Points to note

In order to attempt such a question learners need to understand the Model Building By laws of 1977 together the local
council building by- laws on building lines for the high density suburbs since they vary from one local council to another.
Learners must be able to produce a detailed site plan showing Boundary lines and its relative measurements, the
building lines with their relative measurements. For example Norton might consider building line for front side to be at 3m,
backside at 2m while building line for sides to be at 1.5m. Harare differs with Norton only on the backside were Harare
uses 2.1m instead of 2m. Other councils with different building line variation includes Chegutu and Zvimba RDC.

A site plan should show the following details:


1. scale
2. indicate North
3. adjacent stand numbers
4. Adjacent boundary wall measurements
5. Building line measurements according to the demands of the question.
6. Correct layout of the plinth area occupied by the house.
7. Drainage and municipality sewer connection point.
8. Show the road and if need be indicate the width of the road ( ROAD 12m)

NB. 1. High Density varies from 150sqm to 400sqm and commonly used BL (front 3m, Back 2m and sides 1.5m)
2.. Medium Density ranges from 400sqm to 1000sqm and commonly used BL (front 5m or 9m,
Back 3m and sides 3m)

3. Low Density suburb ranges from 1000sqm - 4000sqm and commonly used BL (front 9m or 10m,
Back 3m or 5m and sides 3m or 5m)
