TABOR AND MATERIATS CONTRACT AGREEMENT

This contract agreement is being made between the CONTRACTOR, JMc RooFtNG spEctAUsT and the
CLIENT, MR: MANUET GABINETE on this day, for the continuation of the construction of their
UNit, IOCAIEd At BLOCK 21 LOT 6 KABAHAR ST.IOSPINOS SUBDIVISION BRGY PASONG BUAYA 2 IMUS CAVITE

The client and the contractor may each be referred to in this agreement individually as a "PARTY" and
collectively as the "PARTIES".

The PARTIES agree as follows:

1. Description of Work. CONTRACTOR shall perform the work as specified in the SCOPE OF WORK and
in accordance with CLIENT's contract plans and specifications.

2. Contract Price and Payment. The CLIENT agrees to pay the CONTRACTOR the total amount of P 930,2SO.OO
Payment of this amount is subject to additions and deductions in accordance with any mutually agreed changes
and/or modifications in the work. Payment will be made by the CLIENT according to the following PAYMENT

a P 180.fir0.00 - First payment, for labor and materials ( April 1To May 31 )

Masonry works, windows fabrication, plumbing works

a P 218,000.m - Second payment, for labor and materials (June 3 to June 14 )

Steel works, Tinsmith works

oP - third payment, for labor and materials (June 17 to July 5 )

Carpentry works, Electrical woqks, Painting works, finishing touches

o P 132,250.00 - payment for project completion (July 7 )

3. Notice of Completion. Work under this agreement shall begin once the complete materials have been
delivered to the project location. Upon completion of the work, the CONTRACTOR shall notify the OWNER that
the work is ready for final inspection and acceptance and the CLIENT shall make the final payment right after
inspection and upon signing the Notice of Completion.

4. Materials and Labor. CONTRACTOR shall provide and pay for all labor and equipment including tools,
construction equipment, machinery, transportation, all other facilities, services and all materials
necessary for the completion of the work. All materials shall be in good quality and new not unless the contract
documents require or permit otherwise. C0NTRACTOR may substitute materials only with prior written
approval of the CLIENT. All the materials that are not specified in the agreed contract price and will be
personally bought by the CLIENT and will be used for the project will be the sole responsibility of the CLIENT and
will not be covered under warranty by the CONTRACTOR.
5. License and Permit. The CLIENT shall obtain all licenses and permits necessary for the proper completion of
the work as well as the cost that goes with it.

6. Law and Regulation. CONTRACTOR shall perform the work in a workmanlike manner and in compliance with
all applicable local laws and ordinances as well as the Homeowners'Association and barangay regulations.

7. Warranty. The CONTRACTOR shall provide a WARRANTY certificate after the acceptance of the Notice of
Completion by the CLIENT. The CLIENT will be given a 6-month warranty for which all issues that will arise from
the work done by the CONTRACTOR as specified in the contract will be repaired and fixed.
