Coelho expired on 30/08/2023 and 17/01/2016
respectively, leaving behind 5 children namely:

beneficiary of the said flat as per his Last Will &
Testatement dated 6th January, 2021 and accordingly
the said flat is bequeathed in the following ratio as per
the said Will:

Judith Nita Coelho, aged: 55 years, Occupation: Service, currently residing at- 302, Raeeyan Apartment, Hall Village, Christian Village, near Aman Apts, Landmark-Kothari Jewellers, Kurla West, Mumbai 400070 to act as our CONSTITUTED ATTORNEY in our name and on our behalf to do the following, acts, deed, matters and things amongst others viz
1) To pay or allow all taxes rents, charges, dues expenses
and all other payments and outgoing whatsoever due and payable or which may become due and payable by 6
us in any account in connection with the said Flat or
and part thereof to the Corporation, Society/Apartment or to the any other Govt. or Non-Govt. body.
2) To exercise all powers, discharge rights, duties,
functions, privileges, benefit and to do other acts of any nature whatsoever which we may be or become empowered or required to exercise or to do in respect of the said Flat or any part thereof herein mentioned or otherwise howsoever.
3) To find the prospective licensees for the said flat and to
decide and finalise the deposit and the License fee and any other pecuniary amount etc., i.e. to be received from the prospective licensees in respect of the said flat and to tender and acknowledge the receipts thereof.
4) To sign and execute the Agreements for Leave and
License of the said flat and to sign any Affidavit /Declaration /Undertaking / Indemnity Bond/ No Objection/Application and/or any other documents that may be required to be executed for effectively giving the said flat on leave and License basis.
5) To present the aforesaid Agreement of Leave And
License for registration and to admit execution and receipt of deposit/License fee/any other pecuniary 7
amount before the Sub-Registrar of Assurances/Notary
and to have the said Agreement for Leave And License Registered and also to lodge and tender any other affidavit, declaration etc., before the Notary or any other concerned authorities.
6) To handover the vacant possession of the said flat to
the prospective Licensees and to pass possession receipts thereof.
7) To terminate the agreements for leave and License if
found necessary and to obtain vacant possession of the said flat and to refund the deposit/License fee/any other pecuniary amount to the Licensee.
8) To take legal action against the prospective Licensees if
found necessary in the event of any dispute with them and to take all the steps necessary in order to obtained vacant and peaceful possession of the said flat.
9) To do all the acts, deeds and things which our said
attorney shall consider necessary for giving the said flat on leave and license basis to the prospective Licensees as fully and effectively in all respect as we could do the same ourselves.
10) AND GENERALLY, to sign all letters, correspondences,
documents and to execute and perform any other acts, deeds, matters or things whatsoever which ought to be 8
executed or performed or which in the opinion of the
said attorney ought to be done executed or performed in or about any commitments or whatsoever nature and kind as fully and effectually to all intent and purposes which we could do it ourselves, being our intent and desire that all matters and things respecting the same shall be under full better and more effectually doing effecting any of the several matters and things aforesaid we do hereby give and grant unto our said attorney full powers and absolute authority from time to time to appoint one or more substitute or substitutes and delegate all or some of the powers contained in this power of attorney to such substitute or substitutes or be at pleasure in remove and to appoint another or others in her place.
