Attractions Design Consultancy Services

Particulars

Following the completion of the Detail Design stage the Consultant shall
produce a comprehensive tender pack of design information to be used in the
tender and appointment of the construction contractor(s).
The Tender Documentation shall be complete in all respects addressing all
disciplines in sufficient detail for the tenderers to submit competitive bids, and for
the successful tenderer to build from. The tender documents should include
pricing options and allow alternatives to be explored.

The Consultant shall provide advice and assistance to the Client in the
prequalification and selection of tenderers.

The Consultant shall attend meetings with the Client and other consultants to
discuss the draft tender documents.

The Consultant shall assist the PMC in the preparing the tender scope of works
documents required for the tender RFP.

The Consultant shall prepare replies to tender queries relating to the Tender
Documents raised by Tenderers and incorporate into an Addendum to the Tender
Documents.
The Consultant shall attend and participate in Tender Clarification Meetings to
be held with Tenderers following the receipt and evaluation of the Tenders.

The Consultant shall review all tenderer’s queries, in collaboration with the
other consultants, if any, and prepare appropriate answers for the Client’s and
project manager’s approval.

Tender Evaluation: The Consultant shall assist the PMC in the review of the
technical proposals submitted by the Tenders and report to the Client thereon
together with recommendations. (Minimum of 5 Contractors will be tendered)
The Consultant shall ensure the timely deliveries of the documents, packages,
nominations and proper Tender Schedules, to avoid delay.

The Consultant shall prepare all the technical documentation required for the
contract award package, this package shall incorporate all amendments resulting
for tender queries, omissions or errors identified during the tender process in order
to produce a final set of design information that will be used in contract award
package.

The Consultant shall prepare all technical documentation required for


construction tender and contract award purposes including without limitation
drawings, specifications, and schedules.

ARCHITECTURE

Provide all coordinated architectural drawings and documentation to include as minimum (but not limited to):
· Site development plan;
· Dimensioned Floor and Enlarged Plans (Tagged Furnitures, Wall Finishes and Fixtures);
· Roof plans;
· Reflected ceiling plans (showing all MEP final Fixes and Dimensioned);
· Exterior and interior elevations (with Finishes Tagged and Dimensioned);
· Building sections,
· Detail sections of exterior walls,
· Typical details,
· Flashing details,
· Control Joint definition and details (Coordinated with Structural Design).
· Plan enlargements;
· Wall sections,
· Openings and window schedule;
· Door and hardware schedule,
· Fire and life safety plan “FLS”,
· Signage
· Miscellaneous details,
· Details of window / façade building maintenance and cleaning system;
· Architectural fitting out plan,
· Vertical circulation plans, sections, details, etc.
· Toilet and ablution plans, sections, details, etc.
· Circulation plans, internal ramps, access and egress plans and sections;
· Complete finishes schedule & specification details.
Provide final mock-ups or sample boards as required.
INTERIOR DESIGN & THEMING
Provide all coordinated interior design drawings and documentation to include as minimum (but not limited
to):
· Floor finishing layout plan;
· Interior elevations (Finishing Tagged and Dimensioned);
· Coordinated reflected ceiling plan (Showing all MEP Final Fixtures and Dimensioned);
· Enlarged ceiling plans and Fixng details;
· Electrical information plan (Including M/E outlets on Elevations with Heights),
· Wall sections & details (Tagged)
· FF&E layout, specification and details plan;
· Decorative lighting schedule & details;
· Light fitting layout plan, inclusive of fixing details;
· Lighting control schedule & operational details;
· Door & window Details
· Door & window schedule;
· Sanitary ware schedule;
· Ironmongery schedule;
· Joinery and millwork details (Fully Dimensioned and Tagged).
· Carpentry and millwork schedules.
· Update of existing renderings (8 Renders)
· Artist’s impressions / colour renderings of areas of specific importance;
· Final interior signage layout plan, detailed fixing details, schedule of finishes. (signage in Arabic and English)
· Complete FF & E schedule & specification details report.
Provide final approved mock-ups or sample boards for interior finishes as required.
Provide all details related to the Theming Concept use for the attraction, including:
· Theming Layouts
· Theming elevations, sections, reflected ceiling plan.
· Theming material selection.
· Theming to all Attraction Exhibits
· Theming structural requirements.
· Theming specialist lighting.
· Theming AV & Show systems. (if applicable)
· Theming to any additional areas deemed required by the Client during the schematic design stage.
STRUCTURAL/ CIVIL/ MARINE
Provide all coordinated structural drawings and documentation to include as minimum (but not limited to):
Final piling layout plan / ground improvement plan (if different to plans submitted in Developed Design);
Foundation & structure reinforcement plans;
Detailed plans, sections and details of Attractions
Structural slab General Arrangements, indicating all openings above 200mm in longest dimension, levels
indicating SSL & FFL and finish requirement;
Slab / staircases / track & ramp plans & sections details;
Beam elevations / sections & reinforcement details;
Beam & column schedule;
Plans and descriptions of all control joints.
Layout plans and design details for any retaining structures;
Final Loading schedule;
All final structural calculations;
Specifications for all materials and workmanship;
Details of any temporary works considerations assumed within the structural design;
Final ETABS / BIM model approved by local Authority
MEP

Provide all coordinated MEP design drawings and documentation to include as minimum (but not limited to):
a) Electrical
· Final electrical load schedule supported with local and international codes and regulations;
· Site layout showing proposed locations and details of major MEP plant areas, risers and generator rooms;
· MLV and HV electrical room details– plans / sections / elevations;

