 BIOGRAPHICAL DATA

I Shilla C.Paraguya was born on October 15,1987 at Andili, Mawab Davao de oro

, the youngest daughter of Mr. Victoriano Manija Paraguya(deceased) and Mrs. Claudia

Siton Paraguya .

I finished my Elementary and High School at Andili Mawab Davao de oro,I took up

and finished a vocational course of Computer Programming at ACES Technical Institute

of Nabunturan Foundation in 2004, I also finished a Bachelor of Science in Nursing at

Brokenshire Collage in 2011 at Madapo Hills Davao City and now a graduating student

of Bachelor of Science in Real Estate Management at Lyceum of Alabang Manila.

In preparing this narrative report , I want to extend my heartfelt gratitude to

everyone who contributed to my learning journey.

Firstly , I’d like to thank my OJT mentors Mr. JARVIE H. GANTALAO,REB AND

MRS. JULIE ANN M. GANTALAO,REB the CEO and Founder of Pinoy Estate Realtors

here in DAVAO CITY, for their unwavering support and guidance.

Secondly, to Lyceum of Alabang Institution where I am studying and continuously

growing as a Bachelor of Science in Real Estate Management student, to all professors

for giving me an opportunity to be educated.

And lastly, to our Almighty God father who always protect ,giving me strength and

knowledge .

Pinoy Estate Realtors, founded by power couple Jarvie Harlem Gantalao and Julie Ann

Mercado-Gantalao, began with less than 20 members in 2018.

FROM its humble beginnings in 2018, this homegrown realty group is now emerging as

one of Davao’s top realties with its growing members who are now becoming top real-

estate professionals.

They started small. During the global pandemic, they conducted a series of intensive

training in Tagum City, Mati City, and Davao City. When the pandemic ended, the realty

grew so much to a level we never expected,” adding it all started when he and his wife

decided to build a team after they got married in 2017. Rooted in its purpose of helping

individuals who are determined to try their fate in the challenging yet bullish real estate

industry, Pinoy Estate Realtors prides itself on their group’s Pinoy Estate Realtors.

seller in the industry” .

With this, the realty organized a recognition and pinning ceremony for its members as a

way of acknowledging the hard work and dedication poured in by its members for the

past months and years. Dubbed “Gabi ng Parangal”, the event was held at the Grand

Regal Hotel in Davao City in August 2023.

creates value for members which converts to more client trust, and higher sales volume.

Above all, it’s our way of saying their efforts will never go unnoticed.

and downs but what kept them standing is their apt mindset and attitude towards

During my on the job training I constantly encountered dealing with difficult clients

who eagerly want or need a low prices but in progressive location .

RECOMMENDATION

Building a reputation as a real estate specialist is an important part of developing a

career in real estate and growing business. Pinoy Estate Realtors is one on top realtors

here in Davao City. This realty company is highly recommended to all clients who are

willing to invest , become a leaders and sellers , they always maximizing the real estate

opportunity to everybody who are willing to learn and become a part of the team.

CONCLUSION

My conclusion based on the problem mentioned above I would prefer my clients

to buy a pre selling area , in order for them to take a lowest prices, because if the area if

already improved and developed the price will also increase , because in investing

realty property there is always appreciation of value.

 SUMMARY

Being a first timer Real Estate Specialist there is always a feeling of “Fear of Rejection”

by saying “No” especially to those negative persons or clients, but if we really love and

value our work we continue to educate clients ,help them home buyers find and buy a

new home or commercial space ,we guide clients through negotiation processes to get

top dollar for their property when selling, our duties and responsibilities as a real estate

specialist is to assist with the rental ,purchase or sale of industrial ,commercial or

residential property, wes manage everything from searching for properties that meet the

needs of clients and preparing contracts to scheduling viewings and making property

listings. Real estate specialist or real estate sales person does similar work to a real estate

broker, but brokers are licensed to manage their own a real estate businesses. Real estate

agents must work with real estate brokers.
