Crescent Bay Facility Director

Summary:  PASHA Property Management LLC is looking for a highly experienced candidate to
fulfill the position of Crescent Bay Facility Director.

Job responsibilities:  Develop and maintain a long‐term beneficial relationship with all tenants to ensure
continued and future business;
 Prepare, review, and adjust financial budgets, systems, and processes and monitor
performance against budget;
 Develop and implement approved procedures and systems across all business
centre functions to ensure smooth co‐ordination/cooperation among various
internal departments to facilitate business needs and deliver positive customer
and tenant experiences;
 Prepare plans and schedules for regular and periodic maintenance in conjunction
with relevant department heads and follow up on quality and execution;
 Resolve complaints and demands of tenants and work to remove the causes of the
complaint and respond to their requests within the legal and contractual
obligations;
 Embrace and execute the company's vision, mission, and beliefs;
 Complies with and enforces all company policies and procedures;
 Handling all tenant complaints and concerns;
 Coordinates turns, make‐readies, and move‐out process;
 Maximize financial performance including year over year Net Operating Income
(NOI), revenue growth, and other income;
 Maintain expenses in line with budget;
 Oversee collection of rent, ancillary income, and bad debt;
 Provide professional and positive leadership to team members;
 Respond to action items and goals identified on monthly property inspections;
 Prepare monthly reports;
 Prepare annual budgets;
 Participate in strategic planning;
 Vendor Relations;
 Accurately track and forecast recurring capital expenses;
 Assist project managers in capital project planning, tracking, and forecasting;
 Ability to assimilate and analyze information pertaining to market and economic
conditions that may impact community goals;
 Ability to assess financial performance and accurately forecast future financial
performance;
 Excellent communication, time management, and customer service skills;
 Effective leadership, mentoring, and coaching skills.

Position Requirements:  A bachelor’s degree in business administration, commerce, management, and


operations management;
 5+ years of professional experience in non‐industrial facility administration/
management with a proven track record of successful projects and cases;
 5+ years of professional experience in residential and commercial real estate
leasing and tenant management;
 Experience managing complex projects, involving multiple stakeholders, partners,
and agencies;
 Excellent communication skills in Azerbaijani and English, both written and verbal;
 Strong planning & organizational skills;
 Good working knowledge of financial and people management processes;
 Customer Service Oriented;
 Ability to handle stress (peaks in workload and frequent deadlines);
 Strong familiarity with first‐ring suburban demographic trends, and challenges;
 Knowledge of or interest in building technology and technical issues;
 Ethical behavior, honesty, high awareness, continuous learning, and the pursuit of
innovation in order to meet the high expectations of our company.