· Fixture design (i.e. faceplates) cross-referenced and coordinated with the Interior and architectural design documents;
· Earthing schematic drawings and details, supported with technical calculations for earthing resistivity values;
· Emergency lighting drawings & schematics;
· Fire alarm drawings, details & schematics;
· Power / low current schematic diagrams;
· Floor plans indicating distribution power requirements, including wiring, panel boards, outlets, telephones and communication
connections;
· Floor plans indicating lighting requirements, including light fixtures, types and location of wiring and switches, cross-referenced
to Interior design documents.
b) Information Technology & Communications
· General description of proposed system and equipment;
· Floor plans showing the location of IT rooms;
· Floor plans showing the containment for communications & data;
· Schematic riser details for the structured cabling systems;
· verall plans for the wireless access coverage plans, including proposed software and interface design for staff / visitors /
customers;
· Schematic diagrams for the audio / video systems;
· Floor plans for the background music systems and / or PA systems;
· Rationale for redundancy and backup systems
c) HVAC and Smoke Management with CFD Analysis.
· Floor & roof plans, showing coordinated ductwork;
· Floor plans indicating HVAC system requirements, sizes, double line duct layouts and locations of fire and smoke dampers with
their fire rating;
· Enlarged MEP and AHU room plans and sections;
· District cooling interface details (if applicable), including equipment, connection and ETS room details;
· Riser and distribution diagrams, showing pipe and duct sizing, flow quantities and control systems;
· Equipment performance schedules;
· CFD analysis for any other spaces as required.
· Control diagrams for all HVAC systems, including specifications and design cross referenced with interior design;
d) Plumbing, Drainage & Water Supply
· Floor plans indicating plumbing requirements, pipe sizes and collection systems;
· Enlarged floor plans of toilets and wet areas, indicating location of fixtures, piping, valves and connections;
· Riser and distribution diagrams for domestic hot and cold-water supplies, grey water and drainage collection systems.
· All design calculations and assumptions as revised to incorporate changes arising during Design Development to local
regulations, ASPE and BS requirements, and/or as required by the Client;
· Drainage (storm, sewage and condensate) layout plans and details;
· Water supply layout plans;
· Plantroom, storage tank and riser location and connectivity diagrams;
· Enlarged MEP and storage tank details, plans and sections;
· Schedule of sanitary ware and washroom accessories (cross-referenced with Interior design and architectural design as
applicable)
· Specialty systems design specifications / calculations for grey water, solar heating, swimming pools, water features etc. (as
applicable).
c) Fire Fighting Systems
· Complete riser and distribution diagrams for firefighting protection systems, showing pipe sizing, flow quantities and control
systems.
· Floor Plans, indicating location and other fire protection devices;

· Sprinkler system plans and typical details cross-referenced and coordinated with the interior design and architectural packages.
· Fire extinguisher cabinets and distribution requirement plans, cross referenced with architectural and interior design
documents;
· Enlarged equipment layouts for fire protection systems;
· Control diagrams including a complete sequence of operation for all systems with control points, inclusive of isolation value
locations coordinated and cross referenced with interior design and architectural design.
· Plant room and storage tank plans, details and sections (as required);
· Equipment performance schedules.
Materials schedule, manufactures lists and detailed specification for all MEP equipment and networks, as
required.
CROWD MOVEMENT, CIRCULATION, ERGESS & INGRESS
Finalized crowd movement.
Plans, sections and documentation to include, but not be limited to:
• Longitudinal sections;
• Cross sections;
• Detailed sections;
• Lighting design;
• Wayfinding signage;
WASTE MANAGEMENT
Final Waste Management Strategy, including updates to final calculations.
Provide building and site-wide plans indicating waste collection and recycling points.
Provide plans and specifications for any garbage chute designs, confirming coordination with other disciplines.
If waste compactor or other equipment required, provide equipment layout Drawings and specifications.
SAFETY & SECURITY
General description of proposed system and equipment, based on Developed Design including any remaining steps to complete the full
incorporation of security requirements and avail final and full approvals in regard to the security design.
Overall security plan rationale and overall site plan of security features and facilities.
Site and building floor plans showing the location of security rooms and connected networks.
Detailed equipment location plans
Design of security rooms, including CCTV monitor / control room, police rooms etc.
Design and specification of CCTV systems.
Equipment schedules (including all device specifications and electronic security system specifications).
Installation details (must include field device installation details).

Trade coordination diagrams showing clearly the responsibility of each trade contractor responsible for security system installation.

Design of critical system provision for the security system.


Overall coordinated plans for security & IT systems showing the interface between these systems and control protocols, highlighting
connections to the BMS system (if applicable).
ACOUSTIC ENGINEERING
Completed acoustic report, demonstrating how all recommendations have been incorporated into the different design disciplines and
providing any operational concerns or issues to be noted. Please provide as a minimum:
• Details of the level of acoustic design for wall and floor sections, demonstrating compliance with international and local
authority standards.
SIGNAGE & WAYFINDING
The Consultant shall prepare final drawings and specifications based on approved Developed Design documents, setting out in detail the
wayfinding and signage requirements for the project, as follows:
• Final wayfinding location plans for all areas of the project, cross referenced to a sign schedule;
• Full individual signage design and message system based on typical signage types, incorporating all wayfinding graphical
information;
• Typical sign design, including mounting details and finishing materials, and full coordination with other design disciplines, cross
referenced as appropriate;
• Cross referenced and coordinated requirements for lit or illuminated signage, including screens;
• Cross referenced and coordinated requirements for signage requiring data network connection;
• Provide mock-ups or samples for signage as required.
ATTRACTION SPECIFIC DELIVERABLES
Complete design details, locations, plans and sections for all attractions.
Schedules and specifications of all attractions with details of preferred manufacture.

• Entrance shop front theme
• BOH location and layout

referenced in the drawings are to be submitted.
