This Agreement to sell is made on day of between :-

1. Mr. Ashish Mathew (Aadhar No. 6904-4911-1876) S/o Late Sh. Benny Mathew and Mrs. Adviza
Mathew (Aadhar No. 8824-4464-6059)
(Hereinafter referred to as the Seller/ owner) of the one part.
AND

2. Mr. Ashok Kumar Solanki (Aadhar No. 3943 6987 9134) S/o Mr. Dhara Singh and Mrs. Satya Solanki
(Aadhar No. 4620 8670 1830) W/o Mr. Ashok Kumar Solanki
R/o Dayanand Nagar, Shamli, Uttar Pradesh – 247776
(Hereinafter referred to as the purchaser) of the other part of this agreement;

Whereas the above said seller is the absolute owner of the


Flat No. GAM-152, Newtown Heights, Sector 86, Gurgaon - 122004 and the said seller has provided some
fittings, fixtures and furniture in the above said flat.

And whereas the above said seller has agreed to sell the mentioned fittings, fixtures, furniture
(as per annexure I & II) provided in the above said flat to the said purchaser and the purchaser has also
agreed to purchase mentioned fittings, fixtures, furniture (as per annexure I & II) from the said seller
and both the parties have agreed with each other on the following terms and conditions:-
Now this deed further witness as under :-

1. That the total sale price of the mentioned fittings, fixtures and furniture (as per annexure I & II)
provided in the said flat, has been fixed of Rs. 21,35,000/- (Twenty-One Lakh Thirty Five
Thousand only).

2. That the fixed sell price of Rs. 21,35,000/- (Twenty-One Lakh Thirty-Five Thousand Only) for
the mentioned fittings, fixtures, furniture (as per annexure I & II) is excluding the fixed
Agreement to Sell price of the said property of 1,06,15000/- (One Crore Six Lakh and Fifteen
Thousand only).

3. That the said purchaser has paid to the seller sum of Rs. 21,35,000/- (Rs. Twenty-One Lakh
Thirty-Five Thousand only) through Bank Transfer as earnest money against the sale of
mentioned fittings, fixtures, furniture (as per annexure I & II) provided in the above said flat and
the said seller hereby acknowledges the receipt of the same.

4. That the said seller shall deliver the physical possession of the mentioned fittings, fixtures,
furniture (as per annexure I & II) provided into the said flat to the said purchaser at the time of full
and final payment in good condition.

5. That in case the purchaser backs out from this bargain then his earnest money shall stand forfeited
in favor of the seller and in case the seller backs out from this bargain then they will be liable to
refund to the purchaser double of the earnest money.

That this agreement to sell is made in duplicate, original will be kept by the purchaser and
copy of thereof by the seller for their records.

In witness where of both the parties have set their hands on this deed at Gurgaon, on the
day, month and year mentioned above, date, month and year in the presence of witnesses.
