NOTIFICATION

NO.GH/V/ 4S of 2018/ EDB-102016-3629-L: WHEREAS the Government of Gujarat has in

the public interest, published variations vide Notification No.- GH/V/31 of 2018/ EDB -
102016 - 3629 — L, on dated.31.03.2018 in the sanctioned Comprehensive General
Development Control Regulation-2017 notified vide Notification No.- GH/V/269 of 2017/
EDB - 102016 - 3629 — L, on dated.12.10.2017(hereinafter referred as CGDCR) for area
covered under the jurisdiction of The Gujarat Industrial Development Corporation,
Gandhidham Development Authority, Urban/Area Development Authorities, municipalities
and area covered under gram panchayats which are notified as development area covered
under The Gujarat Town Planning and Urban Development Act — 1976.

Now, therefore, the Government of Gujarat hereby proposes the variations in CGDCR under
sub-section (1) of section-116A as schedule as follows: -

Calls upon any person to submit suggestion or objection, if any, with respect to the
proposed variations made in CGDCR, as per schedule to the Principal Secretary to
Government of Gujarat, Urban Development and Urban Housing Department, Sachivalaya,
Gandhinagar, in writing, within a period of two months from the date of the publication of
this notification in the Official Gazette.

SCHEDULE
At page No.36, in regulation No.1.1.6, The words after the figure “12/10/2017” to be
deleted.
At page No.113, in regulation No.8.4.2, Table No.8.4.1 following proviso is added,
“Provided that road side margin for building unit area up to 1000 sq.mts and/or height upto
25mt abutting on road width above 30.00 mt and upto 45.00 mt shall be 6.0 mts for D1-
RUDA”.
At page No.114, The words “ 3.0 mt from the plot boundary or as per side margin
regulation. Whichever is higher” shall be replaced as “3.00 mt. in case of building height up
to 25.0 mt. and 6.00 mt. in case of building height more than 25.0 mt.”
At page No.115, Table No.8.4.3 following proviso is added,
Provided that for D1-RUDA, for DW-3 minimum side & rear margins for Building unit up
to 500 sq.mt and Building height up to 16.50 mt shall be as under:

At page No.121, in regulation No.8.4.7.1.c,
The words “100 sq.mt.” shall be replaced by “150 sq.mt.”
At page No.135, in regulation No. 8.12.1.15 following proviso is added,
” Provided that for building unit area up to 2000 sq.mt. or building height less than and
equal to 25 mt., ramp in margin shall be regulated as per clause no. 8.4.7.6 ”

e In Regulation No. 21.2.5.1 the words “200 sq.mt.” shall be replaced by “1000 sq.mt.”
e In Regulation No. 21.2.5.2 the words “5.0 mt. x 10.0 mt.” shall be replaced by “3.5 mt.
x 7.5 mt.”
© In Regulation No. 21.2.5.2 the words “floor area” shall be replaced by “carpet area”
e = The following word shall be added at the end of clause-4 of regulation no. 21.2.5.
“and shall be considered as a part of parking area.”
