A MIXED-USE BUILDING AIMS TO COMBINE THREE OR MORE


USES INTO ONE STRUCTURE SUCH AS RESIDENTIAL, HOTEL, RETAIL,
PARKING, TRANSPORTATION, CULTURAL, AND ENTERTAINMENT.
WHATEVER THE COMBINATION, IT BRINGS TOGETHER SEVERAL
USES WITHIN EITHER ONE BUILDING OR A SMALL AREA. VERTICAL
MULTI-STORY BUILDING IS A TYPICAL MIX OF APARTMENTS ON THE
UPPER LEVELS AND RETAIL OR OFFICES AT STREET LEVEL.

A. CONDO UNIT DESIGN AND AMENITIES

A.1 LOBBY AND RECEPTION

• THE AREA AT A BUILDING'S ENTRY IS CALLED A LOBBY OR


FOYER. A HALL IS A SIZABLE SPACE THAT ACCOMMODATES
A LOT OF PEOPLE AND IS USED FOR GATHERINGS, MEALS,
AND PERFORMANCES OF MUSIC OR DRAMA, AMONG OTHER
THINGS. A LOUNGE IS A SPACE USED TO WELCOME GUESTS
OR FOR RELAXING (EMERT, 2022).

A.2 LOUNGE AREA

• A LOUNGE, ON THE OTHER HAND, IS DEFINED AS AN


ESTABLISHMENT THAT SERVES BEVERAGES AND OFTEN

ACCORDING TO RULE 12 SECTION 1207 TABLE XII.1 GENERAL


REQUIREMENTS FOR OCCUPANT LOADS AND EXITS, BUILDINGS WITH
MORE THAN 1 STOREY HAVING AN OCCUPANT LOAD OF MORE
THAN TEN (10) WILL HAVE A MINIMUM OF 2 EXITS. FOR
DORMITORIES, THE UNIT AREA PER OCCUPANT WILL BE 18.60 SQ.
METERS. THE WIDTH OF THE EXITS IN METERS SHALL NOT BE LESS
THAN THE TOTAL OCCUPANT LOAD SERVED DIVIDED BY 165. THE
2 EXITS WILL BE PLACED NOT LESS THAN 1/5 OF THE PERIMETER
AREA FROM ONE ANOTHER. 45 METERS WILL BE THE MAXIMUM
DISTANCE OF THE EXITS IF THE BUILDING HAS NO SPRINKLER. THE
WIDTH AND HEIGHT OF THE DOORS SHOULD HAVE A MINIMUM
DIMENSION OF 0.90M X 2.00M. SPECIAL DOORS ARE NOT
ALLOWED; EVERY EXIT DOOR SHOULD HAVE IMMEDIATE ACCESS
TO AN EGRESS FROM THE BUILDING. CORRIDORS SHALL PROVIDE
EXIT ACCESS WITHOUT PASSING THROUGH ANY INTERVENING
ROOMS OTHER THAN CORRIDORS, LOBBIES, AND OTHER SPACES

BUILDINGS WITH MORE THAN FIFTY (50) OCCUPANTS WILL


HAVE A MINIMUM WIDTH OF 1.10M. THE RISE OF EVERY STEP WILL
HAVE A MAXIMUM OF 0.20M AND THE RUN WILL HAVE A MINIMUM
OF 0.25M. HOWEVER, IN WINDING STAIRWAYS THE MAXIMUM WIDTH
OF THE STAIRS IS 0.20 FROM THE SIDE OF THE STAIRWAY AND
THE MINIMUM WIDTH OF THE RUN IS 0.15M. LANDINGS SHALL NOT BE
REDUCED IN WIDTH BY MORE THAN 0.10M BY A DOOR WHEN
FULLY OPEN. HANDRAILS SHALL BE PLACED NOT LESS THAN
0.80M NOR MORE THAN 0.90M ABOVE THE NOSING OF TREADS.
