RIGHT TO RENT
In order to rent a property in the UK, all applicants over the age of 18 must prove that they have the
right to do so by producing acceptable documentation. We will obtain and check all adults original,
acceptable documents before allowing them to occupy the property. All copied documentation will be
retained securely as necessary for the tenancy and will need to be checked in the presence of the
holder for verification purposes. Please refer to the Right to Rent leaflet we have provided, showing
the full list of all acceptable documents.
Please note that a Driving Licence is not an acceptable form of proof of your Right to Rent in the UK.

DEPOSIT REGISTRATION
Deposits paid by Tenants must by law be registered with a Government approved deposit protection
scheme within 30 days of receipt or the start of the tenancy, whichever is the sooner. If the property
is managed by Sheldon Bosley Knight we will register and submit your deposit to the Tenancy Deposit
Scheme. If the Landlord has chosen to manage the property himself, we will transfer the deposit to
him to register with his chosen scheme.

RENEWALS
We will contact you 2-3 months before your tenancy is due to expire to discuss your options.

RENT REVIEWS
The rent will be reviewed annually in conjunction with the current market conditions and prevailing
CPI. This will normally be actioned at the time of renewal.

PETS
Pets are not permitted in any property without prior consent from the Landlord. If agreed, we will
require you to sign a Pet Agreement. The property will need to have a full professional clean at the
end of the tenancy including carpets, curtains and all soft furnishings.

SMOKING
Smoking is prohibited in all our properties.

DISCLAIMER
