641402.that in consideration of the rents hereby received and of the terms and
conditions and covenants of the lease contained herein, the OWNER hereby agrees to.

2.RENT
The rent payable by the Tenant for the SCHEDULTD PREMISES all be a sum of

3. DURATION

5. TAXES, DEPOSITS, ASSESSMENT CHARGES
The OWNER shall pay all taxes, deposits, assessment charges and other outgoings
including corporation charges & shall keep premises free from all encumbrances.
6. ELECTRICITY & TELEHPHONE CHARGES
The Tenant shall pay directly to the concerned authorities tire electricity and telephone
charges utilized for their own use as per the actual meter reading during the period of

7. NATURE OF USE PERMITED
Not to store any combustible material or articles prohibited under law in the "scheduled
Property" and to use the "scheduled Property" only for carrying on the business medical
and other related Business

‘The Tenant shall not be entitled or permitted to assign, transfer, underlet or sublet the

‘9. MAINTENANCE
‘The tenant shall keep the SCHEDULED PREMISES in a fit and proper state.
‘The TENET shall cary all necessary minor repairs maintain and service the heaters air

The TENENT shall not do any structural erections or alterations inside the premises
without the written consent of the OWNER,
10. HANDING OVER POSSESSION.
‘The TENANT shall deliver back the vacant possession of the SCHEDULED PERMISES
to the OWNER immediately upon the term or on earlier termination if any, in good and
tenantable conditions without any damage upon which the OWNER shall should not
claim any compensation from the OWNER while handling over the possession.
