KNOW ALL MEN BY THESE PRESENTS THAT I, AMBALAVANAR AATHI (Holder
of N.I.C No bearing 786517678V) of, No 50/1, Robert Gunawadene road, Colombo 04
(hereinafter calling myself the Obligor) am held and firmly bound unto AMUTHAVANAN
SIVAKARTHIKEYAN (Holder of N.I.C No. bearing 793414875V) of No. 82, Wilson
Avenue, Colombo 6 (hereinafter called the Obligee) in the sum of RUPEES TWO
HUNDRED AND FIFTY THOUSAND (Rs. 250, 000/-) of lawful money of Sri Lanka for
money borrowed and received by me from him the said Obligee at the execution of these
presents (the receipt whereof I do hereby admit and acknowledge) and therefore hereby
renouncing the benificium non numerate pecunie do engage and bind myself to pay on
demand unto the said Obligee or to his heirs executors administrators and assigns the
said sum of Rupees Two Hundred and Fifty Thousand (Rs. 250 000/-) with interest
thereon at and after the rate of Twenty Four per centum (24%) per annum to be
computed from the Fifth (5th) day of each and every month during the existence of this
Bond.

AND for securing the payment of the said amount with the interest accruing
thereon I, the said Obligor do hereby specially mortgage and hypothecate to and with the
said Obligee and his aforewritten as a First or Primary Mortgage free from any
encumbrances whatsoever the property with all the estate, right, title, interest, property
claimed and demand whatsoever therein and thereto and in the Schedule hereinafter
written fully and particularly described.

AND I the said Obligor do hereby covenant and declare with and to the said
Obligee and his aforewritten that I shall not nor will at any time hereafter during the
continuance of the Mortgage effected by these presents lease out or Mortgage the
aforesaid premises hereby mortgaged and hypothecated or commit any act or deed
whereby or by reason whereof the rent income or issues thereof may be in anywise
encumbered without the consent in writing of the said Obligee or his aforewritten having
been first had and obtained thereto and that any such lease mortgage or encumbrance
without such consent in writing shall be absolutely null and void.

AND I do hereby declare further to engage and bind myself my heirs, executors
and administrators for the true performance of this obligation.

IN WITNESS WHEREOF the said Obligor and Obligee doth their signatures and
place their thumb of left hand impressions hereunto and two others of the same tenor
and dates as these presents set their hands at Colombo on this Fifth day (5th) of
September Two Thousand Twenty Three(2023).

ALL that allotment of land marked Lot A called KOSWATHA bearing Assessment No. 26,
Dias Avenue, Ratmalana East within the Urban Council and now within the Municipal
Limits of Dehiwala Mount Lavinia in the Palle Pattu of Salpiti Korale in the District of
Colombo Western Province and which said Lot A is bounded on the NORTH by Dias
Avenue, on the EAST and SOUTH by Assessment No. 1B, Dias Avenue, property of MR.
P. Silva and on the WEST by Assessment No. 4, Dias Avenue property of Mr. P.Perera
and containing in extent Thirty Seven Perches (A0-R0-P37) according to Plan No. 200
dated 13th May 1979 made by J. Karriyaperuma Licensed Surveyor and registered in
Volume/Folio 56/59 at the Colombo Land Registry.

I, JOSEPH BENERAJ RAGUL Notary Public of No. 16A 1/1, Pereira Lane, Colombo 06 in
the Judicial zone of Colombo in the Democratic Socialist Republic of Sri Lanka do hereby
certify and attest that the foregoing instrument having been read over and explained by
me, the said Notary, to the within-named executants the Obligor AMBALAVANAR AATHI
(Holder of N.I.C No bearing 786517678V) and the Obligee AMUTHAVANAN
SIVAKARTHIKEYAN (Holder of N.I.C No. bearing 793414875V) who signed this deed
“illegibly” and “illegibly” and affixed their thumbs of left hands impressions in the
presence of Viththiyananthasothi Kumaravadivel (Holder of National Identity Card
bearing No.86234456V) of No. 45, Vihara Mawatha, Kolonnawa and Sinnathamby Sheron
(holder of National Identity Card bearing No.89344567V) of No.789, Meeraniya Street,
Colombo 12, subscribing witnesses hereto, and who signed “illegibly” and “illegibly”
respectively and the same was signed by the said Executants, the said Witnesses and also
by me the said Notary in my presence and in the presence of one another, all being
present at the same time at Colombo on this 5th day of September Two Thousand and
Twenty Three (2023).
And I certify that the Obligor is known to me and the Obligee is not known to me and the
witnesses are known to me and I have checked their identity by the inspection of their
National Identity Card and prior to the execution of the foregoing instrument, I have
inspected the identity card of the Lessor, Lessee and Witnesses.
And I further certify and attest that the Stamp Duty of Rs. 250/- was paid to the Peoples
Bank Main Branch to the credit of the Commissioner General of Inland Revenue bearing
the Receipt No.35426907 and attached to the Duplicate of this Instrument on 05.09.2023
in confirming the said payment and the Original bears one (1) stamp to the value Rs. 1/=
and that the said stamp was supplied by me, the said Notary.
And I further certify and attest that the within mentioned consideration sum of RUPEES
TWO HUNDRED AND FIFTY THOUSAND (Rs. 250,000/-) was not paid in my presence.
However the Obligor acknowledges the receipt of the said consideration from the Obligee
prior to the execution hereof.
And I also certify that I have renewed my License for the year 2023.
