EXECUTIVE SUMMARY OF FINDINGS

Peoples Land Development Corporation is seeking planning outline for a site development plan

on land at Barangay Dallag which is within the Arakan Valley, Cotabato area. The proposed project,

titled: VILLA SENIORITO II VILLAGE had a total land area (as per title) of 24,725 sq. m.

This study shows the Land Allocation Data, Subdivision Scheme, Vicinity Map and/or etc., this

also shows the socio-economic benefit costs and/or all information needed in the project land area.

The identification of areas with favorability and restrictiveness in the development of residential

surfaces represent and useful instrument for local and regional planning, local authorities, as it can help

avoiding emplacement conflicts at local level. The analysis was based on a series of attributes extracted

from topographical maps and aerial images, and considered to be of major impact upon residential

surfaces, such as: public services, incompatible functions, road infrastructure, existent residential

surfaces, forest, and water surfaces and soils characteristics.

Introduction

Land Development is a complex and highly coordinated series of activities that requires and
appreciation of the needs and desires of the individuals, the community and the land developer. The
overall scope and unique characteristics of the land development process must be fully understood, since
attempts to short-circuit the process usually result in increased cost and an extended project duration.
The purpose of this study is a Residential Development plan that is concerned with providing safe,
serviceable, and affordable residential structures and associated facilities. As a percentage of total land
use, residential development is the predominant type of development activity and includes, single-family
homes, multi-family homes, and manufactured homes. A single family dwellings one housing unit that
is constructed on a single building lot. A multi-family dwelling consists of a several attached units, such
as, twin homes, townhouses, and apartment complexes. Manufactured housing is a factory-built,
completely finished unit that is that are moved to a site rather that constructed on site.

METHODOLOGY

STUDY AREA

Arakan is a Third class municipality of the Philippines located on the southern part of Mindanao in
the South Cotabato region. Its capital is Batangas City and it is bordered by the city of Davao to the east
and Quezon to the east. Across the Verde Island Passages to the south is the island of Mindoro and to
the west lies the South China Sea. The province has a land area of 3,119.75 sq. kilometers or 1,204.54
sq. miles. Dallag, Arakan is a combination of plains and mountains, including the famous Arakan Valley
and mountain ranges, with in an elevation of 600 meters, located in the middle of the Mindanao

Lake. Other important peaks are Mt. Matigol, Arakan Valley, Mt. Saag, Mt. Sinaka; KABIKU or
Kabalantian, Binoongan, and Kulaman; and Mt. Kimamulig/Mahuson. The Municipality Arakan is a
4,024.73-hectare territory that represents the southern end of the Central Mindanao Cordillera and serves
as home to the Manobo indigenous people.

The main institutional framework for environmental governance in Arakan is the municipal
government and its 28 component barangays where the project is located. Realization of the
development targets hinges on the effectiveness of its leadership in directing and coordinating all local
action, from development policy and planning to program/project implementation.

SOCIO ECONOMIC BENEFIT

There is 6 identified socio economic benefit of the project. First, there will be more
money spent in the local. The project will give the people to create livable residential areas in
the suburban. Thus, residents will purchase local commodities and go beyond the bare
necessities to buy local foods, have an easier access to existing merchandise in the barangay.

Second, It will make more jobs for the locals. The project is situated in a highly potential
local economic zone wherein the lot owners can either build business, lease the property or
create opportunity to have the locals employed and get paid. This will increase the job
opportunities within the area.

Third, the after effect of the project will have healthier economy in the barangay. The
increase in population will also increase the economic growth of the barangay. The quality of
living will increase as the financial opportunity increases. Thus, environmental threats will be
lessen as people can afford both basic and medical needs.
Fourth, the project will also improve government infrastructure. With more residents
able to pay property taxes, local government can request funds for local development for
infrastructure or basic emergent needs.

Fifth, this will make way to have better opportunities for investing in the future. A stable,
affordable property is the foundation for everything else. It gives children the chance to
establish healthy habits and focus on their goals and education. Generationally, this has
massive impacts on educational achievement, economic output, and creating opportunities for
residents to give back to their communities.

Lastly, the project will increase the property value of the neighboring agricultural land as
the residents improve their area to become livable and geared towards building socialized
housing. The increase on improvement of the area will also increase the property value even
higher compared to areas undeveloped or unprecedented.
