TO ALL TO WHOM THESE PRESENTS SHALL COME I, YOGARAJAH YOKILAS
(Holder of National Identity Card bearing No.910053766V) of No.151, Vihara Mawatha,
Kolonnawa in the Democratic Socialist Republic of Sri Lanka (hereinafter called and
referred to as the said “Vendor” which term or expression as herein used shall where the
context so requires or admits mean and include the said YOGARAJAH YOKILAS his heirs
executors and administrators)

-: S E N D G R E E T I N G S :-
WHEREAS under and by virtue of Deed of Transfer bearing No. 912 dated 15th
May 1999 attested by D. K. Silva of Kegalle Notary Public, the said Vendor became the
lawful owner and seized and possessed of and or otherwise well and sufficiently entitled
to all that divided and defined allotment of land marked Lot B depicted in Plan No. 9504
dated 27th July 2007 made by Saliya Wickramasinghe, Licensed Surveyor morefully
described in the Schedule hereto.

AND WHEREEAS the said Vendor now agreed with JEGANNATHAN NICHOLOUS
DILAN (Holder of National Identity Card bearing No. 944329876V) of No.51/4, G.P.
Mawatha, Kolonnawa in the said Republic of Sri Lanka (hereinafter called and referred to
as the said “Purchaser” which term or expression as herein used shall where the context
so requires or admits mean and include the said JEGANNATHAN NICHOLOUS DILAN his
heirs executors administrators) for the absolute sale transfer and assignment of the said
land and premises marked Lot B depicted in Plan No. 9504 dated 27th July 2007 made by
Saliya Wickramasinghe, Licensed Surveyor morefully described in the schedule
hereto(hereinafter sometimes referred to as “the said land and premises”) at or for the
price RUPEES SIX MILLION (Rs. 6,000, 000/=) of lawful money of Sri Lanka.

NOW KNOW YE AND THESE PRESENTS WITNESSES THAT the said Vendor in
pursuance of the said agreement and in consideration of sum of RUPEEES SIX MILLLION
(Rs. 6,000, 000/=) of lawful money of Sri Lanka well and truly paid by the said Purchaser
to the said Vendor (the receipt whereof the said Vendor doth hereby admit and
acknowledge) doth hereby sell grant convey assign transfer and assure unto the said
Purchaser and their respective heirs executors administrators and assigns the said land
and premises marked as Lot B depicted in Plan No. 9504 dated 27th July 2007 made by
Saliya Wickramasinghe, Licensed Surveyor morefully described in the schedule hereto
together with all and singular the rights ways liberties easements privileges servitudes
and appurtenances whatsoever to the said premises belonging or appertaining thereto
or usually held occupied used or enjoyed therewith or reputed or known as part and
parcel thereof or be appurtenant and all estate right title interest property claim and
demand whatsoever of the said Vendor of into upon or out of the same and every part or
portion thereof.

TO HAVE AND TO HOLD the said land and premises marked Lot B depicted in
Plan No. 9504 dated 27th July 2007 made by Saliya Wickramasinghe, Licensed Surveyor
morefully described in the schedule hereto with the buildings soil trees plantations and
everything else standing thereon is hereby conveyed and assigned or expressed or
intended together with all and singular the rights and appurtenances whatsoever thereto
belonging unto the said Purchaser and their respective heirs executers and
administrators absolutely and forever.

AND the Vendor doth hereby for himself and his heirs executors administrators
and assigns covenant and declare with and to the said Purchaser and their respective
heirs executors administrators and assigns and that the said land and premises hereby
sold and conveyed are free from all encumbrances and other charges whatsoever and
that the said Purchaser and their aforewritten shall and will all times hereinafter
peacefully and quietly possess and enjoy the said land and premises hereby sold and
conveyed and shall receive the rent income and profits thereof without any interruption
or disturbance from the said Vendor or any person or person lawfully claiming any rights
or title hereto under or in trust for the said Vendor and that the said Vendor further
covenants with and to the said Purchaser and their afore written and that as far as the

said Vendor is aware no proceedings have been taken or commenced under the provision
of any written law in force in the Republic of Sri Lanka for the vesting or acquisition or
requisition of the said land and premises hereby sold and conveyed or any part or portion
thereof and that the said Vendor shall and will at all-time hereafter warrant and defend
the title to the said land and premises and every part or portion thereof unto the said
Purchaser and their aforewritten against any and every person or persons whomsoever
and shall and will at all times hereafter at the request of the said Purchaser or their
aforewritten at his cost and expense do and execute or caused to be done or executed all
such further and other acts deeds assurances matters and things whatsoever as shall or
may be reasonably required by the said Purchaser or their aforewritten for further and
more perfectly assuring and vesting the said land and premises unto the said Purchaser
or their aforewritten.

