ITEM DESCRIPTION

MAINTENANCE OF CIVIL & STRUCTURAL COMPONENTS

Preventive maintenance

The scope shall include checking, cleaning, testing, servicing and


necessary routine works to ensure all components/ system are in good
conditions

SEWERAGE LINES, MANHOLES AND DRAINAGE

Sewerage Line, Manholes and Drainage (All Area)

To do monthly service and inspection of


a) Sewerlines and manholes
b) Rainwater gutter and clean any blockage
c) Perimeter drain and clean any blockage, weeds and rubbish

To clear any blockages at wash basin or floor trap inside building unit

To clear any blockage/debris from floor trap to Rainwater Down Pipe to


make flow in good condition at floor buildings

To engage specialist to clear blockage at sewerlines, manholes and


drainage lines

Servicing for blockages and unblock clogged drainage system/ perimeter


drain using water jet

To engaged specialist to carry out quarterly servicing of discharge piping


from stall outlet to the grease trap

To carry out twice a month servicing grease trap - 4 nos

To supply, maintain and service bio tech cleaning enzym for grease trap - 5
litre/ drum @ 3 drum/ month
To provide workers, tools and equipment to carry out bulk rubbish/
garbage/ waste from each block building to rumah sampah as per P.R.
instruction

Grilles and Steel Structure Painting


Paint a two layers of oil paint on grilles including cleaning and scraping

Paint a layer anti rust and two layers enamel paint including cleaning and
scraping works

To paint railing at basement parking with one coat of antirust paint and two
coats of exterior metal paint with gloss appearance, excellent durability and
fungus resistant including cleaning and scraping works as directed and
approved by P.R.

WATERPROOFING

Repair seepage using Cementitious Method including hacking existing tile


and cemet render layer, lay two layers of waterproofing types including
ponding test, relay new cement render and floor tiles (for toilet & balcony)

Repair seepage using Epoxy Refinishing Coating Method (for toilet,


balcony and etc)

Resurface water proofing with 'Arcylic based water proofing UV coating" for
water tank floor

Replace damaged, defective or missing 3mm thick bituminous roofing


sheet

Resurface water proofing use "Bituminous Membrane Layer" 4mm


thickness for roof top area including accessories for installation and
ponding test approved by P.R

PU Injection

Repair seepage using PU Injection Water Proofing Method including


punched wall or slab for preparation of planting packers size 100mm and to
pumping polyurethane fluid based (low viscosity) on it including re-open
100mm packer after it has hardened for 12 hours and close it with cement
and finishing works (for wall, slab, etc have seepage problems)
