CONTRACT OF LEASE

KNOW ALL MEN BY THESE THAT:


This Agreement, made and executed on this 11 th day of February 2024, at the City of Trece Martires,
Cavite, by and between:
ABIMILECH DC. ANOLA, M.D., of legal age, American citizen, with the postal address at 2243 F.
Munoz Street, Barangay 732, Malate Manila, represented in this act by mother, ELENIDA C. ANOLA,
and hereinafter referred to as the LANDLORD, and REYR S. PEREZ, likewise of legal age, Filipino
citizen, married to Joy Anne V. Perez, with postal address of Block 3 Lot 5, Phase 2, Regina Ville 2000
Subdivision, Barangay Inocencio, Trece Martires City, Cavite and hereinafter referred to as TENANT,
evidences that the parties have agreed as follow:

1. In consideration of the rent and the tenant’s covenants hereinafter reserved and contained, the
LANDLORD hereby demises and leases to the tenant a certain residential house situated in
Block 12, Lot 35, Phase 2, Regina Ville 2000 Subdivision, Barangay Inocencio, Trece
Martires City, Cavite, belonging to the LANDLORD registered in the Office of the Registry
of Deeds of the Province of Cavite.

To hold to the TENANT for the term of one (1) year, commencing on March 1, 2024 to
February 28, 2025. Yielding and paying therefor during said term at the rate of One Hundred
Eight Thousand Pesos (P108, 000.00) for one year, which shall be payable in advance.

2. The TENANT hereby covenants which the LANDLORD as follows:


a) To keep the leased premises in good and habitable condition, making the necessary
repairs and painting inside and outside the house;
b) Not to make alterations and improvements on the premises without the written consent of
the LANDLORD, and, in case of such authorized alterations and improvements on the
premises, any and all such improvements shall become the property of the LANDLORD at
the expiration of the lease;
c) To use the premises as a private dwelling only and not for any purpose, nor to construct
or maintain for the dwelling of any animals, detrimental and obnoxious to the neighborhood;
d) To surrender or yield up quietly and peaceably, to the LANDLORD the premises with all
the fixtures, such as the tenant’s fixtures at the termination of lease in the same condition in
which he shall have found them, ordinary wear and tear, reasonable use, and other
unavoidable losses accepted;
e) To pay from time to time during the term of lease of this lease, all charges for water,
electric current and homeowner’s dues and such other services in the leased premises;
f) Not to assign or sublease the premises hereby leased or any part thereof without the
written consent of the LANDLORD, any breach of this condition shall be a ground for
termination of this contract at the option of the LANDLORD; and
g) To permit LANDLORD or his agents to enter and view the condition of the premises at
reasonable hours and in a convenient manner.

3. The LANDLORD hereby warrants the peaceful possession and enjoyment of the leased
premises by the TENANT.

4. In case the premises or any part thereof destroyed or damaged by fire or any unavoidable
casualty so as to unfit for use and occupation, the rent shall be proportionately reduced and
adjusted, or the lease contract terminated, at the option of the LANDLORD.

5. Should the TENANT violates the terms and conditions of this contract, the LANDLORD
shall have the right to eject the tenant from the premises, and to collect and recover from him
all damages.

6. It is further agreed that the TENANT shall be responsible for all the acts and omissions of his
family, servants, etc., and any and all other persons by him allowed access to the lease
premises.
7. In case of court litigation by virtue of any breach of the terms and conditions of this contract
on the part of the TENANT, the LANDLORD shall be entitled to collect liquidated
damages, attorney’s fees exclusive of cost legally taxable.

the City of Trece Martires, Cavite, by and between:

Contract of Lease, duly signed by the parties including their instrument witnesses, and acknowledged to
me that the same is their own free and voluntary act and deed.
