RENTAL AGREEMENT/BUILDING RULES AND REGULATION

This Agreement shall evidence the complete terms and conditions under which the parties whose
signature appear below have agreed. Property-owner/Lessor/Agent shall be referred to as “OWNER”
and Tenant(s) shall be referred to as “RESIDENT”.

As consideration of this agreement, OWNER agrees to rent to RESIDENT and RESIDENT agrees to rent
from the OWNER for use solely as a private residence, the premises located at 40 A. Bonifacio St. Unit #
“F”, ARTY Subd. Karuhatan Valenzuela City.

1. TERMS/RENT: RESIDENT agrees to pay ₱ 6,000.00 per month on the 1st day of each month.
This agreement shall commence on February 1, 2024 and continue until February 1, 2024.
Thereafter it shall become a month-to-month tenancy.
2. PAYMENT: Rent and/or other charges are to be paid in CASH. OWNER acknowledges
receipt of the First Month’s rent ₱ 6,000.00, plus 2 months Security Deposit of
₱ 12,000.00 (1 month deposit is consumable and is therefore non-refundable).
3. SECURITY DEPOSIT: Total deposit shall secure compliance with the terms and conditions of
this agreement. The remaining security deposit (1 month) shall be refunded to RESIDENT
after the premises have been completely vacated, less any amount necessary to pay
OWNER; a) any unpaid rent, b) any unpaid water and electric bill, c) cost for repair of
damages to premises and/or common areas above ordinary wear and tear, and d) any other
amount legally allowable under the terms of this agreement. A written accounting of said
charges shall be presented to RESIDENT within 30 days of move-out. If deposit does not
cover such cost and damages, the RESIDENT shall immediately pay said additional costs for
damages to OWNER.
4. LATE CHARGE: A late fee of ₱ 275.00 (not to exceed 5% of the monthly rent) shall be added
and due for any payment of rent made after the 1st of the month.
5. UTILITIES: RESIDENT is responsible for paying all utilities or other charges associated with
occupying the Premises.
6. WATER SERVICE:
1. RESIDENT will be billed for water service separately from the rent.
2. Monthly bill for water service will be based on Maynilad current per cubic meter charge,
plus ₱10.00 for electricity used to pump water up to the overhead tank.
3. RESIDENT will pay the monthly bill for water service, in the same manner as provided for
the payment of Rent.
7. OCCUPANT: Maximum of 2 occupant per unit (NO KIDS).
NOTE: There will be an ADDITIONAL ₱ 500.00 per month rent for each additional
occupant.
8. RIGHT OF ENTRY AND INSPECTION: OWNER may enter, inspect, and/or repair the premises
at any time. OWNER shall give 48 hours advance notice and may enter for the purpose of
showing the premises during normal business hours to prospective renters, buyers, lenders,
and/or for normal inspection and repairs. OWNER is permitted to make all alterations,
repairs and maintenance that in OWNER’s judgement is necessary to perform. OWNER may
enter the premises at any time in case of emergency or suspected abandonment.
9. ALTERATIONS: RESIDENT are not allowed to make any alteration, paint, wallpaper,
redecorate, or change the locks or other hardware at the Premises without written
permission from the OWNER.
10. KEYS: Only RESIDENT are allowed to use/have keys. In case of theft/lost, the OWNER does
not hold any responsibility for you and your personal belongings. RESIDENT are not allowed
to make duplicate keys.

11. LOST KEY FEE: (Room/Unit, Main Gate, Trash/Garbage Room): ₱ 100.00 per key
12. TERMINATION: After Expiration of the Rental Agreement, this agreement is automatically
renewed to, month-to-month, but may be terminated by either party, giving to the other a
60 days written notice of intent to terminate.
13. ENTIRE AGREEMENT: The Agreement constitutes the entire Agreement between OWNER
and RESIDENT. No oral agreements have been entered into, and all modification or notice
shall be in writing to be valid.
14. VIOLATIONS: Termination/cancellation of rental period due to violation of this policy will
forfeit RESIDENT 2 months Security Deposit. Unpaid bills and other liabilities should be
settled and therefore is not included on the forfeited Security Deposit.
15. RECEIPT OF AGREEMENT: The undersigned RESIDENT have read and understand this
agreement and hereby acknowledge receipt of a copy of this Agreement.

Building Rules:
 No Overnight Guests allowed
 No Smoking allowed
 No Alcohol/Drug use allowed
 No Loud Music/TV allowed after 10:00 PM
 No Pets allowed
 No Propane Gas Tank allowed (Per Fire Department restriction)
 Hanging/Drying clothes on windows, window grills, hallway, railing is strictly prohibited
 Use of hazardous cleaning materials/chemical on any tiles, such as “Bleach”, “Muriatic Acid”,
etc. is strictly prohibited
 Dumping leftover food, eggshells, coffee grounds, grease, fat, oils, cotton balls, paper towels,
toilet paper, medication, condoms, feminine hygiene products, etc., on kitchen sink, toilet sink,
toilet bowl, toilet/shower floor drain is strictly prohibited.
 To avoid/prevent the spread of insects, all trash/garbage must be thrown immediately to the
main trash/garbage bin.
