Introduction to Construction
Management
What is Construction Management (CM)?
Planning, scheduling, evaluation, and controlling
of construction tasks or activities to accomplish
specific objectives by effectively allocating and
utilizing appropriate labour, material, and time
resources in a manner that minimises costs and
maximises customer/owner satisfaction.

Construction Management
• CM is not just a single task or activity. It comprises
several tasks and is usually delivered by a CM team. At
the same time, an individual member of a CM team
performing even one of the CM functions is said to be
doing CM.
• A CM team includes general contractors,
subcontractors, architects, engineers, project
managers, construction managers, quantity surveyors,
construction estimators, general superintendents, job
foremen, safety officers, quality control managers, and
many other construction professionals.

Construction Project
• Products unlike others are produced in
controlled conditions with prototypes.
• Produced in varying, unpredictable conditions
such as weather, cost, the owner’s mind.

The Three-legged Stool
The primary objective of the construction
management function is to control three main
factors or values. They are time, cost, and
quality. These three factors are commonly
referred to in the construction industry as the
three-legged stool.

Project Value
Building owners, developers, architects and
engineers have long held the view that there are
factors that need to be managed and controlled
on a construction project in order to produce a
successful outcome for the owner and all parties
involved. They referred to these factors as the
six dials of project value: cost, time, quality,
safety, scope, and function.

Scope of Work
• Defines the boundaries of the Project
• Scope describes the building layout, site work,
size, number of rooms, number of floors, types of
materials (windows, siding, floor covering, roof,
and so on), dimensions, special equipment,
storage requirements, and so on.
• Defines the level of quality for the project.
• Part of the CM challenge is to make sure that the
scope of the project is being delivered as
intended throughout the construction process.

Project Delivery
• Project delivery is the process by which all the
procedures and components of designing and
building a facility are organized and put
together in an agreement that results in a
completed project.
