet, until other
subcontractors are on site. S. J. Blair does equipment inspections and
servicing every morning, and having safety meetings several times a
week with their work crew. Marguerite Construction has morning safety
meetings.

Change Order 1 was authorized in the amount of $14,758.61 covering PCOs 2, 3, 5, 8, 12, 14, 16, 18, 20 and 24).
Change Order 02 is pending and will cover PCOs 21, 22, 23, 27, 28 and 33.

ISSUES / CONCERNS
1. At the time of this report, VERTEX’s main concern is ensuring that CTA Construction Managers does their RFIs and Submittals,
order materials, and provides material and color options for the mock-up so it can be reviewed by the necessary parties, and final
selections made so materials can be ordered and arrive on-site in a timely fashion.

1. At the time of this report, VERTEX’s secondary concern is making sure that the Phase One septic field monitoring and controls,
temporary power is completed, so that the Phase Two Public Safety Bldg. work can proceed on schedule.
