RENTAL AGREEMENT

This rental agreement dated 24th of January 2024, is between

NIGEL CHRISTOPHER BROOKING (PB2234598, exp. 17 December 2030, DOB 14 March 1989) - tenant 1,
OLGA UZHVE (550446739, exp. 11 November 2030, DOB 18 March 1986) - tenant 2,
EKATERINA NETUPSKAYA (531285592, exp. 29 March 2027, DOB 21 October 1988) - renter,

for the rent of the 3 bedroom house with garden located at the address:
Gang Ky Tasak 8, Jalan Pengubugan, Kuta Utara, Bali, Indonesia 80361.

Under this rental agreement, tenant 1 and tenant 2 agree to rent the above-mentioned house with the furniture and
technics for the rental period of 1 year, starting on 13 May 2024 ending on 13 May 2025,
with a rental amount of 125,000,000 IDR (one hundred twenty five million Indonesian rupiah).

Payment terms:
- The advance payment of 60,000,000 IDR (sixty million Indonesian rupiah)
has been paid latest on 24th of January 2024 (payment proof is attached to this rental agreemenet);

- The balance payment of 65,000,000 IDR (sixty five million Indonesian rupiah)
has to be paid latest 7th of May 2024.

Payment to be done in cash to the renter or via bank transfer to the following bank details:

Renting terms:
1. Tenant 1 and tenant 2 agree to the following terms:
1.1 Take a good care of all house furniture and equipment and inform the renter if any will be damaged within the
rental period.
1.2 Pay monthly the following bills: electricity, wifi, garbage fee, banjar fee.
1.3 Inform renter in case of subleasing the above mentioned house to third parties, prior to confirming the sublease
agreement.

2. Renter agrees to the following terms:

2.1 Provide the house to the tenant in a ready to live, working and good condition with no damaged items. Condition
of the house should be agreed by all parties not later than 7 th of May 2024.
2.2 Take care of water pump issues and roof problems.

Tenant 1 and tenant 2 acknowledge reading and understanding of this agreement. Tenants 1 and tenant 2 signatures
below are indicating acceptance of all terms and conditions of this rental. The rental agreement comes in 2 copies:
tenant’s copy and renter’s copy.