AND the Vendor doth hereby further covenant and declare that the said land and
premises are not vested in or the subject of any Notice of Acquisition by any Local or
provincial Authority or other Government Authorities in Sri Lanka in pursuance of or
under any law or enactment of the Government of the said Republic of Sri Lanka and that
the Vendor’s right to sell convey and dispose of the said land and premises are not in any
way affected by any Statutory Law in Sri Lanka.

IN WITNESS WHEREOF the said Vendor and the said Purchaser doth their signatures
and place their thumb of left hand impressions hereunto and two others of the same tenor
and dates as these presents set their hands at Colombo on this Fifth (5th) day of
September Year Two Thousand and Twenty Three (2023).
THE SCHEDULE ABOVE REFERRED TO:-
ALL that divided and defined allotment of land marked Lot B depicted in Plan No. 9504
dated 27th July 2007 made by Saliya Wickramasinghe, Licensed Surveyor of premises
presently bearing Assessment Nos.151 and 151A (formerly No.173) Kolonnawa Road
situated at Egoda Kolonnawa in the Grama Niladari Division of Kolonnawa-512 in the
Divisional Secretary Division of Kolonnawa and within the Urban Council Limits of
Kolonnawa in Aluthkuru Korale South in the District of Colombo Western Province and
which said Lot B is bounded on the NORTH by Lot A hereof, on the EAST by Premises
bearing Assessment No. 71, Vihara Mawatha, on the SOUTH by Vihara Mawatha and on
the WEST by Premises bearing Assessment No. 51, Vihara Mawatha and containing in
extent FOUR PERCHES (A0–R0–P04.00) as per the said Plan No. 9504 and registered
under Volume/Folio F56/87at the Land Registry of Kaduwela.

ATTESTATION
I, JOSEPH BENERAJ RAGUL Notary Public of No. 16A 1/1, Pereira Lane, Colombo 06
in the Judicial zone of Colombo do hereby certify and attest that the foregoing
instrument having been read over and explained by me, the said Notary, to the
executants within named the Vendor- Yogarajah Yokilas (Holder of National Identity
Card bearing No.910053766V) and the Purchaser- Jegannathan Nicholous Dilan
(Holder of National Identity Card bearing No. 944329876V) who signed this deed
“illegibly” and “illegibly” and affixed their thumbs of left hands impressions in the
presence of Ratnasingam Ushani (Holder of National Identity Card bearing
No.96234456V) of No. 45, Vihara Mawatha, Kolonnawa and Kathiresan Karthika
(holder of National Identity Card bearing No.89344567V) of No.789, Meeraniya
Street, Colombo 12, subscribing witnesses hereto, and who signed “illegibly” and
“illegibly” respectively and the same was signed by the said Executants, the said
Witnesses and also by me the said Notary in my presence and in the presence of one
another, all being present at the same time at Colombo on this 5th day of September
Two Thousand and Twenty Three (2023).
And I certify that the said Purchaser Jegannathan Nicholous Dilan and firstly named
witness Ratnasingam Ushani are known to me and the said Vendor and secondly
named witness are not known to me and I have checked their identity by the
inspection of their National Identity Card and prior to the execution of the foregoing
instrument, I have inspected the identity card of the executants.
And I further certify and attest that I have affixed hereto recent photographs of the
executants to the original of the deed and that the stamp duty to the value of RUPEES
TWO HUNDRED AND THIRTY NINE THOUSAND (Rs.239,000/=) was paid to the
credit of the Western Provincial Council in the State Bank of People’s Bank in proof
of which the original of such stamp duty paying in slip No. 159793 dated 05/09/2023
is affixed to the duplicate and the copy to the Protocol and the original of this
instrument bears an adhesive stamp of the value of Rs. 1/=.
And I further certify that the within mentioned consideration was paid in my
presence by the Purchaser to the Vendor.
And I also certify that I have renewed my License for the year 2023.
