We are proud of this property and we hope that your living experience here will be pleasant and
comfortable. The support and cooperation of you, as our tenant, is necessary for us to maintain our
high standards.

This is your personal copy of our Policies and Rules. Please read it carefully as it is an integral part of
your rental agreement. When you sign your rental agreement, you agree to abide by the policies and
rules for this rental property, and they are considered legally binding provisions of your rental
agreement. If you have any questions, please contact us, and we will be glad to help.

This document is the apartment agreement dated 2nd of February 2022, by Orange Park Florida,
the landlord An American nationality, and holder of the identity no.US5961650, is the owner of the
flat located on Park Village Apartment.
Property Address: PARK VILLAGE APARTMENT.

Exhibit:-

a. In the interest of Shontivia Mullins hereinafter the Tenant, the partial rent of this property
that is intended to meet the need for temporary housing'
b. The contract is granted in accordance with what is established in the Civil Code and will be
governed by what is available in the same and by the agreement in this document.
c. New policies and rules or amendments to this document may be adopted by the Landlord
upon giving 30 days written notice to the tenant. The apartment is fully furnished and contains a one
bedroom apartment, bathrooms, kitchen and living room.

Payment, Duration and Termination:


a. The rent is $1,195.00 (One Thousand One Nighty Five Dollars) Monthly (All taxes,
utilities, all are included with the rent. The bills included with rent are Water, Internet,
Phone, Disposal and TV, the one month payment to be made right after the signing of this
apartment agreement.

b. The Tenant should pay the initial payment of $850 (Eight Hundred Fifty Dollars) for the
performance of the obligations in this agreement, such Deposit is refundable and to be
returned at the end of Tenancy.

c. The duration of the lease is for determination, beginning on 08th of February 2022 ending 3rd
June 2023.

d. Each party should be entitled to notify the other, with 30 days as notice prior to the expiration
da the also the leasing termination date regarding determination.

Rent: Tenant is expected to pay the initial payment rent days of $850 as the first deposit.
Insurance: The Landlord insurance coverage offers no protection for the Tenants personal property
or any liability claims against the Tenant. The Tenant should obtain Renters Insurance coverage for
fire, water, wind, vandalism, theft, earthquake, tornado or other damage. This includes your vehicles,
furnishings, and all other personal property.

Safety/Security: Safety and security is the sole responsibility of each Tenant and their guests.
Landlord or their agent assumes no responsibility or liability, unless otherwise provided by law, for
the safety or security of the Tenant or their guests, or for injury caused by the criminal acts of other
persons. Tenant should ensure that all doors and windows are locked at all times, and Tenant must
immediately notify Landlord if any locks become inoperative. Tenants should turn off all appliances
when departing from the Premises and notify the Landlord when leaving for an extended period.
Tenants shall not smoke in bed or within the home use or store any combustibles on the Premises.
The grounds should be maintained. The Fire Pit area (if provided) will be cleaned out and ashes
properly disposed of at the end of each month. No garbage, spare parts, empty propane containers or
other items shall be present or will be removed at the Tenants expense.

You are to sign at the bottom of the letter and send it back to Landlord for verification. Once the
tenant signs the letter he agrees to all terms and conditions of the lease agreement.
