We offer for sale a complex property located in Arges County, at a distance of 160 km from Bucharest, 40 km
from Pitesti, 30 km from Curtea de Argeș and 25 km from Câmpulung. Access is via the DC 229 asphalt road,
the property being located approximately 2 km from the main road.The property was close to the foothills of
the Iezer-Păpușa Mountains, mountains in the Carpathian range, the major southern group, the Southern
Carpathians. Its highest point is Vârful Roșu in the center of the massif, with an altitude of 2,469 m. The Iezer-
Păpușa Mountains stretch between the courses of the rivers Dâmbovița to the East and Râul Doamnei to the
West. In the area where they spring, there is the Mezea-Oticu peak, the peak through which the Iezer-Păpușa
Mountains communicate with the Făgăraș Mountains. In the inner part of the massif is the Râușor Dam, behind
which the Râușor Reservoir was formed, fed by the Râușor and the Târgului River. At the altitude of 2135
meters, below the peak of Iezerul Mare, inside the massif is the lake Iezeru Mare, a glacial lake located in a
caldera guarded by bare and wild peaks. On the other side of the massif, there are 2 smaller glacial lakes, the
Boarcăs lakes, located below the Roșu peak.

The activity is carried out through a travel agency that provides over 90% of the turnover on the basis of a
contract.
The business that we propose refers to the transfer of the activity with the existing heritage, including the
contract with the travel agency that will ensure the clients and the turnover for the next period.
The business is mainly carried out with groups of students who participate in the various activities in the
amusement park. From this point of view, we can say that approx. 8 months/year, according to the calendar of
the school year, the leisure park is visited by 105 groups/month (25-30 students/group), respectively 840
groups/8 months. A group of students pays an average of 7000 lei, to which is added the individual
participation in various activities and for which an additional fee is paid.
In the other 4 months of the year, when the students are on vacation, the facilities are available to the general
public, including the accommodation facilities. Also, during the vacations, camps are organized for students.
The estimated turnover per year, at a capacity of approximately 70%, is approx. 1,700,000 euros.
Salary expenses (3 permanent employees + animating collaborators) amount to approximately 30,000 lei /
month, respectively 6,000 euros.
