UNILATERAL DEED OF ABSOLUTE SALE OF A

PARCEL OF LAND

KNOW ALL MEN BY THESE PRESENTS:

This UNILATERAL DEED OF ABSOLUTE SALE is made, executed and entered into
by:

____________________, of legal age, married to __________________,


Filipino citizen, and with residence at ___________________________, hereinafter
referred to as the VENDOR;

That ________________________________ (whose personal circumstances


are mentioned above) are herein represented by ___________________, of legal age,
Filipino, single and with residence at +++++++++++++++ Gabriel, La Union by virtue of
an executed Special Power of Attorney, as herein attached.

WITNESSETH;

That for and in consideration of the sum TWO HUNDRED THOUSAND PESOS
ONLY (Php200,000.00) the receipt whereof hereby acknowledged from the VENDEES,
SPS. __________________________________________, both of legal age, Filipino
citizens and with residence at Bumbuneg, San Gabriel, La Union, Philippines, to the
entire satisfaction of the VENDOR, said VENDOR do hereby SELL, TRANSFER and
CONVEY in a manner absolute and irrevocable unto said VENDEES, their heirs and
assigns the following properties described as follows:

“A parcel of land covered by Katibayan ng Orihinal na Titulo Blg. 025-

_________________ situated at Cabugnayan, San Juan, La Union with an area

Juan, La Union with an area of ONE HUNDRED TWENTY-SIX (126) SQUARE
METERS.

That the aforesaid properties are at the present and peaceful possession of the
VENDOR for so many years, they being his capital/ exclusive/ paraphernal property,
free from all liens and encumbrances whatsoever;

That the provision of Article 1623 of the New Civil Code of the Philippines had
been duly complied with;

That the VENDOR hereby warrants and forever defends the same unto said
VENDEES, their heirs and assigns against any lawful claims of third persons
whatsoever;

That the herein parties agreed that this instrument be registered in the Register
of Deeds of La Union in accordance with Act 496, as amended; and

That said property is not being tilled nor worked by any agricultural lessee or
tenant, instead it is being tilled or worked by the VENDOR being the owner thereof
benefiting the fruits derived therefrom in the concept of a true and legal owner.
