This deed made and executed by and between:

WHEREAS, the VENDOR is the registered owner of a parcel of land located at -

WHEREAS, the VENDOR is desirous of selling the above-mentioned parcel of

land to the VENDEE who is likewise desirous of purchasing the same;

NOW THEREFORE, for and in consideration of the sum of

of which is hereby acknowledged by the VENDOR from the VENDEE, the VENDOR by
virtue of these presents, do hereby SELL, TRANSFER and CONVEY the above-
mentioned parcel of land in a manner absolute and irrevocable unto and in favor of the
VENDEE, his assigns and successors in interest, all the VENDOR'S rights, interest and
participation over a portion of the above-mentioned real property.

The VENDORS warrant that they have the right to sell the above mentioned
property by virtue of these presents; and that they hold a good valid and registerable
title thereto.

The VENDORS shall execute, deliver, and submit to the BUYERS all such further
documents and instruments as may be necessary in order that the title over the above
mentioned property shall be transferred to and in the names of the VENDEES.

The VENDEE shall pay for the capital gain tax, documentary stamp tax, transfer
tax, registration expenses, notarization fees and all other miscellaneous expenses
related to the transfer of the title in their names.
