This extrajudicial settlement with absolute sale entered into by and among
the following:

W I T N E S S E T H:

2. Lot with improvement located at Brgy. San Juan, San Ildefonso, Bulacan with
a lot area of ONE HUNDRED EIGHTY-SEVEN (187) SQUARE METERS
and with TRANSFER CERTIFICATE OF TITLE NO. T-193458 issued by
the Registry of Deeds for the Province of Bulacan and more specifically
described in the Certified true copy of the TCT attached as Annex “B”.
WHEREAS, all taxes, including the Estate Tax, shall be paid for by the HEIRS-
SELLERS to have the said title transferred;
WHEREAS, all shares in the real property having been acquired through a
gratuitous title, the same are not part of the Absolute Community Property or Conjugal
Partnership of Gains as provided for under the Family Code of the Philippines and
therefore considered as the separate property of each of the HEIRS-SELLERS;

NOW, THEREFORE, for and in consideration of the foregoing premises, the
parties have agreed as follows:
4. THE HEIR-SELLER also warrants that the subject property is free from
any and all liens and encumbrances whatsoever and that there is no pending, threatened
or imminent action or controversy, whether administrative or judicial, involving or
affecting the above-described property.
5. All outstanding real property taxes, if any, Estate taxes, Capital Gains tax
shall be paid by the SELLER, transfer taxes, and Documentary Stamp Taxes shall be for
the account of the BUYERS.
