AGREEMENT FOR DESIGN AND CONSTRUCTION SERVICES

THIS CONTRACT FOR DESIGN AND CONSTRUCTION SERVICES is made this 20 day of February,
2024, by and between Leslie C. Lomarda, Filipino, of legal age, and resident of Mirasol,
Alamada, Cotabato, hereinafter referred to as “OWNER” and
Ar. Lady Valerie Cartera, Filipino, of legal age, and resident of Blk 12 Lot 12 Farland Extension,
Dumoy, Davao City, hereinafter referred to as “CONTRACTOR”

WHEREAS, the OWNER is the registered owner of a parcel of land with TCT No.___ situated in
Rangayen, Alamada Cotabato and desires to build a one-storey residential house building (the
“EXHIBIT A”) thereon;
WHEREAS, the CONTRACTOR warrants being qualified to perform the work specified herein.
NOW, THEREFORE, in consideration of the mutual promises and premises herein contained, the
Owner and Contractor agree to meet and satisfy all terms and general conditions of this
contract as follows.

I. SCOPE OF WORK

1.1.1 General Responsibility

Generally, Ar. Lady Valerie Cartera will provide all planning, design,
architectural services required for the proper design and for all other
services necessary for the completion of the Project design. The Contract
Documents are integral to this Agreement and are incorporated by
reference. Ar. Lady Valerie Cartera is responsible for ensuring that a copy
of these Contract Documents is consistently available at the project site
throughout the duration of the work.

1.1.2 Responsibility with respect to Design

In fulfilling its obligations under this Section, Ar. Lady Valerie Cartera shall
employ appropriate specialties for proper preparation of the Project
drawings and specification, including structural, mechanical, electrical,
civil and such other specialties as are reasonably required. All such
professional services shall be performed by appropriately Philippines
licensed personnel. Ar. Lady Valerie Cartera takes responsibility for the
proper performance of such architectural services.

The Architect shall prepare, and the client shall approve the following:

a) 2D Architectural Drawings and necessary documents for application of


Building Permit, Developer Requirements and Bank loan applications.
b) Develop Preliminary Schematic Drawings for approval by the owner.
c) Prepare a 3D Rendered Exterior Perspective
d) Upon owner/client’s approval, the firm shall prepare the following:
